location is good, close to town centre
this hotel requires serious refurbishment works, rooms are small, no double glazed windows (the hotel is right on a busy road!), old furniture, quirky, no restaurant on site, no wifi in hotel rooms, decor and carpets are very, very old, breakfast wasn't special either, no healthy options, no good coffee. In reality it looks different than on the pictures. Overall overpriced. I wouldn't go back.

Lack of communication regarding dietary needs. Even though asked for and clearly stated on the booking form the kitchen were unprepared for a dairy free diet!

Breakfast & the staff here were ok.
The room was small & intolerably hot. The window was small & provided little ventilation or light. The ceiling fan was so noisy even on slow speed that it was impossible to hear the TV which had a low preset max sound level. Would have been nice to have the fan on all night but the noise was too much. We asked for a room change but were refused even though there were unoccupied rooms at the time. The dining room was open for breakfast but not for lunch or dinner. Apparently it was closed at those times for redecoration although there was no decorating going on at any time.

Tired, no wi fi in my room
Small bed on a slight slant with an old mattress, not as bad as it sounds, but not good. Slightly shabby decor in places
ceiling had water stains due to leaks from roof, which got damp when it rained. faulty taps in bathroom as well as the shower head wouldn`t stay up right. No fan in the room after being told that there was one in our room...??? came down for breakfast, to find that we had to wait for the self serve breakfast to be replenished, to add insult to injury...no bowls for the cereal, which we had to wait for too. Oh, when ordered toast, they left it at the hot plate, when everyone else`s was taken to their table...!!!

Hotel needs a face lift
I was in a refurbished room which was OK though debatable if it was value for money.
I only booked because it had a restaurant. To be told when I arrived that it was closed and needing to go out to eat (always frustrating when you're on your own - even as a man) was not good. I could (and would) have booked more modern, air conditioned hotels without a restaurant.
Staff were friendly & attentive. Room was clean. Varied serve yourself breakfast dishes. Hotel sticker given for car as public parking was used. Nice park at rear of Hotel.
No Lifts which meant climbing two flights of stairs to the second floor. Corridor steps could have better indication. Shower not in good working order. TV useless. Bed clean but uncomfortable.
It was better than sleeping in a tent. Breakfast was nice.

Location is very good - just round corner from the town centre with good size car park
- there was no food available other than breakfast even though restaurant is listed in facilities -we were not informed that there would be a wedding while we were staying - this affected our access to facilities and was noisy -wi-fi access is almost non-existent - hotel is in desperate need of refurbishment it is very shabby

Generally poor condition - worn carpets, decor etc and restaurant not available.
Very friendly, helpful Receptionist. Our room was one of those which had been refurbished, with a modern bathroom.
The common areas are looking a bit shabby and tired, in need of a re-fit.

No lift so we had to carry cases up two very steep flight of stairs. The breakfast was disgusting, tinned tomatoes and mushrooms, no milk with coffee. The waitress was more than useless and unhelpful The door key card kept losing the information which meant a long walk back to reception. The morning receptionist made being unhelpful an art form as did the rest of the staff The place is very rundown not to be recommended at all.

booking.com website indicated the hotel was 15 miles from leicester. when calling the hotel to check they confirmed this and advised a taxi fare to be in region of £15 - £20. in reality the hotel is 25 miles from centre of leicester and the taxi fare was £40...i would not have booked a stay at the hotel if i had known it was £40 to get to leicester
