“ Great! This hotel seems to have a very long history, which you can enjoy the oldest lift. But its room is quite clean and facilities are enough. The best service I think is its free breakfast. Delicious and adequate. Also its location is perfect, which is near to the most places, like railway station, city center and market street. ”

The location right in the city. Front desk staff were friendly and efficient. Bed and bath linen was clean. This is an old hotel that should exude charm and character. Instead, it came across as a dowdy, minimally serviced establishment, sorely in need of a bit of TLC. It needs redecorating and cleaning more thoroughly than a quick vacuuming and a flick of a duster. The dining room staff on a Sunday morning were more concerned with following each other round and chatting, rather than dealing with the guests. We were not even asked to disclose our room number, nor were any other diners that I could see.

Friendly and accommodating staff. Good sized rooms. Cental location. Reasonable price. Very old lift which broke down when we needed to bring luggage down to leave.

the staff were very friendly and helpful We felt the hotel was very dated and weary. Wallpaper peeling from wall. Unable to open window to let fresh air in. Room extremely warm and uncomfortable even with heating off. Quite a dingy room, and made me feel as if I did not want to spend any time in it

The customer service (the staff were lovely); the accomodating service (I was allowed to check in 2 hours early; at no extra cost, as I was attending an afternoon wedding; the comfy bed, the fabulous old lift!

Excellent value, very good breakfast, very adequate room, friendly staff and convenient location. A little noisy outside at night. Toilet seat was not properly cleaned when I arrived (I had to clean it)

It was very, very cheap and nicely located in the city centre. It had a bit of a fawlty-towers vibe to it. The matress was very, very bad, (slanted and all spirals could be felt) and it was not possible to black-out the room so waking up was at 6:00.

The royal kings arms was a very quaint hotel with lots of character, the staff where very friendly and polite and would help with any request, the breakfast was ample and very fresh. Lancaster is a great city to visit and the royal kings arms offers the best location to stay at Lancaster, all in all we had a great stay at the royal kings arms and would recommend it to anybody, if I visit Lancaster again I would definitely stay here again. The decor and the hotel itself was quite dated and could certainly do with an upgrade, but it was clean and tidy and to be fair it adds to the character of the place.

Staff were absolutely excellent. Bev on the front desk was warm welcoming and very happy to help us with whatever we needed. Room was everything you need and was suitable for a family of 2 adults a 2 year old and 1 year old. Breakfast was included and lovely. The only drawback was down to other guests leaving the lift doors open so we were repeatedly stuck on the 4th or ground floor with 2 babies and a double buggy! Perhaps clear instructions given at check in would help? Very minor niggle.

Location and budget friendly The elevator is dependant on the doors being manually closed on each floor. A bit of exercise did no harm, but this might not be the case for the elderly. I would still stay here every time in Lancaster.
