The decor and room was shabby and not cleaned very well, the tea tray/table was covered in crumbs. The whole building smelt of dog. I will be staying there again.

On arriving looked run down and inside needs updating. Expected better accommodation for the price.

Booked 2 single rooms, but on arrival were told by the owner that none were available and offered a double room. Only given single rooms on insisting that we had booked them and showing her the booking form. No milk or hairdryer in room and told to go without. Window cracked, dirty and had old cobwebs round it. Bedside light faulty, it flickered and crackled. Shower didn't work and in my sisters room the toilet cistern leaked and had the sound of running water all night keeping her awake. Owner was totally unhelpful and didn't live on the premises. Very bad experience in a very run down hotel, This hotel was nothing like its description on the internet.
I would advise anyone that this hotel is the PITTS -- you would be more comfortable and cleaner in your own car!!!!!! YOU HAVE BEEN WARNED This "hotel" should come with a health warning.
The location was good and the bed was comfortable.
The lady who greeted us didn't seem to have a clue we were coming, then tried to charge us £40 more and only relented when I showed her my online booking confirmation. Only one towel in the room and no one around to ask for another.
The room sizes were very good, cleanliness was good although there were a couple of things we found behind chairs from previous people, excellent location all in all a good stay
Not enough car parking spaces, no one on hand for more milk for rooms, or for anything?
Refused to refund cancellation , although rebooked within 2 hours.

Hotel is within walking distance of town. Good-sized bedroom - contained double and single bed. Comfortable beds.
No restaurant facilities (despite leaflet asking guests to choose breakfast). Never saw any staff.
Take this lodging house off your books and get it inspected
Nothing.This place should be taken off your list.Nobody is resident there, there is no dining room facility,instead it is full of huge laundry bags. Cleaning is obviously seldom done, unwashed bathroom curtains, tea tray filthy, dirty dry flowers everywhere, dead flowers in hallway on dresser. Downstairs rooms locked.Lodgers appeared tone cooking their own meals as thy arrived with bags of food.Outside was like a builders yard, with dumped rubble.
Close to town
What an untidy grotty hole...dirty bed sheets..filthy carpet..I had to pull a clump of hair out the plug hole in the bath to allow the water to drain away...could only fill the bath with the shower due to a dirty yellow colour water coming out the bath tap
The room was quite nice and large with nice four poster bed. location was very good and close to centre of Harrogate.
Very poor exterior on arriving and nobody on sight although to be fair we did arrive early. There was no breakfast on sight it was at another hotel over the road. The gardens were very messy. Car park at back of hotel was like a scrap yard. The decor in the room was very out dated and needed a bit of tender care. the room was overpriced compared to the hotels we stayed in following this visit on our road trip. Would not stay again which was very disappointing when I saw the hotel online it looked very nice.
Dirty Carpet,leaking shower

There is no reception or any staff on location. If you need any assistance then you have to use the phone in the lobby to call, I presume, the owner who is obviously elsewhere. So as a result checking in times are very restricted as the front door is locked all other times. Although they clearly they have the facilities to provide breakfast they don't. All they offer is a pre booking service for the restaurant in the hotel next door which costs £12.50 per person. Apparently you must pre book and cannot just walk in. Or you could do what we did and get breakfast in Wetherspoons for £3.50 pp, which is conveniently half way, en route to the centre and pretty good for the price. When I sat on the toilet in my room a load of water came out of the back and covered the bathroom floor (and I'm not a particularly heavy guy being just under 13 st) so I had to lay one of the towels on the floor to soak it up. When I came back the following evening I noticed that the towel had been left exactly where I left it on the floor but someone had remade the bed. The decor was quite tired with gaps and mould in the tile work and poorly replaced wall appliances. The bedding wasn't particularly comfortable either. I probably wont be staying here again!
There was no one at check in. There was no heating in my room and after telling someone they just said they would sort it the next day. No help for me. My room was freezing.
No one available to check in. We were left buzzing for ages until a long term resident let us in. Someone finally came to let us in but she was very rude. room was actually ok but did not appreciate a stained carpet in the bathroom. Place very odd and run down. I would avoid at all costs.

We booked for the weekend not knowing what to expect. On arrival Friday evening the place was deserted, although a Japanese lady answered the entryphone and turned up 10 minutes later. The first thing she did was take our credit card payment, which seemed odd although I now see why. The first drama on arrival was that none of the lights in the ensuite bathroom worked. So, instead of going out for a meal, we had to sit around for half an hour until the Polish handyman turned up with a stepladder to do his stuff. The next issue was a broken window. It was too much to expect this to be fixed. No breakfast was on offer, and the shower produced only tepid water. The house appeared to be empty, although the following morning we heard sounds of a scuffle in the corridor. We planned to make our escape as swiftly as possible. Unfortunately, Harrogate being swamped with conference delegates, no other hotel was available and so we had to brave another night. This establishment is a disgrace and has no right to charge £115 for a double room or anything like it. The common parts were filthy in places. A door marked 'cloakroom' hid a deserted bar with unwashed glasses. Another room that looked like a residents' lounge was locked to visitors. Someone has posted a review online suggesting this is 'by far the best hotel in Harrogate'. Presumably it's the owners - anyone else would need their head testing.
Too many stairs and no breakfast and parking lot was full we booked a room for 3 but the room only had 2 cups etc
