Just great in all areas
Position, restaurant, funky bar, room looking onto the castle, big bath and lots more- it was a great find for us.

Somewhere problems with wi fi
We were originally booked into a room at the hotel but as the lift had broken down we were offered a serviced apartment which was very large, modern, clean and comfortable we could not fault this, a wonderful place to stay.

Road noise and could hear people clearly talking the early hours of the morning as they passed with it being a basement apartment and the bedrooms were on the road
Location for visiting Edinburgh Tattoo brilliant, staff very helpful and friendly, hotel food excellent, bus stop just outside, bed comfortable and very quiet room. Would definitely stay here again.
Washbasin so tiny in comparison to everything else, difficult to get hands under tap
Location & space of property
Have stayed here twice before this visit and were surprised at general upkeep of it. Wallpaper & paint peeling in several places. Sofa bed in living room didn't have proper cushions for sitting on just a blanket & armchair dirty/stained. Apartment was booked for 5 persons but only stocked for 4-had to keep requesting extra towels. Bedding was holed. Garden overgrown.

Loved the decor was very individual & opulent only 12 rooms so you get a very personal service. Rooms are very quiet despite being near the main road.

When we arrived, the receptionist informed us that there had been a flooding problem in the room that was supposed to be our room. However, she promptly added that we would be thus upgraded to a brand new apartment next door. Nice! We never got to see the original room, but the apartment we got was great - spacious, stylish and very well equipped. A very nice apartment indeed.
The location was excellent, the room was a great size, jacuzzi tub and muffins on the bed to greet you, the restaurant was nice and the breakfast was superb
Only cons were minor - the lobby could be nicer (but rooms and restaurant are great), couldn't check in before 2pm, they forgot our wake up call (they were very apologetic). Not enough to outweigh the pros at all!

We stayed in the apartment for one night and wished we had booked more! It was fabulous! We loved the privacy and the space and the contemporary and quirky decor. Delicious muffins were a complimentary arrival gift and as it was my husbands birthday they also included a chilled bottle of Prosecco which was lovely of them. The toiletries were gorgeous (I have since ordered some!) Breakfast in The Huxley was the most amazing breakfast we've ever had and fantastic value for money. We will definitely be back... we loved it! :-)
Very difficult to find fault to be honest. The only thing I could mention is that in the sitting area there is a two seater sofa and a chair so for a family of four, or for two couples, there isn't sufficient comfortable seating to relax together in the evening.
Proximity to Haymarket station and Princes St gardens. Phoned to check our (late) arrival time to ensure that somebody would be available to let us in. Brand new apartment very comfortable and well-equipped. Reception clear on what was complimentary and what wasn't.
Nightclub on Rutland St itself was a bit noisy (Saturday night).
The ease at which my wife and i felt totally relaxed from check in to check out. we ate in both restaurants and were delighted with the service and food. we will definitly return next year as we love this city.
My wife would of liked a bath but our room was shower only! Great shower though.
Nice hotel in central location. We had spacious room with large comfortable bed. Extra touches which make it a little different - complimentary muffins on arrival, bubbly for birthday, bottled water. Nespresso coffee machine a nice change. Room was above a busy road junction but the road noise was minimal - and we would hardly have known anyone else was staying as it was very quiet internally.
Two small niggles - the bathroom mirror was postioned so high I (5'6") could hardly see myself in it. We also had a little bit of mould in the grouting around the shower which could easily be sorted.
Following a booking fault in the office I found the Rutland had a room at a very reasonable price.
fantastic location, beautiful rooms
Bar and restaurant were excellent. Staff were helpful and facilities were great, hotel and facilites great, comfortable bed, lovely bathroom, attentive to detail which included a nice birthday surprise.
We stayed in Edinburgh on a really hot weekend, the air conditioning was a great feature but we felt a bit dried out through the night and in the morning as had to have it on full blast. The windows don't open.

We went to Edinburgh for a weekend away, and had never stayed at the Rutland before. We really enjoyed our time there! The room was nice and spacious, with a lovely bed, TV, as well as iron, ironing board and even a straightening iron (not that we needed it ...) all provided. The complimentary muffins upon checking were a nice touch! The bathroom was also nice, clean and spacious. All hotel staff were friendly, competent and helpful. The building has lots of character, and a great location just off Princes Street.
The room we stayed in had a Yale lock in addition to the electronic (magnetic key-card) lock. We discovered that in fact the latter did not work, and that we needed the key to the Yale lock in order to safely lock our room. (It seems our room is the unique one to have such a lock.) It might have been helpful if this had been pointed out when checking in, since we might otherwise have unwittingly left our room unlocked. However, we were quickly provided with the key when this was raised, and it in no way affected our enjoyment of the stay - we assume it was a simple oversight!
