No problems at all.
We stayed two nights here and were very comfortable. Room was spacious and clean bed firm but not too so. Bathroom spacious clean and tidy with all required toiletries. We would stay here again.

extractor fan in shower room was not working, it wasn't made clear that the ensuite didn't have a bath reception should point out that credit cards suffer a fee - I missed the sign on the counter
A great hotel with beatiful friendly staff ... Clean comfortable and very cosy ... Staff are very helful and we will be returning.. 20 mins walk in to Edinburgh and a pleasant one at that ... Loads of good bars .. Resurants on route and found the locals very helpful .. Hope you enjoy as much as us. H & Shelly ..
Friendliness of staff
Staff were friendly, the location was great and the building is nice. The free bottle of bubbly for New Year's eve was a nice touch.
The toilet was very easily blocked, we couldn't use the printer at reception to print off boarding passes, the free-wifi constantly cut out and didn't work in the room, and our toilet paper was not replaced. The breakfast was also pretty disappointing, no hot food (aside from toast) was available. In general it's a shame because I don't want to give this hotel a bad review because the people were lovely. But we both felt that it had achieved the bare minimum to get four star status.
Free teacakes was a winner. Everything but the bed was fantastic.
Bed was lumpy.
The reception, the room, the price
The breakfast staff was great The front desk staff was very helpful and friendly. We plan on staying again.
A mirror was hung crooked over the desk and the toilet paper holder and cup holder were poorly hung in the bathroom. Hardly a bother though. We never even said anything to the staff.
Very convenient location close to the town center, University and beautiful Holirood Park. Free parking. Excellent French restaurant in the hotel
The Holyrood bedroom and bathroom were very spacious.
Cooked vegetarian breakfast was off due to lack of vegetarian ingredients.

staff approachable and helpful, always with a smile. Attentive without being intrusive. Continental breakfast selection is good, though there seemed no move to replace/top-up the sliced ham when it ran out some time before the end of the breakfast period.
The advertised 'seating area'-for which I paid an upgrade premium (as I had hoped to avoid waking partner as I am often up and read at night)turned out to be what most people would term a 'window seat' in the thickness of the outer wall, which, coupled with the fact this room was in the basement (which hadn't been mentioned) didn't seem a use of English I am familiar with. as ''Superior''. On mentioning this to Reception they seemed non-plussed and no modification or alternative was suggested.
The room was compact but comfortable and quiet. The location is central and close to a few nice restaurants and bars.
The breakfast buffet was quite basic and limited, although the croissants were lovely.
The attentive, helpful staff, the size of the room, the décor, parking on site, the quality of the breakfast, located to very good restaurants. We thoroughly enjoyed our stay. Thank you!
A minor point: Not centrally located but at the same time we very much enjoyed the 1/2 hour walk into the centre of the city.

Good location - near to the meadows and the wedding venue we were going to. Comfortable bed. (Although difficult to sleep as was cold). Room and bathroom nicely decorated. Good breakfast selection.
It was very cold in our room, and despite searching high and low we couldn't locate the radiator panel mentioned in the guest brochure. We also couldn't ask a member of staff where it was, as it was after 11pm. After 11pm they don't have any reception staff, so if you arrive after this time then they sellotape your door key to the front door which doesn't strike me as that secure. The shower went from extremely hot to very cold in random bursts. They failed to inform me I'd left behind a jersey in the room, I contacted them a day later and they told me they'd put it in the "lost property" box. Even though it was clear it belonged to me and if they had contacted me I could have picked it up before I left Edinburgh. Then they tried to charge me to have it sent to London, until I complained and said I thought it was unacceptable. The matter was resolved but I think their initial attitude wasn't good. Room is VERY small - the sq m is on the website when booking, what wasn't clear was that this also included the bathroom floor space. The shower and toilet were about a metre away from the bed in a glorified cupboard. It is overpriced for the space and service you get. £185 for 2 days is too much for that room. Slow to respond to emails - staff didn't respond to my emails for several days and a few chasers later.
