Made Very Welcome ,Good Breakfast, Will Use Again

The fact that you were made welcome from the start and they cater for ALL diets including vegan. I always take soya milk with me but they even had that!

i liked the location far enough away from the hustle and bustle but near enough to walk to shops and entertainment.

Location - easy access to all amenities, and other beaches along the coast

The owners made us feel very welcome from the moment we arrived. Even tho it is basic, the guest house rooms are clean and tidy and on the whole a great place to stay. Highly recommended.

Dirty, terrible bathroom, landlord had same t-shirt on for 3 days (dirty). Food only just acceptable, will never stay again.

The owners were very friendly and polite and couldn't have been more helpful. The room was warm and comfortable and the cooked breakfast was one of the best I've had in a B&B, and I've stayed in a few!! Very good value for money. Will definitely use again.

it is not the case I didn't like anything as would of not stayed there,What I will say is it needs a bit of updating and some cosmetic finishing to certain things. It needs individuality bringing to each room with colour schemes and decor

The owners were lovely. They gave us a very warm welcome and the breakfast the next day was brilliant. For £36 for one night, being 5-10 minutes walk away from the beach and town centre and having breakfast included the next day we couldnt go wrong. Thoroughly enjoyed our stay. Had everything to hand when allowed in the room; towels etc. Very clean and tidy. Would highly reccomend.

The room that we were in had a door that was locked. It was attached to another room in the house; presumably the kitchen or where the owners stay. When we tried opening it, it was locked. My boyfriend peeped through the keyhole and saw the key inside it. It was very unerving and uncomforatble feeling that someone might undo the door from the otherside and enter our room. This made us feel quite awkward. We could also hear people talking in that room whilst we were in our room which made it feel more intimidating. Otherwise enjoyed it :)

I have stayed here before and as per the last time everything was spot on. Lovely welcome, my room was clean and tidy, breakfast was really nice and set me up for the day. Family run establishment who make sure you are comfortable and are really concerned about you enjoying your stay in Skegness. It wont be too long until I'm back for another few days relaxing break. Thank you.

Friendly, cheap and excellent value. I seems to have accidentally hit on a total gem. The best value hotel I've stayed in by far. The people that run it are friendly and helphul. It's got that old fashioned b&b feel so its good for family.

Easy to find-parking off road available. Well situated to beach, seafront and all other facilities. A friendly welcome and comfortable room with all the facilities needed for my overnight stay. Lovely breakfast in the morning. Overall, fantastic value for money. Would definitely consider returning for another stay. Thank you!

The guest house offers good quality accomodation at a reasonable price. It is warm, clean, comfortable & convenient for town shopping & other amenities.

Exceptionally good value for money. For the price range the B&B is excellent. Very clean throughout & the guy running it was very friendly.

Can't say there was anything i didn't like. Room size was 'cosy' but it was only a single room, so that's what i'd expect.
