Hard bed - uncomfortable

Location is in a quiet street of charming Georgian architecture, easily reached within 5 mins from Haymarket train station. Comfortable and not too basic. Good cooked breakfasts with plenty of options. Reasonable price for a capital city location. Owners are friendly people.
Just needs a bit more attention to details regarding decor and cleanliness - it makes a big perceptual difference to some guests, although we had no problem at all, hence my headline. Some guests queried or argued about their bill which others could overhear, and that suggests you do need to check your bookings as the owners stand firm about the terms and conditions you agree to (and rightly so). On street metered parking could be a costly pain (although it didn't concern us train travellers).

Breakfast - We didn't like the way the the bacon and sausage were cooked. Opted to go out for a cook breakfast on the second day.
The location and wifi was good and the staff were very friendly.
The room and ensuite shower room was in need of a spring clean. I hoped that the bedding had been changed but remain unsure as there were several hairs in it and it all smelt stale.
The position of this b&b is perfect to visit Edimburgh and It's very cheaper. The breakfast was good.
The first night the bed was dirty.There was hairs in the bed and the smell was very bad. The next day we asked to clean the room and the next night the situation was better.

Location was excellent for the price - any closer and you will double the rate! The rate is extremely reasonable. Breakfast is yummy - plus coffee, tea and fruit available 24/7. Cute room with ensuite bath - tiny, but just the right size for two people who are out and about all day long. We had a slight problem with the sink but it was fixed on the same day.
I was not overly impressed with the cleanliness.

This guest house is ideally located within 30min walk (5min tram) to the city center. In a quiet and safe area. Very helpful and friendly staff. The room was well decorated and clean with a lovely garden view. Nice place to visit Edinburgh and around.

bed sheets could be cleaner, they had a few spots as well as the towels looked rotten and rusty. The location's far from the center and ~10 min walk from good buses. No elevator.
excellent welcome, informative about the area. Nothing too much trouble, looked up bus routes for us, stored a suitcase downstairs for us. Lovely cooked breakfasts, hot drinks available all day. Friendly, polite staff.
It is a well decorated Victorian style hostel. Although it is situated at a convenient location which is just 2 minutes' walk from Haymarket Station，the hostel locates in a quiet residential area. Our room had a beautiful green garden view with birds singing occasionally. It was spacious，clean，comfortable and tranquil. The staff were friendly and helpful. The breakfast was qualify food of plenty portion. A wonderful experience indeed！Big thanks to St Valery！

Excellent value for money. Location brilliant for all of Edinburgh's attractions. Comfortable rooms and lovely breakfasts. The best feature of the St Vallery are the staff. They are helpful, friendly and always cheerful. I can't wait to go back
Staff were wonderful, great location, ample breakfast, rooms are nicely decorated if a tad dated (but part of the charm).

Had squeaky floorboards in our room.
Room 3 is extremely spacious. It included a comfy sofa and coffee table, a safe box and a small fridge for storing drinks etc. Staff were very helpful, advised on local travel etc. St Valery is a lovely house with period features. Drinks machine for hot beverages including hot chocolate available in dining room. Haymarket station is just round the corner, as are bus and tram stops. £3.50 day ticket on Lothian buses and trams is great value.
Some of the information about local services in the room could do with updating. Hair dryer in bathroom is the sort you get in the gym (one speed, one power) so if you have long hair it's worth taking your own.
The location was excellent, the room huge and nicely decorated. The staff were knowledgeable and helpful, giving us good advice on where to go, how to catch public transport etc, they lent us umbrellas for the day when the weather too a turn for the worse. Really nice stay.
A bit more variety on the breakfast menu might have been good, day 3 of a cooked breakfast was definitely too much.
