I liked the location a lot. It' s elegant but cosy at the same time . Yhe food is really excellent and beautifully served . Carmela e Roland make me feel at home . When I arrived i was not in perfect health and Carmela took care of me with plenty of gentleness and attention. It was really touching for me to feel so well yaken care of, expecially whewn not so well , travelling alone and far from my home country.
Had a fantastic weekend at The Swan with my girlfriend. Friendly staff, quality drinks and fantastic food. Breakfast was delicious and like a food challenge! Brilliant

First night we stayed in Seth's room, not great for tall people- although they do tell you this when booking! !!!
The service was great. My husband likes to speak and involved himself in conversation with staff. We were impressed by a young man that you have working there named Scott. But overall great staff.
In the summer season, a fan would be a great. The 1st night we stayed it was a but warm.
Atmospheric pub. Well designed and quirky rooms. Movable stair case to children's bedroom on mezzanine floor was a great hit with Oliver aged 7. Convenient location in Beccles for Suffolk coast. Superb breakfast.
Window sill of huge paned bedroom window hadn't been dusted in a while; otherwise room perfect!
The location in the centre of town suited us very well. The building was interesting. The staff member did respond when we pointed out our expectation of breakfast.
Seth's room - * the floor with a shower drain-away got very wet and possibly dangerous. * the beams are only ok for the active. * Breakfast was not an English cooked breakfast. We were offered Eggs Benedict, then bacon and sausage on request.

Friendly staff and excellent food
I stayed in Seth's room! The room is tiny and fit for one small person which is as per the Swan house web site so my mistake. Bathroom including sink and toilet does not work as it's a wet room and the size of a phone box you will not be the only thing getting wet. No mobiles in the public areas other than outside so quiet restrictive. Filling the kettle is not an issue providing you have your Boy Scout badges but for someone wanting to just fill a kettle without it becoming a task is a challenge due to a designer dis functional sink. Some travellers like individual and qwerky where as I like easy and comfortable so it's clear I chose badly or at least this is what the management told me but good luck to them live the dream
We had a lovely 3 night stay. Our room, although very bijou, was charming and comfortable. The breakfast was excellent. We had dinner on 2 nights and found the food to be very good. We were shown other rooms and they were really lovely with lots of oak flooring, big windows, lovely furnishings and good facilities such as the wet rooms and dressing areas. The staff were very pleasant and helpful.
Seth's room was quite small and dark and really not suitable for tall people. However it was rather unique and interesting.
This was a fabulous hotel with lovely staff and fantastic food and atmosphere. I cannot praise it enough. Absolutely the best.

Very slow service in restaurant over and above the time you would expect freshly cooked food to take. Clearly not enough people to serve breakfast. There is no specifically allocated parking in the square so we were getting jumpy about possibility of a parking ticket when breakfast stretched to way after 9.30. Wet room had no shelf for soap / toiletries so the wooden windowsill was used - consequently this has peeled and cracked - a shame because it detracts from the appearance of the excellent facilities.
