Location is great and main building looks nice. 10 min from the coast line and 15min from canterbury.
Rooms are small, reception hours are very tight and breakfast can be improved with better qualitt ingredients.
Nice historic building in the middle of nowhere.
The owner does not live on the premises! You have to give her a call if you need help! In her advertisments (even in the room) she announces food and drinks. The Bar is closed and food is not served! You have to travel a few miles to get decent food and drinks.

As the property is being sold lacking in facilities. When we arrived the main reception was very dark and unwelcoming and the bar was no longer in use. Could be a really nice little bar area where guests can sit and relax . Mattress was very uncomfortable and had a spring sticking in my back all night! Carpet in bathroom was stained and not suitable flooring in bathrooms. Walls had damp patches. Only 3 tea bags in room and hardly any toilet paper left on roll. No spare provided.

The grounds where nice.
The room and bathoom was dusty and had cobwebs. Also a big no no for me was CARPET IN THE BATHROOM. NOT VERY HYGENIC WE THOUGHT. Thought it was expensive to stop in the stables. BREAKFAST.. WAS NICE ALTHOUGH. you helped yourself to tea, coffee out of large flasks. Would have prefared pot of tea n coffee as always had this wherever I go. Had to ask for refills milk, juice etc, as empty when we arrived. And breakfast, wasn't asked what eggs I wanted. Just came with scrambled. I don't like scrambled. Oh and one cereal choice on its own in a large basket, it looked so lonley. Could do with at least three choices.

The room was filthy The carpet was stained The bathroom was carpeted - so how is that supposed to be cleaned The TV did not work properly and the one in the original room did not work at all The annex is dark and barely fit as a room and they charge £75 per night for that THERE WAS NO HOT WATER IN THE MORNING Water in the evening never got warm, (Legionella risk) The fire doors are not fire doors The electrics look in the need of upgrades in places The bar was closed The mattress was so worn out it was like trying to sleep on a wire framed jelly. My back is still aching after 4 days. I got 3 hours sleep only. When room 5 runs a bath the water leaks into the breakfast room The website is totally misleading - this place is for sale and in my opinion is totally unfit to be a bed and breakfast and they charge top prices at £95 and £75 per night. It is up to you but I would avoid this place completely. Do not be fooled by all the nice pictures, as I was, here the camera lies - and it is not alone.
Pleasant young lady received us.
Dead insects on floor. Cobwebs on ceiling. Garden unkempt. Looks as if they've gone bankrupt, all closed down. They only want to work 4 hours per day; check-in 5pm to 7pm, breakfast 7.30am to 9.30am. We were the only guests, felt strange, unwelcoming. The most expensive for one night.
The elderly lady who travelled with me was locked in her room as she couldn't turn the key so passed the key through the window for me to open from outside I also couldn't unlock it so had to get help, what would she have done in the case of a fire??? All the other guests also said they struggled to unlock their doors. The bathroom carpet was very badly stained and the toilet seat was cracked right through in 2 places, hardly hygenic. For breakfast you got scrambled egg regardless, most guest said they would have preferred their egg cooked differently.

The place went on the market while we were there. There was little interest in the overall upkeep. The paths around had not been swept in weeks and you trod this into the rooms. I could not recommend it.
Business up for sale only one staff on who left after breakfast my wife and I were the only two in the building for three nights all amenities closed all your previous reviews are out of date the place is run down and up for sale and would like a full refund.
There was nothing to like about this stay. We have since looked on trip advisor they had all the information regarding this hotel if only we had booked through them we would not have made the booking.
We were horrified when we arrived to find they were closed due to liquidation from February 2014, however we did have a room but nothing else, no bar, no restaurant not even toilet roll nothing like as stated in the description on booking.com, we could not move on to better accommodation because our credit card had already been debited weeks before our arrival, due to this we are looking for a full refund from booking.com, on our return home later this week we will send an email of complaint. We did not have breakfast, it was offered but not available until 9 am to Late for us. John Diffley

Breakfast first day was very good. Nice looking building but quite a way out in the country. Has potential but requires a lot of renovation.
No bath mat or hand towels No bottled water Room not hoovered under chair Blind would not close Cracked window Room was not entered the 2nd day so bed not made, cups not washed up. Young lady friendly but we would suggest that she visits a proper B&B to find out how it should be run. I doubt if she has any experience at all, and trying to run it on her own will be a daunting task. It was almost self-catering and at £75 per night that is not acceptable.
Peace and quiet and felt very comfortable
The breakfast was ok but that was it!
The restaurant and Bar were closed permanently, the shower had no screen, the TV remote didn't work, a security light lit up the room like daylight all night and it had a really uncomfortable bed. The owners were not on site and we were the only guests staying and had to use the trades mans entrance to get in and out on the night of our arrival. The information on the site was out of date and not true. I would not recommend this venue to anyone, we were very disappointed we booked in for two nights but stayed just one which says it all. This needs a lot of money spending on it to make it worth the room rate.
Lovely place to visit, fantastic staff that were very welcoming. The evening meal was outstanding but took a bit of time coming, however their range of ales was impressive so we didn't really notice! Lovely log fire and little dog to amuse the locals in the pub. Very very quiet and peaceful place to stay. Would stay again.
The rooms look delightful on the website, and we wishes we'd have stayed in one of those rooms. We were in the outside barn conversion and it wasn't as nice. Very damp and not the cleanest of rooms but the bed did seem spotless.
