Lovely, big room and very comfortable bed.
The breakfast wasn't great - could offer brown bread option and more fruit/yoghurt pastry perhaps.
The property was empty. Up for Sale. Accommodation poor. Not the picture advertised. Felt vulnerable.

No warning of late booking in until after payment was made A closed down Pub in a Hamlet Nowhere to eat, a lone traveller without transport cannot travel by bus for lunch and then again for dinner The return trip to Canterbury is 19 miles not approx. 14 as described,bus service not frequent The rest I so desperately needed impossible I booked for 4 nights checked out after 1. Unable to sleep until 4 am discovered whirring noise came from miniature fridge in the alcove The booking was made a few days before arrival. I requested some refund then waited in vain for the Manager to contact the Owners and get back to me. I rang her to be informed of their refusal The Manager once nice changed telling me that I should have found these things out for myself I informed her that I would post this on the internet I consider that the information should be revealed beforehand The Owners chose to remain anonymous without discussion and without refund I consider this to be greed and misrepresentation Even with 48hrs warning would hope for at least 1 day refund Postage size television at right angle to the bed poor image The place is unattended all day Other than breakfast and evening booking in at 5 until 8 pm Not sure what would happen in a daytime emergency Booking .com have been good and listened
The location. The house is beautiful and it could be a wonderful hotel if run differently. The lady that greeted us was very friendly and the room was a good size. Nice mushrooms with the breakfast.
Full ash trays everywhere. Stale smell of cigarettes in our room. The small 'double' bed, the awful mattress, dirty windows, dirty carpet, no toilet roll holder, no shower curtain or screen, no bath mat, no hot water in the morning. Terrible breakfast, I suspect the whole meal had been microwaved. Slimy under cooked bacon, rubbery scrambled egg (no choice just scrambled), hard sausage and white toast. No side plate or knife. Had to ask for main course cutlery. The waitress was wearing a dirty t shirt, track suit bottoms and had bright pink nail varnish! Late check in and out by 10am on a Sunday morning! Terrible!!!
The friendliness of the staff. The location was lovely. It was within easy reach to visit both Canterbury and the coast.
The property was up for sale. It had an air of being on the point of closing down. Breakfast was rushed. Hadn't finished cereal when the cooked food had arrived. No choice of the type of cooked egg. No side plates for the toast and knives removed before the toast had been eaten.
Building and grounds are very pretty
No soft drinks sold at bar - only red wine! Ran a bath in the evening and had little to no hot water, room itself wasn't cleaned to a high standard - dust etc behind toilet and inside the toilet didn't look too fresh. The reviews I read of this hotel prior to staying were all pretty correct. Ok for a night but would not stay here again

Breakfast poor area not clean,room was not very clean few facilities were tired and worn , bathrooms no bath mat,no hand towels, no mirror over sink , carpet around toilet, not atrue b&b staff not owners came in daily

Very hard to contact Staple House prior to the stay. On arrival (Tues EVE) full payment was taken by a member of staff but when breakfast was requested for the next morning at 7:30am, we were told that this was too early & could not be provided. We asked for a refund but were told that we should contact the manager the next day. The manager never returned our call and when we left the accommodation on Thurs (AM) no staff were present at the accommodation & no breakfast was provided. There was a sale board outside the property. I would not recommend staying there.

Wifi was advertised online and yet when we inquired as to why we couldn't connect we were told that you had to sit on the bench outside... Which we tried and it didn't work either. The bath looked extremely aged and the soap dish had hairs in it. The shower head in the bath didn't work and had to wash hair underneath the taps!! Woodlouse on bed but since this was in the countryside it may be unavoidable. A stain on the bed sheets and the mattress was very thin that when you sat down you felt the struts. The TV didn't work properly, the screen flickered if you moved so had to stay deadly still if you wanted to watch.

when you arrive you cannot have anything to eat or drink. Big bar no drinks. had to go to village for a soft drink!!!!!! big brown stains on towels provided. broken bed snapped in the middle.toilet seat broken in many places where germs breed. no wi?fi taps in bath didnt work at all. awful member of staff at breakfast unwelcoming no smile marks all over the walls and damp mildew in the bathroom, no signal on tv.
Rooms in outbuilding very small rooms in need of updating
Location is great and main building looks nice. 10 min from the coast line and 15min from canterbury.
Rooms are small, reception hours are very tight and breakfast can be improved with better qualitt ingredients.

The owner does not live on the premises! You have to give her a call if you need help! In her advertisments (even in the room) she announces food and drinks. The Bar is closed and food is not served! You have to travel a few miles to get decent food and drinks.

As the property is being sold lacking in facilities. When we arrived the main reception was very dark and unwelcoming and the bar was no longer in use. Could be a really nice little bar area where guests can sit and relax . Mattress was very uncomfortable and had a spring sticking in my back all night! Carpet in bathroom was stained and not suitable flooring in bathrooms. Walls had damp patches. Only 3 tea bags in room and hardly any toilet paper left on roll. No spare provided.

The grounds where nice.
The room and bathoom was dusty and had cobwebs. Also a big no no for me was CARPET IN THE BATHROOM. NOT VERY HYGENIC WE THOUGHT. Thought it was expensive to stop in the stables. BREAKFAST.. WAS NICE ALTHOUGH. you helped yourself to tea, coffee out of large flasks. Would have prefared pot of tea n coffee as always had this wherever I go. Had to ask for refills milk, juice etc, as empty when we arrived. And breakfast, wasn't asked what eggs I wanted. Just came with scrambled. I don't like scrambled. Oh and one cereal choice on its own in a large basket, it looked so lonley. Could do with at least three choices.

The room was filthy The carpet was stained The bathroom was carpeted - so how is that supposed to be cleaned The TV did not work properly and the one in the original room did not work at all The annex is dark and barely fit as a room and they charge £75 per night for that THERE WAS NO HOT WATER IN THE MORNING Water in the evening never got warm, (Legionella risk) The fire doors are not fire doors The electrics look in the need of upgrades in places The bar was closed The mattress was so worn out it was like trying to sleep on a wire framed jelly. My back is still aching after 4 days. I got 3 hours sleep only. When room 5 runs a bath the water leaks into the breakfast room The website is totally misleading - this place is for sale and in my opinion is totally unfit to be a bed and breakfast and they charge top prices at £95 and £75 per night. It is up to you but I would avoid this place completely. Do not be fooled by all the nice pictures, as I was, here the camera lies - and it is not alone.
