Location is very good on Lewes high street.
Hotel is in need of refurbishment generally and has been going down hill for several years. Its central location and its health club are its saving grace. Slowly becoming souless.
Good location, staff helpful and pleasant
Turned up to be located in the Annex which is pretty run down, smells very damp, had no hot water or heating in our room. Floors very creaky through out the Annex. Could be quite a nice place to stay just needs refurbishing. Side road leading to car park had mattersses down it did not look good when walking up to the hotel.

Generally very shabby and needed a good clean. Wall lights above the bed hanging off And in dangerous condition. shower not functioning properly. Would not recommend.
The location for our stay was excellent the breakfast was good
The hotel has no lifts so ifyou have difficulty with stairs its a problem also my sister was with us on this trip and her room was outside the hotel in the annexe with her being 72 years old it wasn't ideal
position, ambience, breakfast spread and the spacious restaurant & terrace.
no beer on tap in the bar on our arrival at 9.30pm- only tinned Guinness. For older folk, the cramped shower area posed a challenge.

The main thing was the position in center of town near public transport. As I was in a hurry when i arrived and only had an hour turn round before I needed to travel to a lecture easy access to the station was critical

Comfy bed Great location
Tired and very worn out decor. The room I had was right at the very top of the hotel up a very narrow set of stairs, there is no lift and having come from overseas for a month with a heavy suitcase, no porter service offered and a bad shoulder, this was something I wasn't prepared for. Breakfast was a bit cold on the buffet too. All in all, OK, but I wouldn't go back if I found a Premier Inn close by.

The bathroom - including the (beyond tiny) size, water leaks all over floor, lack of hot water, fact that shower didn't work and loo didn't flush. The car park, which was full and when one space finally became available, really difficult to park in
Location was great and bar staff were helpful, plus the character and history of the property are great. It was really quiet too for sleeping.
Sadly the hotel looks like it's in need of a refurb. There's a lot of 80's furnishings that are looking tired and grubby and in need of an update. The conservatory furniture near the pool is really dirty looking. I ordered halloumi & chargrilled veg from the bar and it was horrible. The veg was stir fried and really sloppy and greasy - I couldn't eat it but there were no staff visible - no one checked in on how my food was and I was so tired from the journey, that I just went up to my room. The spa facilities were good but didn't look that clean sadly. Great bonus to have this on site though. The bed in my room was broken - the mattress sank in the middle which woke me up a lot. This hotel has so much potential, it's a shame really. It needs some investment.
Locale and amenities
Comfortable and clean room. Friendly and helpful staff. A good glimpse of the Downs and the Ouse flood plain. Well kept beer and a mixture of old & new.

The hotel itself had great character. Location excellent with a not too far (though steep) walk from the train station. Breakfast was grand and the views from room and dining area outstanding. As Americans pleased Tom Paine slept here.
Music in the dining room for breakfast was awful and to make it worse was on a continuous loop. (I'd have no music rather than this music) Carpet should be replaced. Asked for an iron and board and was assured it would be delivered - It wasn't.
Staff were attentive and friendly. Very good breakfast.
Carpets on stairs etc were well worn. Furniture in room was old with handles etc loose/missing. Very poor shower - had to hold it as water pressure was very low.

Okay, you stay in a 250+ year-old hotel, you don't complain. Sure it needs a realistic cash injection, but the danger lies in restoration ruining what's left of the old!
