bed was a little uncomfortable but when this was mentioned they were thankful that we mentioned it and said they would test it out and look at getting a topper.
The owners where very hospitable, cheerful and helpful. The accommodation was very clean and comfortable. The bedroom and breakfast area looked out over the lake and gardens which was a lovely bonus. Some may find the parrots outside noisy at times but to us they were quite amusing and seemed appropriate for the garden. Over all a peaceful and relaxing stay.
It is difficult to think of anything negative to say without becoming nit picking. I would like to pay less but that could be said about most things.
The owners were warm and welcoming. Gave me directions to a nearby inn to grab a late dinner. On check in, which was late in the evening, I asked if they had Gluten-free bread for breakfast but they hadn't and it was obvious they felt very bad about it. After a comfortable night's rest, I was very pleasantly surprised when they did serve Gluten-free toast at breakfast. I really appreciate the trouble they must have gone to for that! Paul spent some time chatting with me during breakfast and he is a well-travelled and cheerful person, who gave me very helpful advice about visiting York. And the grounds that the house sits on are simply beautiful! Surreal. One could spend a few days there not even moving beyond the gate. Walking, sitting by the water reading or writing, fishing, snoozing...it was a wonderful and unexpected discovery for me and I do hope I will have cause to pass by York again so I might stay there again.
Lovely couple make you feel at home. Very close to York centre where there is plenty to do and great places to eat.
Cath and Paul are one of the loveliest people one could meet. So accommodating (no pun intended) and helpful. They both fry up a mean breakfast!

Excellent location for visiting York city and surrounding countryside. Great help from host for places to go.
Property is advertised with extensive lakes and gardens, however these are not accessible to visitors. Pillows and towels very ordinary.

The only saving grace is the outlook from the room which overlooked the small lake and gardens, plus the convenience of being not too far from the park and ride for York
Our mistake: I made the mistake of booking this b & b for 3 nights when visiting York, rather than a hotel as usual, as it seemed to be rather pleasant and picturesque. The room was supposed to be a 'deluxe' double according to their blurb. Hardly. It was not very nice. There was a tiny sitting room with the bedroom where we were able to watch tv one metre away. The bathroom was very cold indeed, the towels were stained, very poor thin quality and old, and the bath towels we both had were little larger than hankies! We also had to ask for hand soap as there was none. The owner insisted she wouldn't provide breakfast after 9a.m. on the Sunday or bank hol. Monday, not even 9.30a.m. as we would have preferred (we are not young). The owners were hardly obliging or particularly accommodating in any way, house rules including shoes off when entering the place! The breakfasts were unbelievably poor, and the worst we have ever had anywhere was on the second morning. Scrambled eggs which were absolutely disgusting, looking like soup they were so brown and runny. They were then replaced by eggs no better, little lumps in dishwater, and STILL inedible, and by then the rest of the food on the plates were COLD as the owner couldn't deign to warm the food up again. The third morning we had a decent breakfast in town before we travelled home. I could not recommend the place whatever. We left after the three nights booked and I actually presumed the owner might offer a slight rebate because of the disasters with the breakfasts and the ineptitude of the owner's culinary prowess. Did she heck!

Breakfasts and really comfy bed
We were made to feel very welcome when we arrived. The accommodation was very clean and the breakfast was excellent. The information in the room regarding where to eat in the evening was very good and covered all tastes. The B&B was in a very good location for the Park and ride into York. Would recommend the B&B.

The location was excellent for our work in York. The owner helped us bypass road construction. We loved the lakeside view from our window and the wildlife.

The location could be a little inconvenient for anyone who doesn't drive but for our needs it was a perfect midway between intended destinations and benefitted from a country feel, with easy access to York city centre.
