We booked because we were watching a show at the arena, and the hotel is very well placed for this.
The bed was extremely uncomfortable. I was able to feel every spring. The carpet was threadbare and a reject from the seventies and the toilet roll holder was sitting on the cistern instead of attached to the wall. We also had to exit through the fire escape.

The bar staff were friendly. The shower was hot.
The room was filthy. Bed was like concrete. Windows were draughty and let in lots of noise. The shower cubicle was full of mould
Ideal location central for shops and nightlife. Staff were really friendly.
Even though the room looked clean, it wasn't even though the beds were fine there was tea stains up the wall from where someone had thrown a teabag into the bin. The bedside lamp hadn't seen a duster this year and the bulb had gone in the bathroom light above the mirror, which was replaced and was the brightest light in the rooms to get ready for a night out.
The staff are lovely. The three girls on the staff I met when I stayed , were all very kind and helpfull
The hardest bed iv ever slept on. Terrible mildew or mold on shower fixtures.On leaving in the morning you have to vacate by back fire escape. Very difficult with luggage long winter coat and in heels.Fire escape is metal and was wet and slippy. Bad accident waiting to happen

The location of the pub/hotel is perfect for walking into Leeds city center.Eating out nearby is also no problem and every taste can be catered for.The bar area is split into three rooms all of which are cosy and the staff are more than happy to help you enjoy your stay.
Car parking can be a bit of an issue close to the hotel be careful where you park it can be very expensive.

The location could not be better, surrounded by everything that is desired. Lovely vibe, staff and room.
The heating needed to be turned on for us after half a day there, meaning the first day in the room was freezing. Would of been nice if this was sorted for us instead. One of the single beds (which we did not need to even use) was broke beyond repair.

We stayed in two double rooms, had a very comfortable sleep in the lovely, clean room. Felt very much at home, very quickly. Very friendly and attentive staff. Came up to Leeds for graduation and couldn't have asked for a better send off.

1. Each time I asked staff for basics ( eg. no TV controller) they forgot as they were downstairs serving in the pub and really not tunned into supporting residents - this commnet is not whether I got one or not but about the attitude and lack of interest. 2. given a room at the back but opposite a open room music bar - so for get any early night with no double glazing 3. Could not get out past the main door from the rooms the next morning. Could see someone hoovering up downstairs but could not get their attention. So left by the emergency door - exposing other residents and a free risk
Location for the arena great and the Shower was good.
You are asked to pay as soon as you arrive before you have even stepped foot in your room, i was also asked if i had a card on me that they could take a penny off to confirm my identity which i found ludicrous i just gave a card with my name on and not a bank card. There is a club next door we stayed on a thursday night and couldn't sleep as the noise of people singing and shouting until 4 in the morning was very loud. Pillows and bed lumpy. On leaving in the morning was told my a very rude abrupt woman that we had to leave by the fire exit as we couldn't leave by the front door because it meant walking through the bar and this was against health and safety regulations as the bar wasn't open.Would not be stepping foot in this place again and would not recommend this to my worst enemy.
The location is good whether you are in Leeds for shopping or, as we were, at the First Direct Arena. Friendly, characterful bar with welcoming staff.
The room was a bit basic and is in need of a bit of TLC as the title says.

Lack of car parking. Local car parking charges make the value for money too expensive for the overall spend.

Bed - really hard, both did not sleep well. Ensuite was clean but overpowering smell of bleach or something like that.....made eyes water when using it.
Bar service and the pies were excellent! Great location - easy to reach from Station on foot. Perfect for a concert at First Direct Arena! Loved it that they offered a discount on drinks when you showed your tickets to the event!!
The beds - not very comfortable. The springs kept us awake.
