yes in the middle of town! Bed, room and bathroom were fine!
1. Each time I asked staff for basics ( eg. no TV controller) they forgot as they were downstairs serving in the pub and really not tunned into supporting residents - this commnet is not whether I got one or not but about the attitude and lack of interest. 2. given a room at the back but opposite a open room music bar - so for get any early night with no double glazing 3. Could not get out past the main door from the rooms the next morning. Could see someone hoovering up downstairs but could not get their attention. So left by the emergency door - exposing other residents and a free risk
Location for the arena great and the Shower was good.
You are asked to pay as soon as you arrive before you have even stepped foot in your room, i was also asked if i had a card on me that they could take a penny off to confirm my identity which i found ludicrous i just gave a card with my name on and not a bank card. There is a club next door we stayed on a thursday night and couldn't sleep as the noise of people singing and shouting until 4 in the morning was very loud. Pillows and bed lumpy. On leaving in the morning was told my a very rude abrupt woman that we had to leave by the fire exit as we couldn't leave by the front door because it meant walking through the bar and this was against health and safety regulations as the bar wasn't open.Would not be stepping foot in this place again and would not recommend this to my worst enemy.
The location is good whether you are in Leeds for shopping or, as we were, at the First Direct Arena. Friendly, characterful bar with welcoming staff.
The room was a bit basic and is in need of a bit of TLC as the title says.

Lack of car parking. Local car parking charges make the value for money too expensive for the overall spend.

Bed - really hard, both did not sleep well. Ensuite was clean but overpowering smell of bleach or something like that.....made eyes water when using it.
Bar service and the pies were excellent! Great location - easy to reach from Station on foot. Perfect for a concert at First Direct Arena! Loved it that they offered a discount on drinks when you showed your tickets to the event!!
The beds - not very comfortable. The springs kept us awake.

Location of hotel was spot on, good size room for my daughter and me.
Noisey music until gone 2am not sure if in bar or neighbouring bars. No menu other than pie No wifi in room, although States it's in all areas.when asked about wi fi, was told to connect in bar and it should work in my room, on the top floor- it did NOT. Banging of fire exit door next to room in early hours, although I was awake from the music, Paper thin walls.Threadbare towels, mould in bathroom, boiler in the room in the cupboard, room too hot and single pane glazing with a window that would not open. No parking, won't stay here again. Had tv on volume 35 and still struggled to hear it, that's how noisey it was. The wardrobe was very wonky, I decided to hang my clothes over the chair in case wardrobe fell apart. Battered lampshades. Can only lock door with key making me slightly on edge in case of fire.
The hotel was good value for money and located very centrally. The room was overlooking a main road through the city centre. I didn't notice any traffic noise but my partner was woken by a loud vehicle at 2.30am. Otherwise the room was warm, comfortable and clean. Good pint of Black Sheep in the bar.
For the money it would be churlish to complain. I would stay here again

Single glazed windows in middle of town centre making it very noisey and very drafty, bathroom window smashed, toilet seat loose and mould around bath floor needed a Hoover and clean. The noise from downstairs was horrendous!! Do not stay!!!

thin walls - could hear other guests a lot. no heating - radiator didn't work.
Very close to the grand threatre and shops which was perfect! Parking £10 over night across the road.
The music in the bar downstairs was loud as we were in the room right above the bar.
