    the staff are very very helpful and pleasant. nothing was too much trouble.this does make a differnce when you have travelled a fair distance. the room and location was excellent.

    nothing really l would have preferred better parking but then again this is city centre so not the hotels problem

    Location - within easy walking distance of town centre

    For a 4 star hotel attention to detail was not as it should be. Carpets very worn. Shower head did not fit correctly into the bracket as this was the wrong bracket.

    Lovely boutique hotel....décor of room was fabulous. Staff were incredibly helpful. Managed to get into our room earlier than check in time. Breakfast was more than adequate with a variety of options. Within easy walking distance to Fringe locations and city centre.

    Nice rooms, and location. Lots of charm. Good sized rooms, quiet, excellent straff, good breakfast

    Toilet door out og order in our room. Wi fi kept crashing, about 10 power outlets and 15 power switches in a tiny room. Trying to get the right one on was like playing othello

    The rooms are well appointed and very tastefully decorated and the staff are friendly and attentive. Albany Street is close to everything, but very quiet. The cafes and coffee shops in the New Town area are very good, and there are loads of great places to eat all along the top end of Leith Walk.

    Very friendly and helpful staff. Hotel restaurant is pretty good in the evening.

    Breakfast is a real let down - "continental" only, but pastries were stale (had probably been out a couple of days), bread rolls looked like supermarket burger buns cut in half, poor selection of meats and tinned fruit. Hotel is in general need of maintenance - broken bath seals, dead light bulbs, threadbare carpets and light fittings half falling from the ceiling. Car parking for just 5 cars - cannot be booked in advance.

    there were no bellmen, front desk area was too small. there were no air-cons in the rooms, no lift

    The room was very comfortable and serviced well.

    No cooked breakfast was offered.The a la carte menu for dinner in the restaurant was very expensive, although the dishes were very pleasing. I would not use the restaurant again.

    The location is very good... Close to the city center...princess street...big room, good furniture and very fast wifi!!

    The staff didn't clean our room expect toilet and bed...they didn't clean the tables and arrange other things..and the door lock was pretty bad and easy to get hurt...the breakfast was very very bad!!!Few food to select!!! They offered us the rotten food!!!!Especially the fruits!!!bad favor and nearly rotten : ((((

    Close to shopping areas.

    This hotel is in a very poor state and needs maintenance urgently . The carpets are all shabby to the point of being ripped on the treads( very dangerous as stairs are steep and there is no lift ).The hotel resembles a building which has been neglected for years.The decor is dark and the rooms have a stale mouldy aroma. The windows are crumbling and there is mould around the sills. The ceiling had damp and was bowed ...so looked like it was about to fall in. The breakfast was minimal continental ( a plate of ham and a plate of cheese alongside some sliced bread and some cereal .There is a thouroghly unclean and depressing feel about this place and we checked out early ( dispite paying in advance and losing the money on the night s paid) . Even the receptionist is glum .. This is not" boutique"....more down market b and b ....

    Room size, HUGE bathroom, helpful, friendly staff. Excellent prices on the menu.

    Dated furniture in the room. Not great for the less able. Lots of stairs.
