Old, moderate traffic street noise, had to use a roof tile to hold window open for ventilation, no elevator (3 stories climb with luggage), expensive for the quality and services, no amenities such as a laundry service.

Breakfast was a bit odd, no cooked breakfast, and continental breakfast had no bread to go with cold cuts? To be honest, we were dissapointed, we expect more for the price. This could be a great hotel, but lets itself down with silly little things

No air conditioning in bedroom -room was hot all the time even though heating was not on

Excellent location, fantastic upper room with street view, super bathroom, lots of character, very friendly and helpful staff (Thank you, Daniel!).

Part of the charm of the hotel is that it is converted town homes and lacks an elevator. Daniel helped get our luggage upstairs.

Be wasnt the comfiest and room too hot. You couldnt open the window. Also no cooked breakfast although the toast was excellent

Rooms have lots of character and bathroom was excellent. Good wi-fi signal. Wide-ranging continental breakfast.

The breakfast was excellent even though it was a cold buffet. Excellent location for access to Princess Street and the cinema.

Every floorboard in the room creaked badly and the mattress on the bed was exceedingly hard. No hand washing facilities next to the toilet. Room was very dimly lit and felt gloomy.

Communal areas need maintenance. I could hear other guests using their bathroom.

Great big room, in a great location, 5 minutes walk from the city center. Nice breakfast. Friendly staff.

Flushing of toilet was not strong enough. The showerhead was loose and a danger of folling onto someones toes. The walk from the reception to the room was long and winedy.

The shower water is bad, no hot water sometimes.

No lift No bar Shower did not work, only hot water from both taps, remote control for TV did not work. Coffee and tea at breakfast not hot.

The friendly welcome on arrival. Spacious bedroom with comfortable beds. Location convenient to shops and tourist attractions but in a quiet area.

Location

The first room was very close to the entrance door so we asked another room because the noise of the street cars and the entrance and exit of guests would be impossible. The room they gave us was located in a basement where we watched the fire stairs and was close to the street. The room was super small and the dustbin was garbage from the previous guests. The staff was unfriendly and not at all a 4 star hotal, much less for the price I paid. Not really worth it and sure I will not recommend to my friends when they go to Edinburgh.

It took several reports to reception to get my television working

Location. As I came to run the Edinburgh marathon. Easy to get to from waverly station. Close to the start of the race and convenient.

Having to carry my luggage as there were no lifts. And I was downstairs.

Lack of adequate parking, when required by guest. Heard traffic all night, for three nights did not have restful sleep. Therefore, our stay was not value for money! Were the hotel rates higher because it was a Bank holiday?

In spite of how helpful the staff is, this hotel is not inspiring. The decor is worn; buttons missing, shelves missing, bed old, etc. Given that the facilities are a little tired, I did not find a stay here a good value.

Room and bathroom were clean.

Floor squeaked with every step. Floor angled down to the middle of the room. The shower, while impeccably clean, was small and the shower head could not be turned.

The location was good.

The only staff we saw was the recieptionist.The carpet on the stair treads were worn to thread.The hotel only did continental breakfast which was quite disappointing for a so called four star hotel.

We are in our late sixties and The room was on the top floor with no lift. Continental breakfast was adequate No cooked breakfast. Parking extra cost.

The room was big

We were on the first floor, but it was more like the basement floor, stairs and all. No Kleenex in room at all. No A/C, so we had to leave the window cracked, which was not a very safe thing to do at all. It was either that or burn up! The room was too expensive for what we got. They did not offer room service.
