I found the staff to be friendly and helpful. I found my room was in need of a "makeover". Paint chipping off, dark finishings which made the room depressing. There could have been a bench to place one's suitcase. The linen was tatty and needed replacing. Pillows in need of replacing.

Location is ok. The room is very small, specially the rest room, too samll. In the shower booth, even no supports for soap. The room has not bath, only shower, but the water temperature can not be controlled when the water flow small, because my son is very scared when shower flow big. We ask for room change, but no more room available. Finally, he can not get bath for two days.

Good level and quality of staffing and in a location which was quiet but with good local bars, and easily walkable to city centre. Good to have Car Park in Edinburgh, and even extra £12 is a good deal for 24hr parking. Fridge with complimentary Kit Kats & Pringles etc a nice touch, We got the Honeymoon Suite on a budget deal and wouldn't have wanted it to be my actual honeymoon suite, or pay full price. Decor was somewhat shabby and the even at 5'8" I had to duck to get under the shower, which promised a lot with a nice big head, but delivered little more than a trickle, like someone shaking out an umbrella above you. The TV was tiny and situated quite a way from the bed. Also Booking/com said breakfast inluded but should have said you have to pay extra for cooked breakfast. Not a deal for us but would be for many.

The staff was amazing and the hotel is designed very nicely. The location couldn't have been better for visiting Old town Edinburgh. I will not even look for another place to stay the next time I go back to Edinburgh!

The cleanliness of the room left a lot to be desired. The window blinds, picture frames and light fittings were exceptionally dusty.

Location. Conveniently located for Princess Street and Theatre. Room 203 is obviously used for one nighters. It is next to entrance on ground floor and is noisey when other residents arrive back in the evening. The Bathroom/shower room is the worst we have come across - so small we decided not shower - with no working extractor and no window.

The Hotel its self was good and in a good location. The rooms was clean & comfortable but a bit hot and our room faced the street which ment sleeping with the window open was a bit noisey but still enjoyed our stay. Staff were mostly very helpful Only complaint was that on the Monday morning of check out breakfast is served up until 9.30am. We arrived at 9.20am, the waiter came over offering tea and coffee and bringing tost, but he did not come back to take our hot food order. This ment it was about 9.45am when we managed to catch his attending, advising he had not taken our order, only to be told the kitchen was closed. Later when checking out, the restaurant Manager was in reception and overheard us telling the Receptionist what had happened. He appologised an said that when the waiter said to him about no hot food the waiter told him we had just arrived as opposed to having been in the restaurant for half an our. However, we did not starve as we managed to have fruit, tea and toast.

The hotel was very handy for Edinburgh Playhouse, and indeed Edinburgh in General. The room was spacious and very clean. There were no queues to check in/ out despite the hotel being fully booked. We had no water first thing in the morning, apparantly due to a trip switch issue following a power cut overnight. Not really the hotel's fault

The friendly staff that could not do enough to make sure we had an enjoyable stay. The catering manager Mark who provided us with a fantastic sunday lunch complete with cadburys cream eggs (as it was easter.) Also the rooms and the hotel as a whole was lovely, a boutique hotel that was very classy yet warm and friendly, great value for money and an excellent location. We were a mixed age hen party but the hotel would be ideal for a romantic get away or a shopping trip. Somthing fgor everyone!! I would definatly go there again!

The room was large and comfortable, well equipped. The decor is a little gloomy, although it did not bother me at all for a fleeting business stay. At breakfast the service was minimal and my tea was cold.

Very nice room. Lovely furnishing and very clean. The restaurant in the morning was chaos. Service was very poor and I saw at least two families leave in frustration. We were not offered tea or coffee, I was told that sausages were in short supply despite seeing other customers get them (after I had received my banger-less breakfast) and several customers had to ask where their breakfast was. The excuse was that it was busy - it was not. More chefs and training for the waiting staff are required. A shame, because the food was nice when it eventually came and the rest of the stay was great.

Very central location with extremely friendly, helpful staff on reception. Although there was a good selection of food for breakfast, I found myself eating breakfast cereal with milk which had gone off. This was replaced immediately when it was drawn to the attention of one of the waitresses but it was a bit disappointing.

The room itself was very nice, hotel in a good spot near to the city centre The so called bathroom was shocking- no bigger than a cupboard- the basin didn't drain, the wc was slow to refill after flushing, the shower tray floods and all of the fixtures like soap dishes etc were either missing or broke. We came back on Sunday evening to visit the bar about 8pm- it was shut. The breakfast on the 2nd morning was a earlier made one simply popped under the grill and reheated and the hams, cheeses and pastries I am certain were the day befores. The sign outside says Boutique - it is certainly not - we were also charged £12 per day parking on top of the £270 for the weekend just because the rugby was on. I feel very ripped off and would never stay here again.

Staff were quite helpfull. It is on a quiet street near to centre. Room not that clean, a dirty black bed-spread and paint flaking of the furniature. At breakfast one morning I went to use a fork which was covered in dried food, yuck. Dont really think this hotel sits comfortably within the 4* grading and I was quite dissapointed.

The Irish Staff at reception were very friendly and helfpul. The room was very warm in spite of very cold temperatures outside. The decor was slightly quirky and had a boutique sense of style. Complimentary copy of The Scotsman was good. Most city hotels in Edinburgh seemed to be charging very high parking fees of 16-17 pounds. This one seemed more reasonable with a 12pound charge per 24 hours.
