Lovely charm, a place you'd remember with creaky floorboards, and lovely staff, lots of character.
Location - able to walk to all parts of city. Near public transport.

Really great location, nice and central and not noisy being on a fairly quiet street. Nice room, small but very well equipped with a really lovely, clean bathroom. Housekeeping was good and furnishings were in as new condition. Heating was perfect, available but easy to turn off. Very comfortable stay, thank you.
I had expected parking to be available, it wasn't. This was fine in the end because it would have been twice the price, but a bit more info before arrival would be nice, I like to plan. (Staff directed me very well to local parking, thank you!). The wifi signal was poor and dropped regularly, a bit annoying as I had no mobile phone reception once inside the hotel. The shower/bath water was pretty cold I imagine due to the setting of the regulator to avoid scalding a good thing to have but so important not to set so low its just cold. I had a wall clock without batteries, minor but annoying. The clock on the phone was wrong too but less viable. Hope this helps!
Location was good for our needs
Hotel is a bit tired. Thread bare stair carpets give a poor first impression. Good sized room (we booked a superior) but very cheap/dated wardrobes etc. Very noisy pipe work when using the bathroom. Also very aware of the activities of upstairs, woken very early in the morning by people moving around in the room above

Staff were very pleasant, positive, professional and helpful with all needs and requests where they could help. I have never experienced such helpful staff, even with a few items unrelated to my booking. The breakfast was excellent, good range of food that was fresh. Having 24 hour reception also helped. The place also has its own well stocked bar in the dining area with fair prices. I would most certainly stay here again. Thankyou for a wonderful stay.
As it is an older design boutique residence, not having a lift would make it difficult for older guests, but from what I noticed staff still placed such guests on the lower floors making it easier for them.
Parking was a bonus. Location was good in relation to accessing the centre of town and the Playhouse. Good selection of bars and restaurants in local area.
Torn wallpaper. Blown light bulbs. Stained and threadbare carpets. Stained toilet bowl. Headboard damaged. Curtain holdback broken/missing. Rattling window (bathroom). Overall felt that the room was very tired and in need of an upgrade.
The location of the hotel was excellent, especially with the tram line running from the next street straight to the airport. The bedroom was large and spacious with lots of storage.
Are bedroom was underground at the front of the hotel. At 7.30 on our first morning we were woken by two men who were collecting the laundry and who argued at great length in loud voices on the best way to load the van!
Situated in a peaceful road. Ambiance realy good. Staff helpful with every enquiry that we made. On the whole a n excellent choice for an inner city hotel.
Parking could be a problem close by, as we arrived early evening all the hotel's designated spots had been filled. We ended up further down the road, which meant carrying luggage a distance.
Proximity to the theatre, Omni centre and tram stop.
Being told on arrival of car parking charges of £12 per day - this should have been highlighted before any decision to book. Executive room shown on the booking plan depicted a separate seating area - the room allocated did not have this. Also we had to ask for the robes and slippers which were meant to be part of the executive room package.
Had dinner on the first night of our stay which was excellent as was the breakfast in the morning all staff were helpful and obliging.

The cracking noise coming from the ceiling,probably from the room just upstairs everytime they walk. It is disturbing if you are trying to sleep after a long day.
This was a great hotel for going to a show, which my friend and I did, it was also very close to Princes Street for the shops, so we had the best of both worlds. This is a lovely hotel, the decor is lovely. It is very clean, and the staff were very nice and helpful, I would give it full marks.

Car parking isn't guaranteed, but overall spaces on the street were quite plentiful.
The staff was very friendly and helped me a lot. As she knew it was my first time to Edinburge, she intruduced the city and recommended some lovely places to go. The breakfast were quite good, especially the salmon.
i love the place and the toilet it was so huge and the heaters are perfect.
i dont like the food in the morning. i am expecting an english breakfast
The location of the hotel
On arrival we were told that there was a wedding going on so the restaurant was closed. Room service was still available. We then had to climb two flights of steep stairs to our room. Bed was not comfy but room was clean. Noisy on both nights by people in bar which woke us several time through the night. Guests were also singing very loudly and staff did not appear to ensure guests were quiet! No consideration given to sleeping guests!! Not impressed with hotel and would not go back.
