Hotel is very central 2 min walk from the playhouse. The hotel was going through some upgrades and you can see the end results are going to be amazing this never impacted our stay at all .
Staff friendly and apologetic offered free breakfast and gave us bottle of wine for no hot water facilities which was a nice gesture.
No hot water for 24 hours. Hotel smelt of paint as being decorated, we weren't informed of this at time of booking, we should have been.
Very nice and helpful staff. Large spacious room, nicely decorated. Good location in the new town with restaurants and coffee just 2 min walk. 10 min walk from old town center .
Hotel was repainting - changing carpet etc. We haven't been advised about it before booking. it would have been good to know...

The hotel wasn't 4 star class : speaking about structure , service , quality of food and variety and Cleanliness . I Edinburgh there are other hotels with better balance quality/ money .

Room was clean and tidy.
Hotel under refurbishing and lots of dust every where and work men within the hotel. Breakfast is poor charging £10 pp for limited choice.
This hotel is in a great location but is let down by the standard of accommodation , it's never a 4 star hotel ! not worth a £100 a night !
Our room smelt of smoke ! There was cigarette ends on the lead guttering outside the window. We were give air freshener but it did nothing to mask the smell. The shower was terrible just a trickle of water came out. The bottom sheet on the bed didn't fit.the blinds on the window were shabby.

Clean, comfortable room, good powerful shower, friendly helpful staff, able to leave case until the end of the day. We didn't eat in the the hotel so can't make comment. very good value for money.

Our room was lovely and the bed was huge and very comfortable, but not all the rooms are the same.
My friend and his partner also stayed but the room they were given was small and definitely not as nice as ours although they were the same price, they were not happy at all.
Bar 24 hrs. Reception/bar staff. Room size. Bed.
Water temperature had to ring reception at one point as no hot water. Tv not tuned in had to put up with staff for 30 mins whilst tuning in & replacement remote was found. In general very dusty everywhere cleaner needs spoken to. Miserable breakfast staff need to smile at least once. Others in our party had better rooms even though ours was an executive double.
the cleaning was clearly rushed and inadequate with items on the bedroom and bathroom floor not picked up, bath not cleaned daily, carpet in need of a good clean

Staff friendly and professional. Hotel ideally situated, close to Waverley Train Station, lots of good restaurants near by.
I rate the bed as fair because it had inadequate bedding for a very cold winter night. Better after an extra covering was supplied. The decor everywhere was very tired. Lots of stairs from my second floor bedroom to basement dining room.
The meal in the bar excellent and staff too.
