The staff were very helpful and perfect location and easy to go around with everything at a short walk distance.
The breakfast was very poor on choices and not justify the price. Also floor boards very noise in the bedroom kept me awake most nights, bedroom good size and excellent shower
A pleasant hotel in a quiet street 10 minutes walk from the centre. The staff were excellent, both at checking in and at breakfast, when they ensured we had enough coffee and toast. The continental breakfast had a good range to chose from, pastries, cereal, fresh fruit, meats cheeses and salmon. The bed was comfortable and the bathroom modern.

It's a lovely boutique hotel needing a bit of touching up on paintwork and frayed carpets - let's down the overall image a bit and wouldn't cost the owners much to upgrade. The room was spacious and very comfortable.
There was a very bright floodlight right outside my window lighting up the basement area - and seemed to be on most of the night. Although there were thick black curtains, they didn't close properly at the top, nor were they high enough to prevent the bright light coming in at the top of the curtains. The remote control for the tv didn't work properly and was difficult to use which was a nuisance more than a problem.
Breakfast, comfy room, clean place, helpfull staff (although several didn't have English as their 1st language and sometimes didn't quite understand us completely)
Having to walk through a "Maze" of corridors to get to our room from the entrance (the hotel seems to have been 4 town houses knocked into one so we had to walk from one end to the other)
Hotel restaurant was excellent. Staff were outstanding!
The mattress. The concierge was not very helpful. Being on the top floor. It would have been nice to know as one of us is almost 80. I feel the hotel was over priced.
As tourists we were interested in convenience to Edinburgh's attractions and dining. This was a great location.
Location is excellent for shops, restaurants and cafés, attractions and for public transport. Breakfast buffet has something for everyone. Staff polite, friendly, helpful.

Luxury bathroom - joke! No remote for telly, telly not connected and no hot water after 10.00pm. No concession to bill either for these 'shortfalls'

For a 4 star hotel attention to detail was not as it should be. Carpets very worn. Shower head did not fit correctly into the bracket as this was the wrong bracket.
The staff were friendly & helpful. We made a special request for goats milk due to lactose intolerance & this was provided.
Arrived (7.8.14) the expelair in the bathroom was not working, toilet seat broken & toilet did not fully flush properly 1st time + the toilet brush was disgusting, soiled with excrement, no plug in the 2nd bathroom basin. We complained & asked to speak to the manager but were told he was not available until 9.8.14. We were not contacted by the manager on 9.8.14 & have not received a response to date 18.8.14 to our complaint & request for compensation.Also no air conditioning & the curtains were hanging off the rail.There was no lift & our room was 4 flights of stairs. Many of the carpets were threadbare on the stair edges.Considering the high cost we were extremely disappointed.
Excellent concierge staff. Very warm welcome and very friendly and helpful. The room was incredibly spacious, and neat and well provided for. And it is in an excellent location if you are planning on exploring the City by foot as we were.
The bathroom lacked silly things like a shelf to put toiletries on. There was no loo roll holder. And the pipework groaned when you turned the water on, which woke my husband at night. However the biggest disappointment was breakfast. Whilst I fully understand that there is a premium charged during the Fringe, if I am paying over £200 for a room I expect breakfast to be more than 6 plates of cold cuts, some not very good bread (Edinburgh has a large selection of amazing bakeries), some stale oatcakes, and undrinkable coffee. I also do not expect to be charged for Espresso. The explanation being that it came from the Restaurant. Yes, and… I travel a fair amount, staying at a variety of establishments, and the lack of a cooked breakfast or options was something I have not encountered for a very long time (you don’t have to do full cooked, but offering the option of a boiled egg, scambled to go with the salmon…for example). Even simple b&b’s offer more selection. And it was just very very disappointing. We didn’t bother on our second morning, because despite the one positive, which was some very good smoked salmon, there was nothing to eat it with. I have read other reviews that say something similar. So this isn’t just me. So might I suggest that instead of having 4 waitresses running around doing nothing, you review your breakfast offering. Make the most of the fact that during August people have no option on paying the premium you charge. But if you are going to charge it make sure the rest of your service matches up.
Lovely boutique hotel....décor of room was fabulous. Staff were incredibly helpful. Managed to get into our room earlier than check in time. Breakfast was more than adequate with a variety of options. Within easy walking distance to Fringe locations and city centre.

Toilet door out og order in our room. Wi fi kept crashing, about 10 power outlets and 15 power switches in a tiny room. Trying to get the right one on was like playing othello
