I didn't like a waitress which on the second morning, January 26th, wasn't friendly at all, me and my girlfriend were having breakfast and the waitress didn't ask us if we would like to have a coffe or anythyng else. Instead she was playing with the phone. I was really disappointed about that.
The person at reception was understanding but couldn't and didn't do anything beneficial to help
There is major building work being done with loud drilling. . We were not told before we booked.There is no safe place to leave the luggage, its just left in the lobby unattended for anyone to touch Room was dirty, windows soaking wet from condensation and damp, holes in the bed linen, hair on the tea cups, tiles missing from the bathroom. Behind the free standing bath hadn't been cleaned. All the furniture was chipped. Could hear the plumbing really loudly next to the bed. Not a honeymoon suite at all. Poor poor standards for a "4*" suite. We couldn't stay there as the room was dirty and not like what was advertised. The manager wasn't in on the weekend, (only one guy running the place it seemed) so we had to wait till Monday to ask about a refund. Most high standard hotels use a credit card to reserve the booking and you pay on check out. Unlike this con of a hotel. No other rooms were available for us so we had no choice but to leave. When contacting the manager, he wouldn't have any of it and wont refund the money. Beware, they take the money straight away unlike advertised on booking.com as "book now pay later". Booking.com have no part in helping us refund the money either they couldn't care less and continue to con you into thinking its book now pay later for all hotels and this is wrong. Do not stay here, you will be disappointed
Walking distance to everything we needed. We even managed to walk back from Leith on a sunny afternoon. Spacious room and it was very warm which was great as it was very cold. They provided gluten free alternatives for my coeliac partner for breakfast. Staff were super friendly and helpful.
Everything was great, the only downside is that it is currently being refurbished but it didnt disturb our weekend at all.

The staff were very friendly and helpful, had a fault with out tv and the receptionist tried his hardest to fix it! We had the executive suite and it was amazing value for money! We went to Edinburgh to see a show at the Playhouse and it was literally around the corner. Would definitely return and recommend x
Didnt like that we coult hear thr floor above flush there toilets, but this wasnt a big issue as it didnt go on all night
The fact that refurbeshment was going on it did not get in our way our room was 1st class breacfast was good and we had a meal at night before we went to out again most enjoyable.
The staff were fantastic, from checking in to acquiring a "do not disturb" sign for my door. They were friendly and a pleasure to deal with. The free internet wifi was fine for browsing the web but not fast enough for streaming video.
The room - I was in the basement (room 100) and this appears to be where all of the plumbing and machinery for the hotel is located. Throughout my stay I had a constant rotation of either very load falling water through pipes behind my wall, a loud ticking noise coming from a locked cupboard, or various clicking noises coming from electrical equipment in said cupboard. I brought earplugs which made this just about bearable. Based on this alone I would never stay at this hotel again.
We choose this hotel as it was only a ten minute walk to the shops, bars and restaurants also the new trams stopped just round the corner from this Hotel. Our continental Buffet breakfast in the morning was first class with various options available. Would definitely stay here again. Recommend this hotel to couples going on a night out in Edinburgh.
The only downside to this Hotel is most of the carpets are old and worn out which need replaced.
I had a friendly welcome at reception and was offered a free upgrade on arrival which was nice. The front desk was manned 24 hrs. Room was comfortable, clean with tea and coffee making facilities. Secure and safe feel. Good bathroom.i would chose this hotel as it has a cosy luxurious feel and is well located.
The basement room was excellent but ask for a room on another floor to avoid the steep steps if mobility is an issue.
I loved the location and the attentiveness of the staff. I'm planning another trip to Edinburgh and this is where I'll be staying.

I liked the area of the hotel, service was excellent, the size of the executive double room was great,
The loghts in room 411 were very dull and and the bathroom lights werent working at all, the television at the bath wasnt working, rattling case and sash windows with the wind but thats only due to them being old style although new ones can be fitted and eliminates the problem easily .
The hotel is the perfect hotel for a get away with your loved one. Its a great location and a beautiful building with amazing rooms with really high ceilings and quiet area. Very comfy and cosy.
You couldn't have a drink after 22.00 since the bar is run by another company and not the hotel which is very, very strange.

The lay out of room looked was nice and it was a good location to be at. They also had a mini fridge which was handy and the staff were friendly.
Comfort of bed was really bad so hard and uncomfortable woke up with a sore back, and the shower had no power, it was just so slow also noticed that the blinds were so dusty. To me in a hotel the bed and the shower are the two main things but that let me down, not what I expected for a 4 star..
