The location was good. It was an easy walk to a lot of the action and easy access to bus lines. The breakfast was good. Parking was extra, but at least there was parking.
Way over priced for what you get - a tired, dark and depressing room that needs a total redo: Threadbare carpets, squeaky floorboards, so-so beds. No charm at all.

The heating came on automatically while we were out and walking in from the chilly weather outside was a pleasant feeling.

I loved the way everything was painted black, including the window frame. It was charmingly Gothic and the dark tones helpfully induced sleepiness! It is close enough to the town to be able to walk, but not close enough to be noisy.
I am not quite sure why there were three identical pictures in the room?? I studied them really carefully and I can confirm that they were completely alike. The Gothic tones I liked, but I didn't get the rationale behind this.

There was a bit of noise due to renovations which couldn't be helped. That's all I can think of!

The reception staff were brilliant. The atmosphere relaxed and at the same time professional. No one was less than good. There were refurbishments taking place which in no way impaired the service or comfort

Room left with door actually open following maid service with building open to public as building work carried out during the day and doors to street wide open. Building work started with hammering at 8am . Skip delivery 7.20am. Would not have stayed if knew renovations taking place.
What a lovely little hotel. Could park outside, however you need to pay it move the car after 830 am because of traffic wardens. There were restaurants in walking distance and a few bars. Ideal and will book again when next visiting Edinburgh.

Quite a lot of wear and tear. Carpets and rooms could do with a good clean. Breakfast disappointing on second day. Trays not topped up.
Location was good and in short walking distance from Centre. Young lady on reception was polite and helpful.
The building was shabby, worn carpets and wallpaper in reception. Rooms look nothing like what was shown on website. No idea where these rooms were in this hotel! Old worn Georgian style rooms with battered miss matched broken furniture and worn and faded headboard. Beds were poor with thin mattresses and carpet worn terribly. Cleanliness was poor throughout and decor in much need of some TLC definitely not a 4 star boutique hotel.
Room was clean and functional. We had everything we needed. Spacious. Clean linen , bath and a shower. Continental breakfast was more than adequate. Choice of dining in with a bar was handy. Staff very helpful.
The whole place is being renovated, so there were lots of noise. No lift because of listed building. Hard to get to the top stairs room. Will be great when completed renovated. Should be better sign posted. Not many people were aware of the hotel when asked for direction. Overall not bad.

Not much choice for breakfast. Was more like a 3 star hotel needs a lot of upgrading to the decor. No double glazing windows so was noisy at nighttime trying to sleep.
Hotel was fabulous, much more homely than larger style typical city hotel. OK carpets were bit worn in places through reception and onto rooms but minimal and took nothing away from our overall impression of hotel. Quietness of hotel huge bonus even though city centre just fifteen minute walk away. Executive rooms recommended they were huge and had fantastic en suite. Will definitely stay here again should we return to Edinburgh.

got to continental breakfast 2 mins late and refused even though everything was just sitting there. Would have been easy to allow us breakfast. disappointed with customer care.
The bathroom is very modern, clean and have all the amenities.
The room is very dark, with black curtains and dark walls. Very lugubrious for my taste I would only recomend it f your only go there to get some sleep.
