Location, and central position for Southwold, Thorpeness etc., nice sea views only the bed, sagged inwards and left us both uncomfortable, room looked newly refurbished however mattress was not. |

Our second visit here - extremely well run and exactly the sort of hotel we like - very relaxing, well situated almost in the sea and only 100 miles from home. We'll be back! |

Staff very friendly. Beach front location excellent. Food excellent. Car parking very restricted. Room badly neeed redecorating, very shabby. Room very stuffy though fan was provided whcih helped.Slept poorly because of this and very creaky floorboards from above. |

We arrived in the morning and it was confirmed we could not book in until 2pm, when we tried to book in just after 2 the room was still not ready it was being cleaned and serviced, we were given complimentary tea but sat for quite a long time before the room was finally ready |
