Receptionist was very friendly and efficient. Bedroom windows very dirty, could not have been cleaned for months.

We was travelling with our dog and it was nice she had a bed and also a bowl for her food, this was a nice touch. The noise!!!! We didnt sleep as our room No 4 was by the staircase and door to staircase and banged everytime someone used it. Also the couple above us came back at 2.30am and we could hear every word they said. We didnt sleep well at all and considering we had to be up at 6.30 to catch a ferry and then a long drive we need too sleep well. Oh dear!

Stayed at Burlington for 5 nights;found staff very helpful.only 15 mins. Walk from town. Room very comfortable-but small ;unfortunally not a sea view-but no matter 2 minutes walk to see it! Didn't have breakfast thought it was rather 'pricey'; Very nice bar downstairs at average prices visited once- very quiet then suddenly besieged by a 'mature' group of individuals who were obviously enjoying themselves [very disciplined I might add] My wife and I were on 3rd floor but there were 2 lifts-unfortunately only 1 was in operation.Required bathmat which was supplied within minutes ;excellent shower and double- bed. Parking rather 'tight' in hotel but usually numerous spaces on roadside surrounding .

I thought that the period features were excellent. It is a lovely character hotel and I would be pleased to stay there again. They need to update their tv! Out dated tv Shower over bath with loose taps

The Burlington is an hotel with much charm and history and is my favourite when I am working in Folkestone. This trip was with my Wife who live the room (4) and the traditional English decor/windows etc. I paid £100 for a delightful room which I thought was good value. S Edwards

Good value, comfortable room, good parking, and friendly reception. Special deal for dinner and breakfast. Breakfast was very good. Restuarant was overstaffed, especially at dinner. Despite this situation they were lazy and spent more time talking amongst themselves. It was difficult to understand why there were so few people there for dinner as the food was not that bad.

Overall 7 out of 10. Interior in my room looks excellent. Location is EXCELLENT as it is relax place to go for a walk along the Leas and view of the sea. :-) Overall 7 out of 10. My room has smelt bit funny - maybe from a damp? We were quite disappointed with the quality of bed, not sure if its PURE 100% soft cotton. It's bit hard linen and we had some slept problems. £9.50 for Full Breakfast - after eaten, I feel £5 ish is right price. It would be better to have a bright and natural location for breakfast, rather than go downstairs in the dim lighting, I feel it is suits evening meal! Everything would be perfect if TV provide a teletext access, no smell of damp, 100% soft (Egyptian) cotton, £5 for full breakfast at bright and natural light location!

The building is lovely from the outside and location of bar, roof terrace very pleasant. Decor a bit dated but reasonably clean. Facilities were awful - no food available late afternoon either at the bar or in the restaurant. Advised to order a take away to be delivered!! If not bar snacks (crisps) available! Restaurabt didn't start to serve dinner until 7.00pm. Ground floor bar was closed and doors to terrace locked as we sat in the bar at 5.45pm. Staff were unaware of any local cafes or restaurants where we could eat.

The helpfulness and friendliness of the staff; the faded grandeur and spaciousness of the late Victorian building; the hotel's excellent location a few seconds' walk from the Leas, the cliff-top promenade overlooking the English Channel, at the quiet end of town; the tasty, imaginative and very reasonably priced fare in the hotel's Bay Tree restaurant.

good seating are in triple room, very clean towels, tv ok. hard to communicate with staff, did not understand english. lift button to floor 3 was broken. triple room beds were to hard. very cold in room no heating toilet seat not stable. breakfast buffet was cold. menu breakfast was better, but long wait for chef to make it fresh. staff didnt understand, request for plain bread and butter. took 10min. to find some. had to collect papers from reception every morning. very inconvenient.

It was a ery quaint but also very comfortable hotel with friendly staff. The breakfast is extra cost but free if you have 3 course dinner with them. In any case it was a very good breakfast. The room was very big and ery comfortable.

It had a certain old world charm. And elements of it were very nicely put together. The location is very good for the beach and walking into town. Car parking was not a problem at all. The reception staff were very courteous. There are quite a few good restaurants in the area and are all within walking distance. The hotel is nice enough with not any strong reasons not to stay there again. A Luxury room with a folding bed??? Room 104. nice enough room. Tv was a bit dodgy with no choice of channels. Some of the decor was a little 1980'S. but a fold up bed? Not on really. Also fell victim of the Saturday night wedding trap again, which means the bar was off limits that evening. But the music did stop on time and on target which was good. The bar did not open at all on the Sunday evening which was annoying as I would have made use of it. Therefore, I did not bother spending any extra money on the hotel breakfast as I thought £100 a night, for a fold up bed, and a bar you could not use - oh, and a persistent chamber maid who drove us out when it best suited her, I thought £100 was rather strong! Have a stroll into town. You can get a really good breakfast in a seafront location. Hotel is nice enough but with no strong reasons to stay again - ambivolent

Nice to find an hotel that had 3 adult beds in one room. Instead of having to book single and double rooms. although we enjoyed staying at your hotel we never bought breakfast because just down the road we could get a similar breakfast for three for £15 instead of £33 at your hotel

The staff at the Burlington were very friendly throughout the stay. When we checked in it was all very quick and easy which is always good after a 500 mile drive. We also had our pet dog with us which was no problem for this hotel and they even left a water bowl out for him which is a nice touch. Rooms where of a very nice size for a 3 star. Maybe it was because we were in the end room but none the less we enjoyed the room. The food in the restaurent was not that great. The steak was very oily which i did not like.

24 hour access (night porter), price of a B&B but proper hotel. Room & bathroom very clean. Lovely views. Communal areas a little dated, not possible to reserve parking, breakfast not included in price of room.

Actually received a room large enough for a party of 3 adults without being squashed in. Received enough cups, refreshments, towels etc for three without having to chase at reception as often squashed into a room for 2 with a put u up bed. Location was wcellent for an early morning channel tunnel journey into mid france on a self-drive long weekend. Loved the elegance of the building. Staff very friendly, room clens, warm and comfortable. Will definetely reccommend. Car parkign spaces not very long for vehicles reversing out of them.

The olde worlde decor, stained glass windows and wonderful selection of paintings & photographs on the walls. The staff were very polite and attentive. E had no trouble parking. Our room was well furnished with plenty of room. If we had known that the New Year celebrations in the bar lounge below our room would go on until after 2.30 am (1.00 am would have been reasonable) we would have asked for a different room.
