Noise outside at 6aM from next door HOuse of Fraser delivery. They were too loud and woke us up. That should be avoided. No internet and not telephone working in the room. to apologise we got free breakfast which was appreciated. However the croassaint was still frozen in the middle..shame
Friendly and helpful staff. Good breakfast at a very reasonable price. Good standard of accommodation - very comfortable and well appointed room for a short stay. Hotel bar and restaurant prices excellent and food very good. Reception staff and restaurant/bar staff delightful.
Reception is on first floor and that made arrival difficult because of parking restrictions. Wifi was difficult to access.
Fantastic Hotel, Stayed in the Calvin Harris Room, Excellent Location, Fantastic Staff, Great Bar with excellent bands and entertainment. Location was central, Pribncess Street 1 min walk away, A real treat. Thanks to Staff for a lovely break.

Very helpful and friendly staff. I got a free room upgrade and 2 free drinks at the bar when I said it was my girlfriend's birthday treat. Lovely clean room and excellent bed. Beautiful bar and, although we didn't dine there, the food looked great. First class location with parking just a few minutes away. Would definitely stay again.

Quality and presentation of food was excellent, with outstanding breakfasts and a great early diner menu, coupled with warm and friendly staff and a fabulous bar.
over all the place is lovely on the eye until you look a little bit closer. Little things pop up that made me regret £220 per night price when our room had a door handle hanging of in the bathroom and previous guests leftover food still in the fridge. Having said this, the staff where amazing and more than helpful. Couldn't do enough for us and fixed issues as soon as we reported them, again though, at £220 a night, I really didn't think I would have had issues to report.
our room had veranda doors which didn't have a blind or curtain on it so, as soon as Sun up your wife awake. Room was quite small, we had to move bed to open fridge and no mirror in room .
All the staff were so professional, warm and friendly, nothing was too much trouble and they were always prepared to do that extra bit to make us feel special.
The bar was too popular!!!
The room (Robert Carlyle room) was amazing, loved our wee balcony Location was excellent for shopping, visiting fringe events and the tattoo Nothing was a problem, reception staff were extremely helpful Breakfast was great, which we enjoyed in bed at no extra cost

The location is fantastic, a stones throw away from all the shops, attractions, bars and restaurants. The staff are very helpful and friendly and couldn't do enough for us. The hotel's restaurant serves fantastic food and a great selection of wines, beers and shorts. The rooms are spacious and warm and the beds are really comfortable. Would recommend this hotel to anyone!
the 'table' ironing board was useless and broken, the room wasn't cleaned to a great standard by the house keeping each day!
Location and staff were brilliant and the vibe of the place is lively but not over the top... clean and pleasant overall. Would stay again!

Excellent location in the heart of the city.Perfectly placed for the Festival, Tattoo, shopping, pubs & restaurant . Comfortable clean room/bathroom. Good value for central Edinburgh considering we stayed at peak season when almost all hotels are full. Would stay here again.
Lift was a bit hit & miss so had to take the stairs a couple of times. Not ideal if you have mobility problems, but not an issue, for us.
