The staff were very helpful and friendly and the room was clean and tidy
We booked based on the pictures online. The hotelroom was old. Shower was 20 years old. Curtain came down and was taped to the wall. The pictures show a nice hotel but the room we had was old. The double bed was very small. All not a good experience although the area is very nice
Stairs lift to small
Close enough to Brighton without the crowds. Decent enough breakfast with the option of well cooked full English or continental. Very comfortable bed with spotless linen. Delightful lounge area to relax in. I was able to use this facility after check out time too. The local shops are quite individualistic. I can recommend the Crumpetty Tree in West Street for a lunch or coffee and cake. Most of the staff were very friendly and welcoming.
The bathroom. Down steps from bedroom. Very shabby looking bath/shower that you had to climb down into. Badly cracked sink. Coffee making facilities in the bathroom which doubled as 'an office' ! Our room was in desperate need of re decorating. The paintwork was very shabby and the windows were rotten in places.Difficult to understand local parking rules although the receptionist did her best to try and help and the vouchers sold by the hotel worked well.
A good night's sleep, breakfast was good value and service was good
Room was small and on the top floor, telephone not even plugged in or any means to plug into. Shower hose was perished and had to be replaced. The bed valance was stained. The net curtains were refashioned from other curtains (the original header was on the side).
They changed my room to provide the bath I had booked. Room was much bigger which was great.

Good value for money. Conveniently located. Very clean throughout. Comfortable sitting rooms downstairs. All necessary facilities provided in room.

Very tired and dated room - wallpaper marked and ripped. Scaffolding outside bedroom window - access platform level with window sill Poor lighting - low wattage bulbs Shower kept losing power as the shower/bath change over leaver would not stay in place - room 315 Giving the standard of the room was so different from the rooms shown on the website £100 would have been a fairer price than the £175 we paid

Having to pay £7 to park outside the hotel on the Saturday then put another £7 ticket on the car at 9am on the Sunday morning!! Maybe include this in your rates instead of the sting in the tail on arrival? Rooms need upgrading, bathroom tiles chipped and limescale in the bath, TV only had 5 channels, couldn't retune it!

... but the parking situation and information ... Grrrr.
Great location - easy walk into hove and brighton about 10-15 mins. Parking available on site at a cost but saved moving car within the permit/ticket zone. Staff helpful but not overly friendly. Bed was very comfortable and nice quiet location.
Breakfast a little cramped at the top end - couldn't get between tables and we are not big people! Room was adequate but sink had a big crack in it. Needs brightening up. The white towels on the white bed cover did not look inviting - only works if towels are as white as the duvet cover - bit off putting as they looked grubby.
The hotel is old and tired, the carpets and wallpaper in my room were stained and sadly in need of replacing. The hotel is covered in scaffolding, I had to keep the windows closed and the curtains drawn the whole time to maintain a modicum of privacy. Drilling and banging started at 8 every morning and went on relentlessly the whole time I was in my room. As for the floorboards!!! I think the people above me were rehearsing for Riverdance, at least that's what it sounded like. Finally, there was no-one around to help me down the front steps with my luggage when I checked out, a very nice man who was checking in at the time assisted me. All in all not the relaxing break I was hoping for.

The hotel is tired in places, but we booked well in advance and only paid £63 so happy to turn a blind eye... now, if we'd paid the £185 people we heard them quoting for the same Saturday night, I think I would have expected a lot better standard.
Clean room. Helpful staff, lovely bar next door. Nice ambience.
Watch out for the parking wardens, triple check that you are parking in an appropriate place - we found out by accident we had luckily parked on the 'right' side!
