Late night noise from next door
We were delighted to be looked after by helpful and happy staff. Nothing was too much trouble and everyone was quick to inform us of the best deals for meal times. The room was better that the star rating for the hotel and everything had been thought of. The parking was in a multi-storey car park a couple of streets away, however we could get the ticket hand written by the hotel receptionist who added the cost to our bill, and this saved us from having to think about dealing with cash. We enjoyed the folk festival in nearby Broadstairs as we were dancing in it, when we came back all hot and bothered the room was a welcoming relief as it has air conditioning. Well done The Oak, we hope to see you all again next year
Good for those enjoying nightlife as in a fun spot
I am older and don't like late night life, so I could hear the disco's etc far off into the small hours, though was not too unbearable, as they gave me a room away from the town front at the back of hotel. was not much room to move around the bed. TV didnt work but Manager cvame and sorted it out, but was inconvenient to need someone to do that late at night. Too many flights of stairs and no lift very bad situation for me of mature years.
Very clean room and spotless bathroom.
We were given a room with a sea view, we were advised that being at the front we may here road noise, this was an understatement..the noise from the cafe/bar (part of the hotel) was noisy until 4am , i mistakenly thought it was a night club.we managed 3hrs sleep until we were woken by the street cleaning team at 7am. Sunday evening was no better as the street was still noisy and guests checking in at 12-30 at night were chatting outside our room with the hotel staff...a total waist of time trying to sleep, Monday morning we left at 8 am, two nights of pure misery and unbelievably WE PAID.

No lift and being on the 3rd floor. No car park.
The staff were friendly and welcoming, the hotel was clean as was the room and the overall hotel appeared to be recently decorated or renovated.
There is no hotel parking and the nearest is £14.00 for 24 hours, there is nothing between that and 12 hours. here is a pub very near which played very loud music until he early hours with noisy clientele in the street accompanies by fighting.
The best thing about The Oak is it's wonderful staff..right across the board from reception/management to housekeeping..great people
The noise of local bars and nightclubs is appalling..this is a young peoples hotel at night..if there was triple glazing it would help but then A/C is essential. The soundproofing is substandard to block the noise of revelling guests from disturbing other guests on their way back to rooms at 3. AM

a party was book in with blaring music until gone midnight giving then value for money whilst i wasted mine because i wasn't allowed to sleep when i wanted to because of them.either book the party and no guests or guests and no party,not both.
Impossible to sleep after 0530hrs due to v noisy fan/air cconditioner/motor outside.

Perfect position, very clean and comfortable. We requested a quiet room and were given one. An ideal hotel to use as a base. We were there for The British Ladies Open and it was perfect.

No mention on check in of a ticket for the local car park, resulting in receiving a ticket as parking is free Saturday but you have to start paying from 0700 on Sunday.
Friendly service at the desk & by night man. Good facilities in twin room. Nice cosmetics. Large towels.
Pillows a bit hard. Shame we were looking onto a wall but we were only there for 1 night so understand!

Room was clean and well furnished
Our visit on a Saturday night was spoilt by the noise from the adjacent night club and the people outside the night club and hotel. The music stopped at 3.00 a.m. and the people outside had dispersed by 3.30 a.m. but it was impossible to sleep before this. Our room was at the front of the hotel at the end next to the night club. There was no double glazing. When we booked the hotel we chose a room at the front because of the view which was excellent but the noise undermined all of this. We were not warned about the noise and we were unprepared for it. We were not advised about the problem when we checked in nor were we offered another room. We were visiting a relative until 11.15 and when we returned to the hotel the lobby was unmanned. We will not stay here again. It may be that this problem only occurs on a Saturday night but I would advise anybody to check about this before they book a room at this hotel.
Location was great. Very comfortable beds and the shower was ok.
Breakfast was ordinary. My room was a bit noisy because of the building next door.

I loved over looking the harbour, getting £10 off the room because I was on my own, friendly staff, clean & comfortable room. On arrival got parking permit for overnight parking at only £2.90. Getting tea at breakfast in a china tea pot & butter that you can spread not cold & hard, it's the personal touch, can't wait to stay here again.
Leaving my car overnight in multi storey car park & walking to it, but having said that it was only 200 yards away, can't complain. Paying £7.50 for cooked breakfast but it was superb, never had mushrooms that tasted that good before.
