Very helpful staff. Room clean and comfortable. Reasonable rates. I was on the top floor. There is no lift. Bear this in mind if you have heavy bags.

The guy in the bar were we had to check in was very friendly. Carpark just in front of the door. The rooms are very small and the mattresses were like a trampoline so we all didn´t sleep well. The shower in my room was totally dirty.

Room was large and clean, bed was huge. All in all for the price is was a great little place would definately stay again and recommend to anyone looking for a comfortable b&B. Did not manage to get up for the continental breakfast, as we had a late night, did not mind tea and coffee in the room and some great little cafes around the corner selling all day breakfasts.....good stay

The room was very quiet which meant I was able to have a good sleep. I had coffe making facilities, a couple of sweets and biscuits which was nice. Breakfast was basic but adequate. The hotel is very convenient for Folkestone town where I had been having a drink and meal with friends. The blankets weren't that clean and the towels were a bit hard. It is tiring climbing the stairs to the top floor!

The location was perfect, just few steps from the seaside. Room pretty good and quiet for a one day stay. The room was newly repainted, therefore there was a strong smell of paint in the room.

Room was lovely and well equipped. Staff were helpful. Could have a meal in the room. Food was awful. Overcooked fish. Dry croissants for breakfast not fresh prepacked. Real shame because there was no need, as Tescos on the corner to buy fresh produce.

Good view of the coastline The price was a lot more than some other bigger sized areas locally, it was more like a guest house run by excellent staff. We did enjoy our stay though.

The room had tv and was comfortable. The room being on the top floor,3 flights upi knew there was no lift but did not expect 6 lots of stairs. It was stinking of paint as ongoing work in the room next door.Lack of information and going down to breakfast no staff about because nobody told them we were 8o/c sitting.Needs customer care training I think. There was a party going on in the room opposite, gone 1am I think it was more like a student digs up there.Rooms downstairs were quite when we got in at midnight just on our floor noisey.

I liked the atmosphere at the Hotel and the staff were very friendly. I was upgraded to a room which was spacious and I felt very at home. Great location. I can imagine the hotel being really nice in the Summer - I will come back.

As part of my job, I stay at hotels all over the country on a very regular basis. This hotel is without doubt the most comfortable and best value for money hotel I have stayed in. The staff were very friendly and most helpfull. We couldn,t get an evening meal after 08.25 in the evening but that was our fault for leaving it too late. And I would have prefered a full english for breakfast but the continental breakfast wat Ok. I would recommend this hotel to anyone. Special thanks to Emma for looking after us, nothing too much trouble she was brilliant.

Love their chips, potatoes and salad ;) service was fantastic, people very friendly abd helpful. Food was very poor, the steak and fish were awfull !!! after asking to re-grilled my fish it came back same - very watery, tasteless and just cooked. Steak was also terrible - sorry....
