location, availability, access, staff very keen to make the most of what's available. very good for the lake district which is notoriously poor value as in the summer it is rammed and hard to find anywhere and in the winter,no one goes there and many places are closed down.
price tag for the quality of mattress and other appointments is poor value for money if you compare it to anywhere in the world, even London. But in the lakes, it is about par, if not above par; so I recommend it if you are going to the lakes. But go to the Pyrenees, the Alps, the Balkans, anywhere really outside of England, instead; even after flights etc, its cheaper and nicer.

Nick was very friendly, helpful and always had time for us when we bombarded him with questions about the local restaurants, places to visit etc.
Vey clean, up-to-date, excellent breakfast, helpful and friendly owners, good location, easy to find, car parking on site.
The weather was very hot and humid, so sleeping in a room on the top floor proved a challenge; however, rather that type of weather than dull and rainy!

The breakfast was excellent with very good portions and of high quality with plenty of choice. Rooms were very clean.
During our week there we only had some minor issues. My parent's room had the lighting of the shower room not working and after pointing it out on our first day to the owner they still did not manage to fix it. We also had one day when the Wi-Fi was not working. Our room was on the top floor and during the night it was quite hot, even tough there was an exceptional heat wave.
The location is near the train station. Breakfast is included and be served at the the table to order.
Rooms are small ( staying in annex rooms,) out of date, wi-fi cannot be used, no connected dial phone to the receptionist in case of needs.
Welcome was good and breakfast had a good choice. Room was spacious.
Proximity to rail station and buses. Spotless, modern, comfortable spacious room with superking bed and own courtyard with table and chairs. Great breakfast.
Number of stairs for olde guests
Nick was very efficient and friendly. The hotel itself looks beautiful and is located in a really wonderful setting. Very close to the bus and rail station and Windermere Town itself.
