We had to change rooms because the first was dirty. The second room much better but the window was broken and only opened with great difficulty. Walls so thin I was kept awake by snoring in the next room. Beds narrow. I was also irritated when trying to check out by persistant attempts to interest me in paying for breakfasts I hadn't had, ignoring me when I pointed out I hadn't had any breakfast.

Very friendly and accommodating staff. Excellent value stay with an excellent value breakfast. We booked for an overnight stay to attend a local wedding reception and our experience at the Roebuck really hit the spot.
The staff were excellent, friendly and helpful, the food in the restaurant was delicious. There was plenty of hot water for a bath after a very long drive. Free Wi-fi was a great extra. The room was very clean and fairly spacious for a twin.
The second bed was up against the wall which was a little restrictive and there were no plugs near the bed. Mobile signal was patchy but probably due to the location rather than anything else.

walls very thin especially adjoining rooms can be noisy could do with an update decor wise the plastic bath mat which you need in the bath is yucky ,the bath is quite dangerous as you can slip,bad design needs replacing bathroom definately needs refurbishment

What a lovely hotel. The staff were friendly and attentive. A very spacious hotel with a relaxed atmosphere a lovely well groomed garden and beautiful views over the countryside.
You must bare in mind that you are in the middle of Ashdown Forest so you are quiet isolated from shops and foot paths. I think that is one of the attractions of the hotel but others may find that a problem. The next village is only a few minutes down the road but you will need to hop in your car.

Pleasant building & terrace with a nice view.
Lorries passing all night making sleep difficult. Bathroom could have been cleaner. Snail trails on carpet in breakfast room a little off putting!
Very reasonable price and as we were at the back of the hotel it was very quiet. Breakfast was very good indeed.
