My visit was work related. I only neede a bed for a couple of evenings. The lift is tiny. There is 'live' entertainment every evening. I prefer a bit of peace and quiet, so had to go elsewhere to eat and have a quiet drink. |

Staff very helpful and pleasant. Room fine though florors slope.Breakfast good.Manager and receptionists very pleasant and very good at their job.Hotel looked full but staff coped well. A pleasant stay for the night with all of the negitives mainly outside of the control of the hotel. Noise from drunks and young people shouting along the prom. Not the problem of the hotel but lost sleep.Needs sorting by police and tourist board as it effects all hotels along the sea front.Guests smoking on entrance steps, fumes entering upper rooms through windows.Two people lift was small but never waited too long for it. |

one evening i asked for the bar menu to be told they never had 1 for the nitght in question, however minutes later the same bar person gave the bar menu to another guest. At this point i ordered from the same menu but for room service. |

Good location (between steam and electric railway), very nice breakfast. Room quite noisy. Lift too small, and if you go up by stairs you will lose the way very easily... |

Having a sea view and a good location. At times the resturant was stretched to provide a proper service to us, (due to coach parties) breakfast was a problem, on one day not enough tables set aside for non coach party residents. |

Mostly very pleasant staff and cleanliness of the room. Food was good and value for money The Restaurant manager calling me "Mate"or "Buddy" and being generaly surly is not what I expect in a 3 star hotel |

beds were quite comfortable and room was spacious . room was far too hot; needed fan on all night even though weather was not warm. Front stairs were dangerous - I slipped on them and hurt my lower back. Parking is difficult. |

Easy to find, well located, nice comfortable, though noisy room Dangerous stairs leading to main entrance with only minimal safety precautions in place (narrow anti skid strip, "slippery when wet" cone) - No parking provision specific to hotel guests, which makes finding a parking slot close to hotel during GP season a mission impossible (Free 24H parking along sidewalks of promenade doesn't really promote a quick turnaround) - Noisy, never ceasing Airco/heating/ventilation exhausts on rooftop, surrounded by 3 hotel walls, create resonating drone that cannot be kept outside the room, even with windows shut |

i never bothered staying as the room was facing a back wall with an air con noisy pipe right outside the window.i asked for a sea view and was told that i never,even though i rang twice to confirm.its funny that room 117 was the only room left and had already been mentioned by other reviews as unpleasant.i thought the hotel had a cheek to still charge me 80pound for cancelling when it was so obvious that no one else wanted that room either. |

You offered excellent value for children. The staff were always poliet and helpful. The beds were comfortable. The lift was a bit small and in places the carpet looked a bit rough. |

The service was ok only there was never enough staff as the girl from reception had to serve at the bar. SO if you wanted a drink you have to go to the reception first. When we first arrived our bed sheets hadnt been changed but other than this everything was fine |

The evening meals were of a much higher standard and variety than other reviews had led me to expect. The Head Waiter made all the difference when on duty, being observant, friendly and very attentive, and making sure that junior staff saw to our needs.The room, 110 was comfortable and fresh, despite its location. The public areas are dated, drab and urgently in need of redesign, e.g. lower seating - anything to change its resemblance to an retirement home. I am a pensioner, but I don't need to be reminded of this when I step into the lounge or bar. We spent very little time in the bar, because it was impossible to chill in those chairs. The colours didn't help either.We had hoped that we would not be placed in one of the dreaded back rooms we had read about, but we were. The view was of facing windows and kitchen roof, and the dominant sound was of the extractor fan. I firmly believe that the adverts for the Rutland should not say "most rooms have sea views" and be honest, offering the back rooms with no view at all as budget rooms available for those who prefer a cheaper room and don't mind about the lack of view. It is the worst view I've ever had in any hotel. I was upset on arrival and went to complain at the desk. The girl there could not have cared less, she shrugged, said "sorry" and turned away. If I had known in advance, I would not have booked. |
