the food is disgusting would not feed it to a dog. The staff are a waste of space, most of them do not even speak english. All that hotel is bothered about is coach trips, woke up by noisy guests and staff 6 oclock Sunday morning, going on for an hour banging cases into the bedroom wall, shouting, inconsiderate o.a.p.s...

The strange layout of the upper floors took a little time to work out.

Nice spacious warm bedroom with seaview. New carpet had been fitted in hallway since our last stay (April 2012), lovely fresh cooked breakfast on Tuesday morning served to your table. Staff are courteous and helpful. Parking is free and usually ample on the Queens Prom.

Bathroom was freezing, the curtains didn't properly cover the bay window and as the weather was cold we got the blunt of the breeze coming off the sea. I fixed a large bathtowel over part of the patio door to stop some of the cold, kept the towels off the heated towel rail and opened the bedroom door in the hope some heat would filter through when taking a shower but it was still freezing and in turn this left the bedroom cold. Personally I'm not a fan of self-service breakfast as I find its coldish and overcooked by the time you eat it. I know the idea of making your own toast leads to less waste but I would prefer to have it served to me. A tv lounge to relax in would be nice especially if it's cold outside instead of being 'cooked up' in your room all day. While Tuesday mornings breakfast was delicious it was marred by sour milk at the cereal bar and on the tables. By the time we got milk I didn't get to eat my cereal and drank fruit juice with my delicious fry. Staff were more than polite dealing with this. However, any of the above won't stop me from booking The Rutland again.

The room was spotlessly clean and warm, the breakfast was very good, and the staff were helpful.

The corridors were narrow and maze-like and the direction signage a bit unclear. Also the tv had only a couple of channels.

First class service - particularly impressive was the courtesy of the staff and the room service. It was so relaxing and comfortable and staff made us feel really at home.

Our room was really lovely, spacious and with a wonderful sea view. The staff were exceptionally welcoming and kind. It was extremely good value and for a three-star hotel, I think it was excellent.

The outside of the windows in our room could have done with a clean. I would have done it myself except it wasn't possible to open the windows wide enough. So the wonderful sea view remained a bit smeary!

It's waterfront location offers a fabulous view over Douglas promanade and for those up early enough to witness the sunrise over the Irish Sea. The refurbished Victorian building gives a modern contemporary feel inside but without looseing the period character of what a British seaside hotel has to offer.

I'm sure this was an isolated incident but having the Police attend the hotel early hours on the Sunday morning of our stay and having someone escorted from the hotel didn't give the hotel the best of images.

The room was lovely and comfortable and the location was ideal for our trip

The parking, didn't really bother us this time as we flew in, but as we tend to come over as often as we can we will be using the ferry, and bringing our car, I'm a disabled driver so would need a parking bay.

Food in this hotel is really bad (breakfast and dinner).

Value for money and location

The rooms were immaculate and the Receptionist was a credit to the hotel. Made us feel very welcome from arriving to leaving and nothing was too much trouble. although I would strongly recommend the hotel to visitors I would also recommend that they had room only as the management of the restaurant leaves a lot to be desired.

See below exerpt from letter sent to hotel manager- On Sunday morning we entered the restaurant at 8.30am and there was a coach party sitting in the three communal reserved seating areas that had been reserved the previous morning. However there were 4 empty banks of tables towards the back of the room we noticed. We were then told by the manager as there was just the two of us to have a seat in the foyer while they found us a table which I found a little unreasonable as I could see there were empty tables available. However I duly obliged only to see a couple go in ahead of us and be offered a seat. I expressed my distaste to the manager about this and she said that the couple were part of a coach party. I then mentioned to the Manager that I was also a paying guest and wished to be treated the same way, at which she walked off and kept her distance from us. also on being seated by another member of staff who was a lot more helpfull , it was evident that the couple that your manager had claimed were "in the coach party" were actually not and they were sat opposite us on their own when we finaly got seated a good 10 minutes later. I found this totaly un-acceptable and was more annoyed at the lack of appology from your Restaurant Manager who clearly avoided us for the rest of our meal.

Price and cleanliness

Room, View onto a wall of windows. Bar staff could of looked as if they cared and been quicker to serve as there were no other customers in the bar.
