Very good service with a smile. Quiet, clean and comfortable. Nicely cooked breakfast. Single room had everything I needed but was on the small side.

It was convenient for the family party that we were attending in the evening. We have stayed at the Victoria Park Hotel before and were very happy to return there. Staff were friendly and very helpful. Te breakfast was a bit of a "scrum" with most people arriving at 8.30. Some confusion over our orders but sorted out in a friendly way. TV in room did not work. When I mentioned it next morning we were told that we should have pressed 8 on one of the remotes to activate the digital box!! Instructions to that effect should have been left in the room next to the TV.

Breakfast - great variety and good cooked vegetarian option. Kids satisfied too! Staff were very polite and were quick to help. Staff made us feel 'looked after' over breakfast. Parking was good too - always had a space. Hotel easy to find - on a very busy road. We rearranged the room to accomodate the kids and staff didn't mind. We were tucked away so not worried about the noise that came from the kids affecting other guests! The ensuite was really noisy and the bathroom door creaked really loud. Flushing the toilet and using the sink waked the kids at night in the room allocated for 4 adults. Worst though was the constant smell of cigarette smoke that came from the toilet. The previous users must have chained smoke in there. House keeping were quick to provide us with air freshner but hard to beleive that it had been missed when the room was first made. Also, useful to know that the room for 4 adults is located on the top floor - good exercise to work off a cooked breakfast!

Staff helpful, rooms quiet large and comfortable. Twin room booked, room had double bed and a fold out bed, fold out bed uncomfortable with thin mattress and low to ground.

The location. The very firendly staff/owner. The bathroom was spotlessly clean as far as the loo, baisin, bath were concerned (not so carpet-see below) Filthy carpets in bedrooma and bathroom. Badly stained upholstery on chair. Bath took 30 minutes to fill. Room was cold (although onr equest the owner put aportable heater in our room) Drab, cheap furnishings. Cheap kit furniture. One of the beds was a 'put-you-up'. Not being in the main hoterl, but in an 'annexe' (so a walk outside for breakfast, to check out etc) This is not ahotel, it is a b&B. We paid £80.00 for thie room, which was generally quite tatty and well below the standard on (for example) a Primier Inn or Holiday Inn which would be the same price or cheaper. A lesson learned. A pity as the owners/staff were very nice, but they need to take a long hard look at this place. Well below standard.

The staff were very friendly Had to wait for nearly 30 minutes to get in as the door was locked and the owner was out. The heating was not working in the room.

We Were put in the house next door so I can't really comment on the hotel itself. We had to go next door to use the bar and for our breakfast, apart from that it was ok.

Very convenient for visiting the Assembly in Leamington Spa. Most facilities provided. Clean, warm and comfortable room. Staff helpful. Decoration and carpets shabby and dated. Many doors left open so guests could clearly see store rooms where supplies and cleaning equipment were kept. No mixer taps in bathroom. Carpet in bathroom. Breakfast was a bit burnt and we felt hurried.

The only thing I would complain about if you can call it that, the breakfast didnt seem as though it was freshly cooked as you ordered it, the bacon and eggs felt as though they had been kept warm for a while

Extremely convenient for travel by car with plenty of offroad parking. A short walk from train station. Very comfortable clean room and more than adequate breakfast. Very pleasant staff. Convenient for walk to town centre and to local parks. A very pleasant stay.

Perfectly quiet, in spite of being very busy. Comfortable bed, bathroom ok, if small. The breakfast production line was impressive, and food fine. The staff were all friendly, helpful and efficient. It's proximity to the Leamington Real Tennis club in Bedford St. The light above the bathroom basin didn't work (Room 5), and the bathroom was a tight fit
