Good location rooms warm and clean We were in the annexe next door to the hotel, the room was fine however there was a strong smell of cooking on the ground floor , think the annexe is used for living accomodation

Only good for getting your head down not for anything else! Not a hotel, only one lady owner who runs it with silly rules like breakfast finishes at 9am on a Saturday am! Not a good place....not recommended at all!

The hotel was close to the family we were visiting. The breakfast was extremely good value. The staff were very friendly and helpful. Our room was in the annexe so in the rain it was inconvenient to reach the dining room.

The staff were very friendly and made us welcome, the hotel was located in the town and which made it very to walk into town. I would not hesitate in using the hotel again and would have no hesitation in reccomending it to friends and family.

Location was good not far from my family's home in leamington and close to the city & parks. Plenty of good parking onsite. Comfortable room. A good breakfast, plenty to choose from & presented well. Would have preferred a room at the front of hotel. When booking nothing was mentioned where the rooms are in the hotel so it seems to be pure luck as to weather you get a large/small double room at the front or as in our case right at the back.

We were impressed with the size of the room given to us and its general cleanliness. I thought the carpet in the room could have been cleaner, and the cooked breakfast while being adequate for us lacked the fried bread often accompanying such a breakfast we have previously experienced in cheaper B&B's Information on places to eat located in main building not also in the annex.

The location. The very firendly staff/owner. The bathroom was spotlessly clean as far as the loo, baisin, bath were concerned (not so carpet-see below) Filthy carpets in bedrooma and bathroom. Badly stained upholstery on chair. Bath took 30 minutes to fill. Room was cold (although onr equest the owner put aportable heater in our room) Drab, cheap furnishings. Cheap kit furniture. One of the beds was a 'put-you-up'. Not being in the main hoterl, but in an 'annexe' (so a walk outside for breakfast, to check out etc) This is not ahotel, it is a b&B. We paid £80.00 for thie room, which was generally quite tatty and well below the standard on (for example) a Primier Inn or Holiday Inn which would be the same price or cheaper. A lesson learned. A pity as the owners/staff were very nice, but they need to take a long hard look at this place. Well below standard.

Very convenient for visiting the Assembly in Leamington Spa. Most facilities provided. Clean, warm and comfortable room. Staff helpful. Decoration and carpets shabby and dated. Many doors left open so guests could clearly see store rooms where supplies and cleaning equipment were kept. No mixer taps in bathroom. Carpet in bathroom. Breakfast was a bit burnt and we felt hurried.

The only thing I would complain about if you can call it that, the breakfast didnt seem as though it was freshly cooked as you ordered it, the bacon and eggs felt as though they had been kept warm for a while
