The convenience of being so close to the centre of the city and within a shopping centre. Bus route at the door

The heat of the rooms on the road side and our daughter stayed on the other side of the hotel and was disturbed every night by chavs on the roof of the shopping centre. The staff were took several nights to finally sort out the problem

Clean,tidy,great location and good food.

Overpriced parking, location of parking facility was in a tunnel.. This charge in my opinion was excessive

We visited the King James Hotel as it was very central to allow us to be very near a wedding reception, in another Hotel nearby. The room we were allocated was excellent,as far as comfort & facilities in fact a suite with its own lounge area, separate generous sized bedroom & private facilities which included a walk in shower, which we had specifically requested, due to one of the party, who has personal difficulties in using a bath. This was the one area that let the Hotel down, see full detail below:

The walk in shower had what appeared to be mould around the tiling, also the shower head. The ceiling area & vent was black, therefore what was a very comfortable & well fitted room, was totally spoilt by this situation.

We requested a room with wheelchair access. Were given a purpose-built twin bedded room with loads of space, hard wood floor, wet room shower and all the aids a person in a wheelchair needs. Brilliant! Reception and bar/restaurant staff were cheerfully helpful despite it being the busiest time of year for Edinburgh. Excellent location for shopping and site-seeing, with direct links to the King James Mall and John Lewis.

We were there at Edinburgh Festival/Military Tattoo time so the hotel was very busy. Naturally, many customers want to eat dinner early before going on to a show. With the restaurant not opening until 6.30pm there was a crush and food delays in the bar. Opening the restaurant earlier on such occasions would help relieve the pressure on the bar.

The location is terrific--five minutes from the Georgian glories of the New Town, ten minutes stroll from the Royal Mile. The hotel is spotlessly clean, thestaff are efficient and friendly.Highly recommended.

I thought the prices exacted for telephone calls were excessive.

Arrived at hotel at 2pm,4 adults, 2 rooms were booked,was informed by receptionist check in time was 2.30pm.We were then told our rooms would not be ready at 2.30pm and asked if we could return later possibly an hour or so and rooms would be ready for us.We accepted this and came back at 4.10pm.On arriving at the hotel for the second time,we asked if our rooms were ready, the team leader receptionist continued to answer phone calls and rudely ignored us,only to be told our rooms were yet again unavailable.By this time I was upset and asked for the duty manager,we were told to take a seat and 20 minutes later the duty manager arrived to talk with us.He was understanding and compassionate and and offered us an acceptable gesture of goodwill.We were finally given rooms at 5.40,which I feel was unacceptable and rude,I will not return to this hotel again!

It was a great location, lovely hotel, friendly staff and nice rooms. The room was a little bit small though but that is only a small criticism.

We had an absolutely fantastic weekend. The hotel was absolutely fantastic. The location was excellent for getting about Edinburgh being next to all the main shopping centres, bus station and local restaurants, bars etc. The room was modern, nicely furnished, warm, very relaxing. The staff were all extremely friendly and helpful. Will definitely stay there again.

The staff are very friendly and helpful (could be because the Scots know about customer service). Great location. Too bad we chose the same weekend as the 6 nations (Scotland vs England) and the prices were high - but that's not the hotel's fault. Will stay here again - location for my needs (Waverley station & plenty of shops nearby) is fantastic!

The staff let me use the computer when the plane was cancelled. We could make our own tea and coffee and they were replaced both days. It was beautifully clean.

you do not provide a loo brush in the loo - not many hotels do but they are appreciated by those of us who clean up after ourselves.

It was available at shortish notice and a well placed and convenient place to stay. Staff very helpful

Room was poorly sound proofed and thus noisy from the street outside and neighbouring rooms. Expensive for what it was

We booked 3 rooms for a family reunion. Check in was easy, the rooms were comfortable,clean and warm. The Hotel is ideally situated for rail and bus stations and also very close to Playhouse Theatre. Surprisingly being situated on a main street the Hotel was very quiet except for a noisy person banging a door in the early hours but I can't fault the hotel for that. We would definately stay at this hotel again.

Bar prices seemed a little high but I suppose you can expect that in a city. However I thought £1.20 for a bag of crisps was a bit excessive.
