The location was ideal for what we needed.
The mattress was terrible springs poking through the toilet flush button was broken I had to stick my finger in the top of the cistern to flush it and the shower door did not close .
Hotel not clean and not cheap
We were on the top floor and we found the stairs extremely narrow and steep. The room was very small and the hotel is in need of a complete makeover and maintenance plan.

Towels and beds sheets clean. The location was very central.
Carpets dirty and sticky in some places. Loads of noise from the bar visitors and the music quite loud. Overall very disappointed with my booking.

We got a full refund and no charge on our cancelation of a weeks stay a couple of weeks later. other than the fact the staff were understanding absolutely nothing
DIrty, wouldn't even take my shoes off as carpet was that dirty. Mildew all over bathroom ceiling, everything broken, double room was more like a single with a double bed in it, glass in windows ready to drop out, and the list goes on and on. Would NEVER think of staying again, how anyone can put a good review is beyond me, please if you read this save your money and stay anywhere else, its disgusting.
This was just what we needed for a short break the staff were friendly the room was clean and it was just as described. Yes there was a bar that played music below us but it didn't disturb us. I would definitely recommend this hotel as it is ideally placed to explore Leamington Spa :)
The food we ordered for our lunch in the adjoining bar/grill was quite good, and the atmosphere was inviting in the bar/grill. In the room the bedding was clean and the beds had been made. At breakfast time there was a toaster we could use if we wanted to make ourselves toast. The cooked breakfast I ordered was cooked to perfection and tasted really good, as the sausage and bacon were free range.
On arrival, we had to seek out a member of staff in the bar, to come to the hotel reception to book us in. We had to take our own bags up. Our booking was non existent on their booking system, so lucky for me I had printed out the confirmation email of my booking and taken it to the Hotel with me, as this was the proof I needed to ensure we given our booked room. After we were shown to our room, we were simply told the check out time for the next day and when the 'free continental' breakfast would be served the next morning. We were told the wrong timings. Breakfast cereals, jams, margarine, cold thick slices of reformed ham, thick slices of cheese, sliced loaf of white and wholemeal bread and a bowl of fruit was the 'continental' breakfast served in the bar/grill and it was help yourself. There was a toaster if you wanted toast. Not our idea of a 'continental' breakfast.In the room there was less than half an inch of space between our twin beds. The two upholstered armchairs were black with dirt. The carpet, was quite literally the dirtiest, stained carpet I have ever seen. There were cobwebs everywhere in the ceiling of the room. There was so much dust and dirt under the beds, I dread to think how long it had been since anyone had cleaned underneath the beds.In the en-suite bathroom, the bottom of the shower cubicle was not clean. I had to clean it myself before using it. One of the panels fell off as I tried to close it, so I had to carefully rehang the shower panel and warn my daughter to be extra careful with it when she had her shower. When I asked for the use of an iron and ironing board, the first iron, did not work and the cover on the ironing board was very stained. The second iron was so dirty, I had to spend time cleaning the sole plate, then steaming the iron,until the steam came out clean and no longer left brown stains.
Small rooms, not very clean and the curtains were falling down. When we returned there was very loud music from the bar below which we were unaware of when we booked. This went on until 2 then when everyone was kicked out the noise on the street was ridiculous! Had to close the window which made it very uncomfortable on a hot night.
