Easy access to City centre Breakfast a little disappointing. Bacon not available on either morning we stayed here.

Room was clean, if a bit dated, although the en-suite was in my wifes words gorgeous. Bed was comfy enough. Chose this hotel on recommendation of my parents who stayed there about 8 years ago. Arrived at the hotel, at 3pm, to find it locked up and half of the place being refurbished, which I wasn't advised of, so had the impression the place was closed and i had nowhere to stay. Quickly let in after a quick phone call. On arrival at room it was cold as the heating hadn't been on. On arrival for breakfast, the dining room was so cold I could see my breath and another guest was sitting with heavy coat and gloves on. Surely heating could be timed to warm the place up in time for breakfast. My wife ordered sausage and fried egg, and got exactly that, a sausage and a fried egg. No bacon on menu. Went into kitchen to pay my bill, and was not impressed. Cracked tiles and beat up old kitchen units did nothing to endear me to this hotel.

- very friendly and very helpful staff - clean and quiet room (en suite), with a big window to the garden - good lokation, near to city centre (20Min walk, 8Min drive with bus) and near to arthurs seat - all together a very nice hotel with nice people, we would so much like to come here again! :D

The young Polish man working the desk went above and beyond. He made sure my mother and I were happy with our room. He was very helpful with booking day trips, taxi's and ordering out. The room had both a toilet room with a shower and a bathroom. The rooms were small but comfortable. There was a flat screen tv with good sound and picture & a kettle with tea/coffee. The breakfast was included and had an assortment of food. The cleaning staff was friendly as well. Workers were remodeling the bed room next door and it was a bit noisy. The hotel is about a 20 minute walk away from the Royal Mile. Because of the remodeling, the hallway had dust and debris. It wasn't that bad, however the rooms were a bit overpriced for the conditions.

Location ideal 20 mins walk into the city centre on a straight road. Staff very helpful, room was nice and big. Would go back The room could be bit More modern but I have to say the room suits the old style

Good location for me. Quiet room and helpful staff. Shower blocked with other rubbish coming up from the blocked waste. Bathroom mirror light not working - too dark for putting on make up. No bacon for breakfast ( dont like sausages)

Location was excellent for my family as they could walk into the city whilst I went out on business during the day. The family room was perfect for our needs and very interesting! Good value I am pretty certain their insecure wireless facility accessed my laptop and address book and sent out spam emails in my name. A few too many things were crock - bedroom door hard to open and close, heating too hot even on min settting.

Close to main parts of Edinburgh, nice place. My rented car was broken into in the hotel car park, more needs to be done to tighten up security. The staff were pretty good about it and said that this was a first, still coming from South Africa we believed that crime would not be an issue during our trip to the uk

I had an equitable place to stay for the night. I did not like the fact that there was no way for me to access the lobby after 11 pm as the hotel lobby was the only place where you could get wifi. Also I thought that shampoo should have been provided in the room, and that the breakfast should have stayed open longer. Also at breakfast they should served a decent hot chocolate because the hot chocolate provided was the most watered down hot chocolate I have ever had.

Very good location, pleasant staff and comfortable room. Parking on site is convenient. We heeded other reviews and asked for a room at the back, which was perfectly quiet, opening onto a private garden. We would stay here again.

The staff were all very anxious to help and very knowledgeable and efficient. The hotel has single rooms and is conveniently situated. The breakfast was good There was a slightly dingy air to the place.

1. Location- hop on the bus across the street and a straight shot to the Roral Mile and Princess Street. 2. Interesting old houses. 3. Breakfast is good, would like bacon- understand the religeous reason why not served but should be available or have a note indicating it is not offered. 1. Tv never worked. We did get a discount on the room because of this. 2. Woodwork and rugs needs some tender loving care. While the bathroom facilities had been updated since our last visit in the mid- 90s, and it looked like it had been painted somewhat recently, the woodwork and especially rugs are old and need some renovation. One is left with an initial feeling of a "dingy, old" hotel.
