A friendly Bed and Breakfast, with a very clean, comfortable room. Even a small view of the sea. A nice breakfast. Free parking available right outside. The owners were helpful with information about restaurants etc. A good address. The location was a bit futher away from Hastings itself than I had anticipated, and St Leonards is a confusing suburb to navigate without a map. You need a car or bus to get into Hastings, unless you're a keen walker. |

Staff friendly and helpful. Hotel lovely and clean and ideal for our overnight stay. Being given verbal information about fire escape procedures. Mattress in single room a bit too soft. |

Staff friendly and helpful. We were given a map of Hastings with personal references to good places to eat, we thought this was a nice touch. Lovely house, nicely decorated, comfortable and clean, very nice breakfast and good facilities. Would be happy to stay there again. Did not try the nearby recommended Thai restaurant but it looked very nice. Very long walk to town to eat but there is a pub and Thai food restaurant nearby. So this is not a big problem. We took our car down to the sea front in the evening and found parking was not a big problem. |

Style, cleanliness and comfort are top of the list for this hotel. We were looked after really well, and breakfast was a pleasant treat.Both our hosts are lovely, warm and welcoming. Oliver (the cat ) was a little charmer also. We were a little disappointed not to get the room we would have liked, but this, in no way would deter us from going there again. |

The 24hr honesty bar - what a marvelous idea! The fact I booked a single room and they upgraded me to a beautiful double at no extra cost, made my stay. Also, great parking and very friendly staff members. Absolutely nothing. Would definitely recommend staying here. |

The hotel was smart, clean and tidy with a luxurious feel to it. The staff were professional and personable. The rate was competitive and location ideal. I was even recommended a Thai restaurant at the bottom of the street that turned out to be very nice indeed. If work requires me to be in the Hastings area again i will definitely be staying here. Top marks! |

The owners and staff were extremely attentive. Nothing was too much trouble and we were welcomed as VIPs to the hotel. The rooms were attractive, the breakfast was delicious and cooked to order. We stayed in 2 of the premier rooms, both of which were decoratively themed and found them both very comfortable. Our preference was difficult because room 10 has a very large extremely comfortable bed, and room 4 has a lovely view of the garden and the most unusual (but attractive) sunken ensuite we have ever encountered. Breakfast in the conservatory with a view of the garden was very nice indeed. All in all, we felt that we were treated as special guests and that is something that is sometimes missing from a hotel experience. If the hotel could be picked up and dropped in a different location, the whole experience would be perfect. The hotel is situated on a road that appeared quite noisy during our time in the hotel. I think this is due in part to 'boy racer' type drivers. There is no dedicated parking for the hotel and you have to park on the road nearby. We didn't have any difficulty in parking close to the hotel during our stay. It is situated about a mile from the St. Leonards' sea front (as we walked), and the walk down into the town is not inspiring as the immediate area appears a bit run down. However, only a short drive to Bexhill and Eastbourne so good as a base to explore the area. |

I liked the fact that it was close to everything but still tucked away on a quiet street for a bit of peace and quiet.. My boyfriend was moaning about too many cushions on the bed! |

The owner was very helpful and accommodating and made some good suggestions for activities and places for us to visit during our stay. The ensuite was very small and not to the standard of the bedroom. It had a cracked basin and looked as though it could do with refurbishment |

The friendliness of the owners. Top notch service, and a really lovely Garden with private area. The thing that is really special about this guest house is that every room is beauitfully decorated with a touch of the extra-ordinary! Really lovely location, which is just up the road from the sea, and a short distance (five mins in the car) from Hastings. |

The ladies running the hotel were very friendly and helpful without being obtrusive. The breakfasts were delicious - lovely fresh produce and good service, nice conservatory environment. Room was immaculate and not at all "fusty". Needed to drive to town - too long and arduous a walk (especially if wearing heels!) |

upon arrival the lovely owners make you feel most welcome in their lovely comfortable guesthouse. Felt the young females serving breakfast were very inexperienced and totally lacked service ability. Cold coffee and cold toast. Its not that hard. Felt like they wanted to be somewhere else. Felt like they let the owners down in an otherwise lovely guesthouse. |
