Told it wasn't worth her while to do breakfast as there was only two guests...that was my greeting. Put in cold attic room and told she "thought "it was alright

Shower was very, very weak and not very hot.

State of the building outside, looked run down, no parking, Curtains hanging off runner that i had to fix for privacy, heating not working, so very cold in room both nights.

I stayed for 3 days over the xmas with my daughter. We had a lovely room on the first floor. It was bright and individually furnished. The only improvement icould suggest would be to have perhaps a larger television placed on a wall that you could watch from the bed. The landlady didnt live at the property but she called us and left a note with the keys and was very pleasant. I would stay there again.

Easy check in, variety of breakfast, room interesting without being overbearing.
Shower a little bit weedy, but i stepped out of the cubicle clean and scrubbed.
The Location was good for what we needed.
The area was so lovely, the peaple were so friendly. Would recommend the hotel to friends and family. Top marks thanks.
No pier but not much i did not like
Louise made us very welcome and relaxed. we all slept well due to comfy beds and quiet location. chose not to have breakfast as wanted to get to Hastings old town nice and early !
curtains were old and sagging in parts where attachments were disconnected from pole.
My partner and i stayed here last night to get away for our anniversary. We arrived at 530 and there was no one on reception and we couldn't get in but there was a note outside with the telephone number of the ownerso after a quick phonecall we were told our key was outside in an envelope which wasnt a problem. We booked the superior room with the downstairs bathroom and loved how unique it was. We paid 68 for the night and my partner commented that he liked the room more than one we stayed at in a different hotel for double the price so no complaints there. We didnt book breakfast as i dont eat in the morning and my partner prefers something light in the mornings but we had a little nose at the breakfast room and it looked lovely. Its a short drive to the seafront which was very convenient. We would have liked to been able to stay longer so if we ever go back to hastings this is where we will stay.
The only thing was the mattress was rather hard, normally it wouldnt be a problem but i had a bad neck yesterday and just couldn't get comfortable so i didnt get a very good night's sleep. My partner slept well though.
The best part was leaving. Everything was grubby and full of cat hair
A pleasant oldie worldie hotel, with a friendly ambience. Not 5 star official rating but certainly very comfortable. Will be my hotel of choice on all my frequent future visits.

Very comfortable room, amazing en suite although blinds were full of dust and tiles around bath could do with a scrub/steam clean. Could not work out how to switch taps from shower to bath either so had to fill bath with shower head of which took for ever.
Unfortunately breakfast is only offered between the hours of 08.00 and 09.00 of which I think is a little early for a Sunday. We went down for breakfast at. 08.35 to be asked to wait in the conservatory along with 3 other couples . This was because the dining room was full. We waited for about 20 minutes but unfortunately we had a christening to attend and needed to be away by 9.30 latest. We decided to let the landlady know that we had to leave without having breakfast and could we have a refund as we had paid for this on top of the room. The landlady was very obliging and gave a refund immediately and was very apologetic for the wait as the guest house was full.
Very friendly and helpful staff. Breakfast on offer for extra cost but as I was visiting family I didn't eat here. Ideal location for me. Good transport into old town.
No wifi in my room. Carpet was old and stained. Needed to be replaced.

Room felt damp. Beds were uncomfortable.
The comfort of the room and the friendliness of the staff. Also the fact that there was a communal sitting area and access to the garden.
It's not a International 4 star hotel. But it's a pleasant small hotel.
Close to where we wanted to be, town centre and attractions. Close to a great pub called the Dripping Spring. We were left alone to enjoy our stay and if we needed anything it was easily and rapidly available. Room was serviced discreetly and level of cleanliness was excellent. Would definitely recommend.
I wasn't overly keen on the four poster bed.
The layout of our room was different, the ensuite was downstairs. The room was of a good size.
The black blinds in the ensuite was dusty, and splattered with toothpaste and soap. The room had a fine layer of dust over everything, although the linen was spotless.
The manager was efficient and kind, nothing was too much trouble. She even supplied plates knives and forks for my takeaway supper.
My husband found the bed a little hard but as he doesn't sleep much anyway that wasn't a problem.
