This is the second time my girlfriend & I have stopped at this hotel. The first time in a standard room in the main hotel which for a small room was excellently presented & the bathroom & room were fantastic. We had a lovely stay the first time. However when we stayed again a couple of weeks ago we booked into an executive room having being so impressed by the standard room, to be completely dissappointed. Yes it is bigger but that is it. It was very badly finished. It looks like the hotel has spent all of it's money on the main building & run out of money for the seperate block of 'exec' rooms. The bathroom floor was dreadful, due to the shower completely soaking the whole of the floor unless you angle it at the wall which makes it very difficult to stand under. It felt like the floor was about to cave in underfoot in a couple of places! The spa bath looks like the cheapest b&q one you could bossibly buy! The seal around the bath was virtually non exsistent. The archatrive around the bedroom door frames was hanging off. There is no wardrobe just a hanging rail in the room. The tv was hanging off it's wall braket & we had to wedge a spoon in it to make it watchable! The room is big but bare & very sub standard looking. Also one of the two very small bathroom windows did not open making the very damp room very difficult to air. And the bathroom windows are plain see-through glass if you pull the blinds up to get some light in or air. The light on the mirror buzzed really loudly & seemed to have a faulty connection. The two heaters did not seem very powerful, I would dread to think how cold those exec rooms would be in Jan or Feb. All in all having been so impressed by the main hotel itself, restaurant & main building standard rooms, therefore returning & upgrading the room, we were very very let down this time. It really does look like it has been bodged on a very very tight budget. What a let down!

The staff were friendly the room was clean, & spacious. The things we didnt like about twin oaks was - On arrival, Saturday afternoon aprox 15.30 there was a car boot sale turning out, and we couldn't get to our executive room for a good half hour. We had to park further down the car park and walk up to our room and wait until all the cars had gone before we could bring the car up with our baggage. The room was basic but clean. The staff were really friendly and helpful. The price we paid was rather expensive!

An extremely comfortable hotel, with a lovely room. Good comfortable bar. I think there needs to be more assistance at breakfast. It seened rather hapzard, with no-one to guide us and we had to look for a clean table.

The room was very modern and clean, the staff we very friendly and helpful. I would definately recommend this hotel and will definately come back. Excellent value for money.

The staff were extremely helpful. The food was very good and all freshly cooked. Breakfast was cooked to requirement and served fresh and hot. We were made to feel comfortable and were given consideration as we were not disturbed whilst getting ready for a wedding at midday. All in all a very pleasant stay. Recommended. Dining area could do with update. Then this would match the food.

Quirky conversion of miners' cottages - but very successful. Room was small but luxurious and spotlessly clean. Restaurant food was very good. Overall this is an excellent value hotel within easy reach of m1 and ideal for travellers. Staff were friendly and well-meaning but seemed inexperienced.

Superb staff team relaxed, affable, well informed. First rate. The whole establishment felt relaxed and welcoming Room 3 the bed is on the hard side, needs,perhaps, a 'topper' Found the breakfast menu unusual and somewhat expensive

Bedrooms, though compact, are well designed and comfortable. In fact one of the best we have experienced. Simple things like having a power socket near the mirror for hair-dryers and good, well positioned lighting! Cetral location off the motorway providing a good base for the area or a stop off point on a journey.

Rooms nicely decorated and clean. Easy access to motorway. Staff pleasant despite inebriated wedding guests. Bar closed at 12.30am to everyone, this could be a plus point too if not a member of the wedding party. Arriving in the middle of a car boot sale very close by and amidst hundreds of cars and trying to enter the hotel to park. Garden next to a busy track, would be better with more privacy from the car boot traffic.

The staff were very helpful. The room was very comfortable and clean and the restaurant food good and reasonably priced. We had booked on a flashdeal and it was very good value. It is a decent midrange hotel and a good base to explore the area.

Its location only Web site not representative of the annexe accommodation Reception poor ( waitress doubles up as receptionist at times) bar service poor ( always waiting for bar staff to arrive to serve) Annexe room 26 is very tired looking, floor noisy, carpet dirty and stained furniture. Bed comfortable and clean. Staff very polite. If you are thinking of attending this hotel ensure you are not being placed in the annexe. The annexe is not part of the main hotel and you have to leave the hotel and walk to the annexe. It is a hotel trading as a motel with hotel prices. Very disapionting stay. Spoilt our weekend. We could have stayed at holiday or premiure inns for better value for money. Dissappionting

I think this hotel is so much better now it has had a major revamp so much nicer overall. Maybe slightly expensive for just a room per night even though they are very nice bedrooms.

Excellent quality, good food,exceptionally clean, friendly helpful staff unbelievable value for money Only that there was a wedding so we could not sit and have a quiet drink I also think that the dining room was a little understated a little utility but food makes up for that
