The garden area.
No staff around. Unable to provide a VAT receipt. Room had no lighting above so had to use the phone to enter to see where the lamp was.
The grounds are just lovely flower every where. The staff were just lovely. We were lucky to me the owners who could not do enough to make our stay magic

Location was in western lakes and was a fair drive to keswick or windermere on windy roads Surprised the kitchen staff were unable to make boiled eggs for breakfast.

No fitted sheet for single bed not a good nights sleep! Shower in room very very poor. TV not working! No staff to hand of an evening! Breakfast full English!!!!! More like baby English. Pool not so clean. Sorry to say this is not a hotel of its stars rated but of a large 3 stars B&B. but could be so much better just a lot of little things that need addressing.
Great location for a family stop. Shower rubbish! Had a bath in the end. Staff very friendly but a little inexperienced. Too many nettles in the children's play area. Could do with an overhaul but fab value for money and did exactly what it said on the tin.

It was in a lovely location but when we went down to breakfast it was'nt set up as the two young girls had slept in and we sat at tables that had the dirty covers from dinner the night before when went to check out were told the card machine broke and we had to go to village and get cashpoint but the best thing is they have taken 97 pound out our account even though we have paid it and got receipt but nobody will answer phone and get back to us do we will have to get our lawyer and police involved if it does not get sorted
This accommodation has great potential to become much more than it currently is _ good basic short stay stopover.

Waited too long to book in with no means to summon anyone. Staff member entered bedroom without knocking. Told if we wanted evening meal we had to be at dinner within the hour as other guests were going out. Cold pool with tatty surroundings and noisy generator. Awful service at breakfast. Awful cooked breakfast with cheap ingredients including tinned tomatoes and tinned mushrooms. Overpriced at £90 per night.
The room was just what we needed. Liked the idea of play area and as it's just getting established I'm sure in the future it'll be fantastic for children of any age. Food was gorgeous, we didn't plan to eat at hotel but glad we did, we are twice and wanted to a third time of our five night stay but unfortunately the chef couldn't work.

Dark and cold rooms No wifi No Central heating
Had a lovely view of the tall, thin man with a mustache thrashing his little blue car with a branch in the driveway. Food was tasty, but the portions were tiny, still hungry after a 3 couse meal.
The staff here were clueless, after finding somebody, we asked if we could sit in the restauraunt. After being given a menu printed upside down on a folded piece of A4 paper, we were left for ages before being asked what we would like. Starters were cleared and mains eventually brought and the waitress rapidly left, before we could ask for some cutlery. No desert menus except a scribbled piece of paper. Techno played on the radio with local adverts throughout the meal. Swimming pool freezing cold, access is through the dining room but there are no changing rooms, no shower, mouldy and rotten woodwork surrounding the pool. Shower in the room was dangerously hot or freezing cold, fluctuating between the two as and when it liked. Toilet seat fell off. Woken up to the sound of a breakfast table falling apart and smashing all the plates on the floor, rapidly followed by a loud cry of "fuuuuu*k!" followed 30 minutes later by the sound of wilderbeast runnning through the pipes in the walls. Sat down without menus for breakfast and asked what we wanted. No milk provided at the table for tea, told to use the cereal jug in the corridor. Asked for toast, waitress ran away before asking my girlfriend if she wanted anything, toast brought out after finishing breakfast, cold and burnt. Other customers were told "dont mind the soup stains (on the table), the girl last night didn't clear up properly" Everybody in the weird little dining room was laughing at the poor level of service. Upon checking out, asked for a partial refund, here is how the conversation went - I would like a partial refund "errrr, I can't do that" can I speak to the person in charge then please? "there isn't anybody here" well can I speak to the person running the place then?
The rooms we were given were comfortable and spacious.
Breakfast was very poor quality. The fried eggs we were given were not edable. Also we asked for the full cooked breakfast but we were missing some items and felt we were given the scraps. Also the kettle (really need to get an catering hot water urn) did not heat the water to boiling point so our tea was warm.... Yuck!!

Middle of nowhere Noisy plumbing 8 o clock breakfast start Lack of staff led to restaurant being closed on first night, the only time i wanted breakfas at 8, the chef was late and i could note wait.. When i went to check out, the machine did not work, so i was asked if i could pay in cash or BACS, this was not acceptable. All in all not a good experience.
Waiting quite a long time for my dinner only to see the owners breeze in to the restaurant followed by the waiter and their meals that had clearly been cooked ahead of the guests. They treated the hotel like a game for their benefit. They also relied upon untrained staff to run the place. Altogether very amateurish.

Good location, comfortable & clean rooms. Staff were really friendly and helpful.
Management attitude towards us on arrival.Making excuses for their chaos about bookings and payment. No staff in hotel overnight. Breakfast two hours late no eggs, toast made from bread crusts. Restaurant still had tables with dirty plates and food on from the previous evening.
Helpful staff on arrival, shown room asked if we needed more towels etc. Swimming pool, Gardens, play area with Bouncy Castle. A huge wooden climbing frame is being built which will be great.
Should of stayed an extra night.

Tesco squash instead of juice during breakfast for few days. Very poor WiFi coverage, probably a few more routers need to be installed.

The staff could not assist with any issue regarding the area. We were told at breakfast that we could only have one egg each as they were short, and sorry no kippers and oh sorry no blueberries for the porridge - which were all on the menu. The service was very slow and very poor. The noise when flushing the toilet was so bad it would wake up the people in the next room.
