fleas, being trapped in the minute toilet had to use a card to swipe the door open to free my boyfriend, not being able to fill the kettle as it would not fit in the bathroom sink, dirty carpet, hanging electric plugs, curtains hanging off the rail and finally being met at the door on arrival and having to ask to enter rather than being invited in after explaining that we had booked a room.

Only offered a vegetarian breakfast. Three of us took cold showers in the morning as there was no hot water or water pressure in general. Must have an extremely small water tank compared to the number of rooms in the property.
The location was excellent for access by car and then to walk on to a gig at the University.

Located just off Oxford Road opposite Whitworth Park with good facilities and there is a nice Chinese restaurant nearby. Great if you are watching a band at The Academy. It is basic but it had clean bedding, clean shower room, milk, tea and coffee with a kettle in our room - which I consider important. Also had a TV. You need to take your own hairdryer. Had a really nice cooked breakfast in the morning which was more than substantial. Inside, it was undergoing refurbishment but this did not bother us. Would stay again.
The only improvement I would make is to install a wall mirror in the bedroom area.There is a mirror in the bathroom but as we stayed in a twin room, to have more than 1 mirror would be useful and also for it to be a full length mirror that shows what you are wearing before you go out!

Decor very dated and quite a dark mid-terrace property on the inside! Poorly ventilated in hallways and quite musty but I believe they are starting renovations soon so should see some improvement!
Friendly staff, room was okay, there was refurbishment being done but that didn't trouble me. For the price, it was very decent.
The flat screen was not positioned well, so I did not use it. It was way too high above the bed, so you'd strain your neck if you were to use it! You could not change the angle.
The location is excellent, very nice friendly people, and good room.

In the final stages of renovation, so a couple of areas a little untidy, but not much left to do.
Nice and newly decorated ensuite facility with clean towels. Although I used my own. Room was clean, basic and adequate for a very short stay Easy location with a range of shops and restaurants a short walk down the road. Street parking directly outside the hotel. I arrived on Sunday and there were ample parking on a wide road. Staff was friendly and welcoming. They do not supply shower gel/shampoo, so bring your own. I did not mind this as it does help owners to keep room cost down.
Breakfast was between 7.30am to 8.30am. I am not keen on waking so early on a non working day to get to breakfast. So did not have breakfast. Building was fairly noisy as you can hear people going up and down stairs, shutting doors etc. They do not supply shower gel/shampoo, so bring your own.
We stayed in room number 2, twin beds , which was refurbished and new. The bathroom was beautiful. Beds are comfortable, bed sheets clean. Room is quiet. The breakfast team was lovely, they had a chat with us and prepared a nice breakfast. I recommend this place
It is not spot on in the city centre, however it is very convenient if you have any business to do within the area of the University or the Manchester Museum. I have seen prices a bit cheaper for other hotels in more central locations.

Automatic perfume spray at the entrance. Unfortunately common practice in many locations (shops, public bathrooms, MAN airport).
internet connexion not working most of the time. very small bedroom, very small toilet and sink inside the bedroom. Inside of the building very old, badly furnished. Not very clean and smelly.
Maybe my expectations were a little high for the price, but the friendliness of the lady that met us upon our arrival left a lot to be desired. I should have researched more, but didn't expect my first English cooked breakfast to be vegetarian.
The owners were very friendly and welcoming. The bed linen was crisp and white, bed was comfortable, good wifi signal and lovely powerful shower. Nice clean toilet and sink.
Room was very tatty looking with peeling wallpaper. Room was in desperate need of dusting, with cobwebs around the ceiling and stains on the wallpaper, there was also an empty pop bottle under the bed. The shower, although clean, had some mildew staining on the grout. Tea and coffee provided in the room but no sweetener, only sugars.

Breaskfast opened at 7.30am. I was attending a course and had to leave every day at 7.40am, so I didn't get breakfast...
Pleasant staff. Good breakfast . Clean and modern but very tiny bathroom.
Room was pretty cramped. Stairs to go up to rooms were a bit steep.
