The hotel seems old from the outside but the room was renovated and it resulted to be very nice and comfortable. Excellent position (very close o the School of Art), and good breakfast.
No free parking but you can buy parking vouchers to leave the car on the streets nearby.

Our room was fairly small, but fair at the price. The "hotel" does not have a bar which meant having to walk out in the evening to one of the many stores that are within a short walking distance from the hotel
On arrival informed reception of celiac(gluten free food) allergy ,although I did not inform them at time of booking, they withing 15mins of my arrival sent out for gluten free bread, fantastic response , many thanks
It was clean and tidy, had a good nights sleep.
The room could have done with a lick of paint, Would have preferred breakfast on a little longer as finished at 08.45. through the week days.

This property is in need of upgrading. Carpets on stairways torn and in need of replacing. All areas need cleaning and painting.

I asked for a room up on the top floor - what a mistake! Bangs, thuds, creaks from above and in corridor. Seemed to be another room on top of the attic! The doort at the top of the stairs had a hinge problem and whenever someone arrived on the floor the door would bang against my wall driving me crazy! Needs complete refurbishments as holes in walls, dents in the plasterwork and grime on walls. No cup in my bathroom and nowhere to put soap/shampoo in shower! It was worth about £32 a night and not the £49 I paid.

Inconsiderate Piss-head residents at 2-3-4 a.m the TWO nigts I was there.. Not really the hotel's fault, but nobody stopped the illerati....! So really, hotel...that is down to you.
The shower was either cold or tempremental.
Got a room downstairs, there was a smell of mold in the hallways, the bathroom ceiling was just spotted by moisture. large dust balls were hanging from the radiator in the room. It was humid in the room.
