That I could cancel my 4 nights booking after just one nights stay. Nice manager at arrival. Dirty, lousy breakfast, hard beds, hotel closed several hours for friday prayers, no atmosphere, no customers.

It was very convenient for staying near our daughter's student house in Manchester Very scruffy and run down. No tv. Tried to charge for parking in an empty car park. Not enough room for guests at breakfast. Horrible food and hardly anything left. Guests were walking out from the restaurant. Others were complaining at the reception. I would recommend removing this hotel from your website it does your reputation no good.

Not much to shout about really, staff were friendly Staff were ok but the cleaness of the rooms was disgusting, hairs in the bed, shower nd was h basin kicking sewage bk pup through the drains, very smelly and unpleasant, the smoke alarm was covered in toilet paper for reasons I'm guessing for smoken room wen I ordered non smoken, also there was a strong smell ov canibis, which knocked me bad

Location: nearby bus stop where a lot of busses leave to and arrive from the city centre, also at night. Staff was very friendly, hotel was pretty quiet. Food around the corner, mainly eastern fast food, but I found a good place to eat. Freshly baked egg on toast at breakfast was nice. The central heating turns on only once every two hours for 2 hours or so, so if you arrive just after a 'heating session', your room will be cold for like 3 hours. Breakfast was a little bit poor (fruit, cereal, milk, juice, tea, coffee, toast)

it was clean the breakfast was not good enough, the service was slow. It would be better if they could make it self-service. One waitress to serve breakfast for all guests is not fair and it makes the process slow.

The staff were friendly, it was warm and clean, and I would stay there again.. They need to have big mirrors in the bedrooms.. I couldnt straighten my hair, lol..

The hotel was situated at a convenient distance from the town centre. The staff were extremely polite, friendly and helpful. The room was very clean and obviously kept in a good condition.

The hotel is in a really good location as we were up to visit the university, right in the heart of it all but tucked away. The price is just great and the room was large and airy. bathroom was a good size with a new shower area. The room has begun to be decorated and when complete is will look more modern. The breakfast was a surprise as it said continental and I expected a cold meal (for the price not much either) and we got an egg with toast! Couple of choices of cereal, tea, coffee and lovely fruit juice - just enough to get you up and out. The room had a strange smell in it I suspect somebody has smoked and they were trying to cover it up. The decoration was very poor in areas and needed some attention, but I think it was being done. Public areas were cold and no TV in the bedroom so if you wanted to watch you would have to get a little chilly! Bathroom was a little sparse and no shower stuff so take your own (but for the money what do you expect?) The room was a little grubby and the outlook from the room was a scruffy yard so we kept the blinds drawn. The beds were small and the duvet very small and thin, I like a little spare and some weight to my bedding. All in all for what we paid a little more cleaning and you can't complain about the rest!

Great location, friendly staff, helpful, price was pretty good, so if you just want a cheap place to stay within 20-30 min walking distance of city centre look no further. Perhaps slightly shabby in places, but that didnt bother me, the postives far outweighed the negatives.

very friendly - Even though I didnt realise it was non-alcohol or no TV in the rooms but for me that was a plus. It was very quiet and the staff all very nice - and in a quiet location just off the Curry Mile with loads of buses into manchester city centre, and quiet places to walk

It was close to Piccadily. The hotel was a big disappointment. The room was bitterly cold, it had a window that had string to keep it closed, a radiator in the bathroom that wet all the towels because it leaked. There was no tv in the room and the set in the tv room had a horrible buzzing on all channels. The light in the room was very poor because of the low energy bulb and so my wife could not see to apply her make up. Having suffered all this, they added insult to injury by asking for £3.00 for having my car outside. We had booked for two nights but had to leave after one. Although we paid the full price it was really only worth £30.00 for the bed and the continental breakfast.

The staff were really helpful. The room was large and the bed was very comfy. The decor was dated and damaged in places. There were limited facilities, no tv in the rooms and the kettle didnt have a power lead!

Having twice stayed at the Victoria Park before my recent visit I knew the place wasn't luxurious to say the least, but it was cheap and served a purpose. Well I was pleasantly surprised to see the place has had some work done, and I can only speak for our room (107) when I saw that a smart brand new bathroom had been installed - this was a low point on previous visits. I have always found the staff very friendly to be fair, so this was the same as usual. Still some exterior tidying of the building would make a big difference. Also in some side hallways and corridors there was a little clutter that doesnt help the 'ambience'. Nothing too bad though.

“We like its quiet location - can't believe how quiet it is, yet so near to a a busy main road and city centre. We could hear owls outside when we lay in bed at night! It's right on a bus route so no need to take our car into the city. It's in Rusholme, which is cosmopolitan and very interesting as a multi-cultural area, with different places to eat and shop. Luther King House is still a theological college for some of the week and we like its atmoshphere, it's very good theological library, and the chapel, as well as the friendly and helpful staff.
