Rooms get rather warm
The quiet location of The Vine is not what you would expect so near to the centre of Skegness. It is the second time I have stayed here and would certainly stay again. The strange staircase and corridors did cause some amusement, but I wouldn't recommend for the less able guest.
Everything but the staff couldnt do enough for you and breakfast was amazing. Big thank you to Toni who served us and also to Sian on reception who was so helpful in ensuring we had a travel cot in the room and an ironing board ready for our late arrival. It was really appreciated.
Dodgy valve in shower of Room 6 meant water would be ok one minute then scolding hot the next and then normal for a little bit, then it would go freezing cold! Room 6 was noisy at night due to being above the restaurant and doorway. Next time i would ask for a different room. It is in the middle of a remodernisation but that didnt bother us.

People talking in corridors was a bit too intrusive
constant ventilation noise throughtout the night with just a flimsy apology when checking out
the luxury room we booked, the walk in to town, but I must say it was a 20 minute walk and not ten, and we are pretty fast walkers. A gentleman member of staff who asked if we would like to park our motorbike in the back which was lovely of him and the setting of the Hotel
eating in the pub instead of the restaurant, it was too noisy and we felt invaded by men on the next table who pulled chairs around to view women at the bar and were practically on our table, we felt uneasy

Property would benefit from a fairly extensive refurbishment. Not that you would ever want to go but the property is a little way from the centre of Skegness.
Really nice furnishings in the room. Really really nice freshly cooked breakfast plus help yourself buffet which included fresh fruit salad and croissants plus all the usual things you'd expect. Would have liked to dine in their Ginger Lily's restaurant as it looked lovely, but was in the area for a family event so wasn't able to this time. Really good location and would definitely visit again.
We asked for a room in the quieter part of the hotel but found we were given a room directly over the bar where some people were drinking and shouting until well after midnight - even on a Sunday night, where you would usually expect it to be quieter. Was too late to ask to change rooms by the time we realised it was a problem.
Good location, good setting, lovely building and surrounding area
We ordered a double room and was given a twin, the decor was dated and could of done with a lick of paint and the bed clothes were dirty
Locality was good, peaceful and quiet ensuring a good night sleep. Great cooked breakfast.
The corridors and carpets to the upstairs rooms looked a little dated and tired. I understand there is maintenance work taking place though so this would be addressed.

It wants some money spending on it to bring it up to today's standards. Wall paper was hanging from the wall. Food was presented as a mess.
Closeness to Gibraltar Point and the Front. Well cooked meals, good real ale. Friendliness of staff, particularly at breakfast - a good positive way to start the day.
Lack of Sky television in the room and lack of fridge.
For the price an excellent find, wasn't sure where to head for dinner, but shouldn't have worried. The menu choice and quality of the food was superb, would certainly stay again.
Far enough away from hum drum that we didn't want to be near and the great safe parking area for our motorcycles. We could still walk down to the town if we liked first class!
Room was too hot. The bed did not seem to be a double and the room was cramped. Shower did not work properly.
