Warwick house is in a lovely location, warm welcome, the house was unique, different from the usual B&b, which gave it that bit extra, fresh and clean bedding and towels, fab breakfast.
Hot water a bit temperamental, however given the age of the property and the size, could have done with a shower and not just an over head one, other than that no real faults, wouldn't stop us staying here again, we had a lovely weekend.

Friendliness and breakfast. Proximity to Graet Orme Tram and still within easy reach of town centre and sea front.
Parking not simple, no lift and lots of steps up from road but if you are not 80 with a stick this should not cause any problems. Duvet was heavy and hot (the weather was very good) normally it would not have mattered.
Friendly proprietor. Breakfast very nice and efficiently run. Nice TV lounge/bar. Close to Great Orme Tramway. Tea and coffee facilities in the room. Complimentary bottle of water in room. Nice big soft towels in the bathroom.
The bathroom was very small. The shower took a while to warm up and the pressure/water volume was low but was acceptable for my stay of 1 night. The shower water mixer was very sensitive and would go from cold to blazing hot with only the slightest adjustment. Room furniture a little dated.

The staff were very welcoming, the bed was very cosy, the breakfast was really nice. The atmosphere of the hotel overall was quite nice as one of the staff got us drinks from the bar and let us pick some music to put on to relax to. The view from the hotel was really nice, especially when eating breakfast or sitting in the front garden which had flower beds. If your on a budget and your not so bothered about cleanliness and you like keeping to yourself and you don't mind bad decor or bad smells then I would recommend you to go there but if not then I would definatly advice you to stay away from this hotel.
The room we were put in (room 4) looked although it hadn't been decorated in more than 20 years, the walls were all bumpy all over which put me off. The doors just looked old and tatty, the room smelt a bit like feet when we walked in, the bathroom smelt even worse. They had given us glasses with a bottle of water which looked like the bottle had already been opened and they had filled it back up from the tap, the glasses wernt clean. The bath looked gross, looked like there was shower gel dripping down the sides of it and it had red marks in the bath that looked like someone had thrown or dropped a lipstick in there. I did not see on the website that it had 20-30 steep stairs to get into the hotel, I was in a wheelchair as I had an operation on my foot and I had to walk up and down these stairs everytime we had to go back and forth the hotel, what annoyed us the most about this was the fact that for the whole time we were there no one offered any help to my boyfriend getting the wheelchair up and down the stairs. We would not recomend anyone to stop at this hotel who are looking for cleanliness or good decor because you'll be horrified when you see the decor of the rooms and everytime you go back into the room you will be retracing looking at the website and thinking it looked nice on the website, was i delusional. I booked this hotel as I surprise for my boyfriends birthday as the pics looked nice on the website and I think it was more of a nasty surprise for both of us.
The breakfast was fantastic. The staff very friendly and helpful but descreet when needed. I would stay again.

Wonderful breakfast (even had gluten free options which I require). The house is clean comfortable and welcoming. With only a very short walk to shops and restaurants .
The hill and stairs were difficult with suitcases.
We neverd were on the northern coast of Wales Llandudno. We tought it was a typically English style place somewhere between a B&B and a hotel.
Weather could have been better. Room was not very large but fine for a night.
Very clean, staff were friendly and the host's couldn't do enough for you. We made a last minute booking, so didn't expect the best room, so although small, was spotlessly clean, with nice touch es, such as complimentary bottled water. Delicious breakfast too.

The cost of the room went up by £52 when we arrived, he blamed it on the booking site, I blame him and your site, when I searched it was for two adults, twin room, he lets rooms out for singles but puts them in double rooms, it's misleading, and he is a con man. Your site is not so great either, I won't book with you again. And I won't book Wawrick House full stop, I'm one really unhappy customer, read the review I'm going to put on my social media site, I am way out of pocket.
This hotel was well positioned, aprox 5 mins from the seafront. The rooms were lovely and clean with good facilities. I slept very well. The best thing about this hotel was the owners who were warm and friendly and perhaps a touch eccentric! I would stay here again and would recommend to others.
A good walk with the steep incline. My older mum and my 5 yr old did find it difficult at times up and down to the sea front.
The staff were very helpful, the breakfast was very good, a great place to stay , close to the sea, the center, and very quiet .
