Comfortable bed, very clean, very nice greeting, receptionist recognised and addressed me by name (being alerted to the booking by booking.com). Upgraded to double room for same price. Breakfast buffet very varied and appetising. Really grateful for the free wi-fi! Couldn't turn the heating off, I needed to keep a window open to the street, and after dark to get ventilation it meant that I felt visible from the street with lights on. Couldn't get the TV to work, but perhaps that's just me being unfamiliar with sat.tv controls. But I would have preferred radio anyway - and I'd brought my own. No desk to sit at with my computer. But price was low - cannot complain! |

Room extremely comfortable and clean. Excellent breakfast. Good parking on site and very convenient for University or city centre visit. In our opinion very good value for money and we would definitely stay there again |

The room was recently fitted out and was very clean and spacious. The breakfast was very good and plenty of choice. A little further from the city centre than i was expecting, but not too far to walk. |

Room 4 was a good size and ideal for 3 people. The receptionist was able to offer advice on where to eat which was helpful. I appreciated the biscuits and water with the beverages provided. The ensuite shower room was adequate but on the small side. Room 3 was a little on the small side. Parking could be a little difficult when the hotel is full, and cars were double parked, which caused problems getting out. There was a lack of dining for 4 people. At breakfast two groups of 3 sat on a table for 2. |

The staff were friendly. All the facilities were freshly decorated and very clean. The breakfast was delicious. Short walk into the city centre. Not things that we didn't like, but recommendations for improvements. The room was a little chilly and would have appreciated the heating being switched on, for early Oct. Another dining table or two at breakfast. There was a 4cm gap at the bottom of our ensuite shower room, rather large, therefore lack of privacy. |

The contemporary style and the buffett cooked breakfast. My room had an en-suite but wasn't informed only a hand shower over bath. |

The guest house offers a correct service, room and breakfeast and is not too far from the University of East Anglia, the purpose of our visit. Certainly value for money The coffee, it should be coffee not tea ! |

Close to the city centre, especially the historic cathedral and tombland precincts, also an excellent position to the A47 to venture towards North Cambridgeshire (Ely) and West Norfolk. Very friendly staff, never to busy to have a chat and discuss your day's activities! If you like dine in restaurants for an evening meal, you need to walk down Dereham road.....10-15 mins to the city centre, otherwise catch a cab and it is 2-3mins! |

The staff was very kind and solved promptly all my problems and questions. The room was very confortable and clean. Pipelines a bit noisy but not too seriously. |

the breakfast room near to the front garden had a homely feeling particularly with the radio playing every morning. our room was directly opposite the reception desk which made us feel 'watched' whenever we entered or exited the room. would have liked a small fridge in the room since we had a small child with us that needed special foods. pebble-stoned car park was sometimes noisy in the room. |

Good value for money, good buffet breakfast with freshly made eggs and bacon, comfortable car parking, clean and decent bedroom. The four star rating on the booking.com website puzzles me, it is exaggerated (perhaps a 4-star guest house but not a 4-star hotel). The neighbourhood isn't very nice. |

A well run, clean and modern guest house - above average for price and overall accommodation. Excellent breakfast and very helpful staff. Off street parking and short distance to bus stop for frerquent services to Norwich centre. A real "find" . |

Modern, unfussy decor. Good buffet style cooked breakfast plus cereal, yoghurt, fruit etc. 15 minutes walk to city centre and on a main bus route. Guest house adaptable for a range of guests. Plenty of parking. Location on main road into city so there was some traffic noise. |

The temporary proprietors were very welcoming and took an interest in us personally.We felt that we got to know them and they made a repeat booking much more likely. Well done and thanks. Noise from the street.No curtain to dim light from velux window in room 20. |
