Good location, easy access to city Very poor breakfast, water for tea too cool, fruit gone off, some tinned fruit was fermenting; could have been improved with better quality bread, yoghurts, a vegetarian option. Rooms need updating. |

Proximity to Bath. The staff were very friendly and extremely apologetic when mistakes were made. The room was tiny and the four poster bed apperaed to have been shoe-horned into the room straight from Argos! We waited for 30mins for our cooked breakfast to arrive, only to be told that our order had been misplaced. By this time we no longer had time to eat it. Also the fruit juice jugs were full of mould. |

Close to bentre of Bath, yet not too close, nice garden and hot tub, room very good for priice. Room just below breakfast room so very noisy in morning, old building with too much noise from floors and the bed! |

Convenient to have parking available at hotel and hotel on a bus route into the city. Evening meals in the restaurant were somewhat expensive, but it was convenient to have the restaurant option. |

The location was convenient for the City. Nearly everything, staff ok, food and drink expensive, hotel does not warrant the price of stay. Shower worked intermitently, room was small and tatty much like the rest of the hotel. It is need of a general makeover. The whole place smelt musty. I would not stay there again. |

Friendly and welcoming., plenty of safe parking in the grounds. Downhill walk to the city 15 mins as we were told . Enjoyable stay The outdoor pool was empty, but looking at the contents of it the pool it had not been in use for some time .The room was ok if a bit dark ( lighter bedding would have acheived this) , needed a good clean under the bed! It does need updating but sympatheticaly to the rest of the house, . |

We arrived late and the staff were understanding and organised to let us into our room. Only 15mins walk to bath centre. Parking available at the hotel. We stayed 2 nights and the room wasn't cleaned in between. This may have bee because we got up late as we'd had a long journey the night before, but we weren't warned that this was the case. |

Well presented breakfast and polite waiting on staff. Bed spreads need up dating but i'm not really bothered by them its just that you asked! |

Individual feel to the hotel and rooms. Nice room, unexpectedly large with 4 poster! Helpful touches e.g. directions to towm centre. Good breakfast. |

Situated on south of Avon and about 15 mins walk to centre of Bath (up hill on the way back which was good exercise). Parking for your car in gounds or just outside. Bathroom was very very small but ok for short stay. Bed very comfortable. Breakfast was pleasant. There was a very nice pub just 2 mins away.Would go again for a short break. Very Very small Bathroom |

Farily convienent for town. Furnishings and decor of hotel needs updating and refurbishing - very tired looking. Breakfast was not good - boiled egg arrived within 30 seconds and was hard. Mushrooms from a tin. |

The flowers from the entrance (begonias hanging basket). The breakfast service was very slow. They even finished their eggs at the time we got there. They started to pack the breakfast food before we finished our breakfast |

The free car parking and the fact that there was no problem finding a space. Also it was not too far from the town and close to bus stops for going into town. Our main complaint was that we booked a "large twin room on the ground floor with en suite facilities" and were given a small attic room which was not en suite. When I complained, the owner said that it was a busy time of the year !! Also there was a constant all-pervading smell of curry throughout the hotel which was very unpleasant. |

I liked the fact that they had a pool and a hottub but it cost £6 an hour to use it so there was noone ever in there. The location was great just a short walk from the city centre and the owners were helpful in telling you what there was going on and sellling tickets/vouchers for trips etc. The breakfast was nice as well as you had a choice of continental and cooked and it didnt take to long to come through. There were busy times at breakfast where they clearly struggled to serve people due to lack of staff. There was indian music and praying from about 4 in the morning so loud that I could here every word so we didnt get much sleep but we did complain the next morning and were assured it wouldnt happen-it did and we could still hear it but we just gritted our teeth and slept through. The room was clean but the bathroom was too small and the electrics were a bkit of a health hazzard! Definately in my opinion not the best value but the staff were nice. |

Peace and Quiet, able to walk into Bath on the top of a hill, walk back a bit harder. It was very hot and the hotel does not have air-con, or fans offered. Take your own. |

Nice view of Bath City. Breakfast not served early enough, half an hour earlier would have been good. Rooms to crammed. Window would not open fully (It was 30 C outside). |
