friendliness of the owners really made us feel welcome. The room we had was extremely comfortable and bright. The breakfast was freshly prepared in the minimum of time and was hot and tasty. We had room number 1 but the room upstairs had quite a noisy floor so that each time anyone walkedabout or went to the bathroom it made a lot of noise. We could deal with this so it didn't really have any impact on our stay.

The location was ideal, the owners were friendly and helpful and the breakfast was really good. I think the only downfall with the B&B was the price, for a basic room with a double and a single bed it was overpriced. Myself my wife and 5 year old daughter stayed for 1 night and it cost £86.

The fact that we were expecting a window to the outside world that was advertised, not to the hall. Expecting to be part of the central heating of the house that was advertised, but got a lousy electric heater that wasnt good enough and the en-suite was colder than a barn. We are sure the rest of the house was very nice but room 7 was not suitable as holiday acommadation.

The location was excellent. The breakfasts were lovely.and there was sufficient to eat. The room was a little small and the shower was either really hot or cold- no happy medium. Although there was parking, it was difficult to manouver the car around, but the owners were very helpful with this, and very helpful when we discovered a flat tyre on arrival!! We only used the bar room once, for half an hour, the decor was quite dark, but we were out most of the time, so it didn't matter too much - it's just an observation.

The owners were very friendly and offered us tea / coffee when we arrived. Breakfast was very good. Although we new before we arrived it has no lift, so with bags it is a little difficult. Car park at the back is akward. Alan the owener keeps the keys to move the cars around. Room 9 was an upgraded room but had no draw space and the room was very small. get room 4 it is better.

Plenty of choice for breakfast. As much tea and toast as you wanted. Close to the sea and South Pier but not right on the main road. Handy for bus and tram stops. The room we had( Room 5) was a bit on the small side but did provide everything needed. The water took a long time to get hot for the shower and even for the basin just to wash your hands.

Excellent value for money. The hotel room was small though very comfortable and spotlessly clean. The breakfast was very good and the owners were helpful and quite friendly. Would probably go back if looking to return at a future date. There was nothing to dislike about the hotel if you are looking for a family-friendly place to stay on a budget.

Angie and Alan were great hosts, they made us feel welcome from the moment we arrived, nothing was too much trouble, the room was very comfortable and cleanliness was second to none, the bed was so comfortable, and the breakfast was wonderful, truly the best B & B, we have ever stayed in in Blackpool, and we have stayed in quite a lot over the years, we would recommend it very highly, we will certainly stay there again.

The room we had was amazing, spotless & very comfortable. We were celebrating our 5th wedding anniversary and had chocolates and a bottle of wine on arrival, this was all included in the price. Angie & Allan were lovely and very helpfull. They even offered to let us leave our car after checkout which was very kind of them.
