The location is fairly easy to find - the closest Underground station (Shepherd's Bush Market) is about fifteen minutes walk away, or a five minute bus from the station. The immediate area is full of shops including Co-Op, Tesco, and a number of smaller shops and fast food locations. The room itself was very good. The bed was extremely comfy both nights, and we weren't disturbed. The room had ten power sockets in it which was obviously more than enough. There was a wardrobe and two chests of drawers available as well. Overall, I really enjoyed the stay and didn't mind the shower issues too much. I would definitely stay again.
The check-in process is a bit odd but nothing difficult. When arriving at the guest house, you have to phone the owners to let you in, as there isn't any reception desk. They emailed me in advance to confirm my arrival time. When I arrived, the owner who was supposed to meet me was actually in an appointment elsewhere, so I had to be given instructions over the phone as to how to enter the locked building. Another member of the management team turned up to the room around 11pm in order for me to pay for my stay. The only downsides of the room were that the lamp didn't work (it didn't even have a bulb in it), and only one of the three small overhead lights worked. This meant that the only lighting choices in the room were either a very dim light or complete darkness. The room was also sold as having tea and coffee making facilities, but there was nothing of the sort in the room. There were three bathrooms that I could see over the three floors; the top floor bathroom was fine on the first night, but on the second day the power was turned out for some reason, so we couldn't use the shower or bathroom light. After trying to use the middle floor bathroom, the shower door was broken and wouldn't close, and the shower drain was blocked so started filling up with water. Ended up using the bottom floor bathroom, which again had a broken shower door which wouldn't close, but by this point we simply made do.
Everything. Worst place ever. If you want to enjoy your stay at London ("stay" = place to sleep) DON'T go here. The owner never replies the messages, e-mails... suposed to change our room to a less horrible one but never did it. Really worst ever
I guess the price was half the average for London, which means we should have expected the less than average place. Mattress wasn't bad though.
Dirty floor with hairs on it, drawers full of rubbish from previous occupants, mouldy pillowcase, curtain rail fell at one point, rubbish under the bed, shower on ground floor was scalding hot and unable to change temperature. Wifi didn't work either.

Couldn't get wifi in room although should have been there as was promised. Shower room smelly and mould on ceiling. Room not ready when arrived had to wait for an hour, no tv in room.
We had a family room booked but they gave us a double room for 2 blokes to sleep in them swore at us a because we said we needed 2 beds. They tgen gave us a single materess with no bedding or pillows also tried to charge us more money for arriving late in the evening despite having informed them by email and phone which they had said wasn't a problem. There was also a fight broke out because some other guests arrived late to check in. Do not stay here!!
Good service from the staff but the actual property condition does not match the images and description on-line. However, I liked that it has a kitchen area for self-catering.
I was most disappointed at that the online description does not match the actual condition of the house. Bedroom standard is quite far off from the images displayed, poor cleanness (dirty bedroom floor, chester-drawers, unpleasant smell of wardrobe, clot shower tray.. etc) some rooms doesn't get internet access, very poor organisation. I was miss-leaded from the information that what I chose was an on-suite bedroom, it ended up to be one bathroom shared between guests from 3 different rooms.
Resident staff were friendly and clearly explained arrangements of the house.
poor communication with owner/manager, slow to respond to email and we were left locked out and only let in by other guests who didnt speak English. Extremely uncomfortable/worn out bed.
Martin was very friendly, at one time we locked ourselves out of the room and he was very helpful with solving the problem. Room was cleaner than I expected (but they could clean a bathroom every day - maybe they did but I didn't notice). Wi-fi works most of the time. It's very good place If you just use it for sleep.

Everything inside the front door this guest house is damp to say the least all ground floor rooms should be closed the amout of electricity running thro the basement kicthen ( which is dripping wet with damp )is ready to catch fire!! I really am a reasonable and tolerate person but this was a joke!!

Not working toilet ( there were on other floors working) ... It took days to fix ... Why??? Just push harder and get it fixed.

The manager changed our booked hotel into another one, a couple of minutes before check in via phone (took us almost an hour to go to the new address). He did not answer any of our calls throughout the day. Although we complained to booking.com and we were told that he is going to call us back he never called. The worse stay and treatment I ever had. Booking.com did not call us back to make sure if we were contacted by the hotel manager.

The water didn't go down in the shower cabinet,the door of the cabinet was broken,the toilet and the shower cabinet weren't seperated, there was no WIFI at all,some tea towels or kitchen rolls in the kithen would be great,
The live in staff Frederine & Martin were lovely & the only reason we didn't move to somewhere else.
The staff was friendly.
I got a little hot in the room and the room didn´t have any AC. Also they didn't change towels after our first night and when we asked for new towels they said they could dry our dirty towels but not give us new one which I think is a little unprofessional.

We stayed there 4 nights, but could not charge our phones as the electric was not working. Lady was in house was not really friendly when we all just arrived at night, Said that we were too loud. We understood , but there is a nice way that she can talk to us as it was our first day.
Equipment is sufficient... Wifi also...
But level of hygiene in bathrooms was poor, we recommend to bring slippers.
The staff were extremely helpful and friendly. The room was very clean and secure, and the location was handy for shops and buses, we were given helpful tips on how to get to places we wanted to visit. All in all we had an enjoyable stay and will certainly stay there again.

-Environment is peaceful, no noises. -Bus station is within walking distance
-There is no sign board displayed, so you are not sure when you get there. -There was no one to receive us when we arrive at the guest house. -Instructions on how to enter the guest house receive on to your phone. If your phone is not working/battery out, you are in big trouble. -Room is small for four people and we did not know the size of the room before. -Bath room was not working. - Since the manager of the property was not physical present, there were lot of communication gaps which led to unhealthy situations. -They don't issue accepted invoice/ bill on a letter head for your payment. just a small piece of blank paper with the amount paid. There is no legal validity in this paper.

Room was clean.
No lock on bathroom door on arrival (shared bathroom). Spoke to the manager(s), but next day it was the same. Third day - someone attached piece of electric cable in a loop around the handle which hooked over the radiator. Had to pay cash; was told via email there was a £5.00 extra charge for booking in after 7pm - we arrived at 12.30pm (due to roadworks), but were informed it was £5.00 PER HOUR after 7pm!! As it was late and we had nowhere else to go, we had to pay it. Shower base filthy. No working lights (we were located on the top floor), so we had to use our mobile phones to use bathroom/kitchen. It is NOTHING like the pictures.... A cheap place to stay, but the whole thing was disappointing - and strange! Never again!
