Pretty oldfashioned, shambolic and dishevelled re facilities, decor, maintenance - Alex Polizzi would have an absolute field day! Compared to what travellers expect and can get for similar cost or less these days, was very poor value for money, especially with breakfast not included. Sorry, owners, but surely it shouldn't have the 3 stars from the ETB it shows on a plaque outside?
the homemade soup
the shared bathroom/ shower room was in an unclean state on several occassions. a serious drunken disturbance by other guests stopping in the caravan outside my room, which was explained as a football supporter banging on a table ! funny ! when i looked outside, a drunken geordie was causing a fracas ! being charged £6 for a ( single bread bun sandwich, pack of smart price crisps and a breakaway chocolate bar) pack up. the owner didnt say she was charging that on the monday night ! evening meals were charged at £10 a night, certainly not value for money for what i got. owner not wanting me to pay by card.
Car parking, room facilities (tv, tea making, sink)
Staff were a bit rude and abrupt on the phone the day before trying to get me to arrive at a time that was suitable to them.
Jean is lovely and we had a wonderful stay. she made us sandwiches and a delightful buffet breakfast. nothing was too much trouble. the rooms were clean and comfortable.

Easy access, near to shops and bank, good parking off street, very comfortable bed.
The landlady was friendly. The garden was lovely.
The room was cold because the heating system didn't work very well. There were no chairs to sit on. The cups and spoons provided for tea/coffee were dirty and the milk was out of date. Breakfast was served hardly warm.
The hospitality and quality of food.
I liked everything about it, the owner went the extra mile on everything! on meeting him it was like meeting an old friend that I had not seen for years, he put me at ease immediately and supplied me with an excellent place to stay.

The room was very cold.. We turned the radiator up but it took some hours before we could relax and take our fleeces off, the dining room was even colder. The host apollogised by saying it was a very cold house and they are impossible to heat.

Tap water smelled funny Shower was cold Toilet was not clean Cups for tea / coffer were dirty Breakfast was poor and we paid £6 for a full English and this was for my 5yr old son also and he got 1 sausage, 1 bacon and some toast, the tomato sauce was out of date. If you do stay here DO NOT pay for breakfast and DO NOT drink the tap water as it tastes funny. I would not stay here again, for a guest house this was set in the early 80's and the owners are an old couple who do not look after the guest house anymore
Location and owner's attitude.
Booked twin room but was single room with additional bed, wardrobe was a hanging basket bracket, sugar for tea making facilities was free from ASDA coffee shop,room was shabby and unclean - cobwebs on the ceiling and carpet hadn't been hoovered. Beds were unstable and uncomfortable, bedding was an assortment of ill fitting sheets. Finally the breakfast was burnt!
The hostess endeavoured to make every guest feel welcome. She offered and provided her best food, 'going the extra mile'.

Breakfast had all the right ingredients, but didn't quite live up to expectation.
Staff friendly, and it is located close to centre of town.
The guest house is incredibly dated and shabby. The bedding was scruffy and mismatched. It could seriously benefit from a makeover! Also the boiler was broken and so we had an electric fan heater - the room was too hot with it on and too cold with it off.
The breakfast was an extra cost of £6 which proved to be very disappointing. No fruitjuice, no cereal and a poorly cooked breakfast.

We ended up in the "Chalet" which is trailer in the backyard. Wouldn'd be so bad except that we had no hot water (no shower). During the night the electricity was shut off (no light, no heat) It got very cold and we ended up sleeping in our street clothes. At the early light we packed up and left without breakfast for which we paid the night before. Definitely the worst experience ever

Lovely old property with nice garden and on site parking.
The fact that breakfast was not in the cost. At 46.00 it was pricey just for a room. The coffee & tea was cheap and sachets of asda sugar provided. Also paid 20.00 for salad & spaghetti Bolognese which although very tasty was too dear
