The place is easy to find and reasonably priced.
Was asked if i wanted anything to eat said i would sort meself out they insisted it was no trouble to make me a quick snack of soup and a sandwich an bit of a pack up for the next day and then charged me £14, dont mind paying extra but that was not worth anything like £14 cheeky
Bare wires in ceiling lights. Single beds set in an "L" shape. Mould . Art ex . Had no sleep due to snoreing of people in room above. We had a ground floor bedroom.
warm welcome. cosy room (we happen to like oldie worldie) lovely owners landlady offered to make us some food on arrival as we had been travelling for hours and had broken down en route. cannot fault this place at all. i look not for what the place looks like but the atmosphere and warmth of the place im staying and this place definately had that. we will be booking here again

Very easy access to York which is why we chose it.
Not much choice in affordable restaurants on a Saturday night. The town centre seemed a bit tired.
The owners were very nice and it suited us to stay for just one night.
It was very old fashioned, but still comfortable. The bathroom was very small with the window above the toilet making it a bit exposed especially for my husband. The breakfast was poor as we ordered full English but really didn't get that as there wasn't enough and the sausages were cheap and nasty.

It was the worst B&B we have ever stayed in. Unfriendly, shabby and the room was filthy. They had washing up lisquid in a lavendar hand soap bottle!. There were cobwebs and dead spiders on the walls, musty smell, dust everywhere. The food was appalling, and I am surprised that this place is even alowed to be on your website. I dshoul dhave read tripadvisor ebvore I wetn so it was my own fault as the reviews are as scathing as this. We did try to book somewhere else but there were no vacancies as the York Races etc were on .
There is nothing to like about this place
Too cold Black mould in bedroom and bathroom Towels stained, thin and rough Slept on top of one duvet in twin room and used second duvet to cover me. You would not want to lie on the mattress

Pretty oldfashioned, shambolic and dishevelled re facilities, decor, maintenance - Alex Polizzi would have an absolute field day! Compared to what travellers expect and can get for similar cost or less these days, was very poor value for money, especially with breakfast not included. Sorry, owners, but surely it shouldn't have the 3 stars from the ETB it shows on a plaque outside?
the homemade soup
the shared bathroom/ shower room was in an unclean state on several occassions. a serious drunken disturbance by other guests stopping in the caravan outside my room, which was explained as a football supporter banging on a table ! funny ! when i looked outside, a drunken geordie was causing a fracas ! being charged £6 for a ( single bread bun sandwich, pack of smart price crisps and a breakaway chocolate bar) pack up. the owner didnt say she was charging that on the monday night ! evening meals were charged at £10 a night, certainly not value for money for what i got. owner not wanting me to pay by card.
Car parking, room facilities (tv, tea making, sink)
Staff were a bit rude and abrupt on the phone the day before trying to get me to arrive at a time that was suitable to them.
Jean is lovely and we had a wonderful stay. she made us sandwiches and a delightful buffet breakfast. nothing was too much trouble. the rooms were clean and comfortable.

Easy access, near to shops and bank, good parking off street, very comfortable bed.
The landlady was friendly. The garden was lovely.
The room was cold because the heating system didn't work very well. There were no chairs to sit on. The cups and spoons provided for tea/coffee were dirty and the milk was out of date. Breakfast was served hardly warm.
The hospitality and quality of food.
I liked everything about it, the owner went the extra mile on everything! on meeting him it was like meeting an old friend that I had not seen for years, he put me at ease immediately and supplied me with an excellent place to stay.

The room was very cold.. We turned the radiator up but it took some hours before we could relax and take our fleeces off, the dining room was even colder. The host apollogised by saying it was a very cold house and they are impossible to heat.

Tap water smelled funny Shower was cold Toilet was not clean Cups for tea / coffer were dirty Breakfast was poor and we paid £6 for a full English and this was for my 5yr old son also and he got 1 sausage, 1 bacon and some toast, the tomato sauce was out of date. If you do stay here DO NOT pay for breakfast and DO NOT drink the tap water as it tastes funny. I would not stay here again, for a guest house this was set in the early 80's and the owners are an old couple who do not look after the guest house anymore
