Location with lake views.Accomodation is superb.Good choice of food which is excellent .Resturant and carvery, big choice of seating.Friendly staff which is important if you are on your own. Nothing.

Location good, nice views across the water . Spacious restaurant areas Cramped bedrooms Bathroom very cramped Heating was not on but staff were very helpful and bought up a fan heater

The junior suite was very well re-furbished and was a lovely sunny room The change in the meal options as they seem to be catering for the mass at cheap prices, when the restaurant used to be better quality food and service.

We have previously visited this hotel but had a boat moored overnight on the water out the front,so we knew the location was fantastic. The room was spotless,modern and well presented,very comfy bed,large tv and great bathroom. Staff are very friendly and extremely helpfull, we booked less the 24hours in advance on the bank holiday saturday and they where more then happy to have the travel cot in our room ready and even manged to get us an early check in. We ate all our meals on site and all where very good.We ordered lunch on a busy bank holiday and told there would be a 45min wait,we didn't mind as we where out on the lovely verandah watching the power boat racing.We had probably only waited 25mins max and our food turned up freshly cooked and piping hot.very pleased. only one grip was that our rooms window,which was round the back,as all the sea-view rooms where fully booked,opened onto a roof which had what we think where ventalion chimneys coming out of it.It was not too warm a night so we didn't have the window open a great deal but had we needed to the humm may have become a bit of a disturbance when trying to sleep.wouldn't put me off the hotel,i'd just book further in advance and get a different room.

The view from the bedroom window. The choice of food. The location. As it was sunny days while we stayed, the room got hot and we were unable to open the outside door and there were no opening windows in the bedroom.

Great location, Has an 'Oulton Broad' frontage with moorings and car park. Fantastic view down the length of the Broad and marina from the restaurants conservatory. The Wherry, located at Mutford lock, as is Waveney River tours. At literary just a few meters from the hotel, a pleasant guided boat trip along the Broad is bookable twice a day. The hotel looks to have been completely modernised inside. Bright and airy with energy efficient lighting that brightens corridors as you use them. Warm comfortable, spacious bedroom with a modern en-suite. Fresh magnolia walls with light oak doors, features and bedroom furniture. Tea coffee making facilities, free WiFi, a hair dryer and a good size TV. Excellent carvery, great choice of meats, Fresh and tasty vegetables. Alternatively a full waiter attended menu. Plenty of friendly uniformly dressed staff everywhere ready to help or assist you. The morning 'help yourself' breakfast, offered a good choice of cooked items, a variety of cereals, yogurts, fruit juices, teas and coffees with some fresh fruit. All in all a great place to stay for a Broads weekend. A limited choice of fresh fruit at breakfast. The carvery, open to non residents is very popular, you can therefor find yourself at the end of a long que waiting for your meal!

Any problems were dealt with as quickly as reasonable. The carvery is very popular & the menus & tables could be a little cleaner. Food service was good as was the quality. One of the two breakfasts we had were under staffed & the servery was not as well stocked as it should have been & the bacon was undercooked & scrambled egg was overcooked & dried out. The second days breakfast was a lot better.

The location was excellent for our needs and the view was brilliant over the Broads with a decent sized room and bathroom Unfortunately we did have one or two small hiccups but after speaking with the Manager this was resolved to our satisfaction.
