The shower was simple and one of the best we came across. The room was spacious and clean. Breakfast was good. The staff on arrival and at breakfast were very helpful.
Location was so so. Parking was limited. The mattress was very thin and the bed sagged which didn't make for a good night's sleep at all.

We were charged £145 for one night here and from the photos were expecting a far higher standard. We were very disappointed. This B&B is very average and totally overpriced for what you get. Our room overlooked a very busy road and the breakfast was a standard greasy spoon. No options for vegetarians and no imagination. The whole place feels very dated and we left feeling like we had been totally ripped off. I cannot see how these prices are justified.

parking tight ,different floor levels between bedrooms and bathrooms can catch you out until you get used to them .bathroom in first room very tight but the next room was enormous

This place was AWFUL!! I liked NOTHING
This was a TERRIBLE place. No charm, no WiFi, lumpy saggy bed, impossibly thin towels. No one was there to greet us, no one to help us with the WiFi. Shame on the absentee owner. The worst B&B experiences of my life.
The location is really handy for visiting Old Portsmouth and for catching the I.O.W. ferries
The hotel is quite cramped and rooms are small. But the cleanliness and brightness of the place well made up for that.

The location is a bit out of the way and not the best part of town - reasonably convenient to the train station, but not a lot in the neighborhood by way of pubs/cafes/restaurants.
It was clean and comfortable and the lady that lived on the premises was very helpful.
Quite a dangerous spot to get in and out of a cab as they could not get in and turn because of a huge van parked in drive, and drive way on blind corner sort of.

I felt it was too expensive - this time, for the night. With more time I will look around for somewhere less. After all I spent most of my time there asleep. Shower was too hot, which was the same problem last time we stayed, so still not fixed. Couldn't turn down temp. If was working correctly, then I couldn't see how.
Appreciating that February is hardly considered “high season”, our booking was for two rooms: Upon arrival we were shown to Room 1 on the ground floor and was advised the second room was upstairs. Notwithstanding and being aware that this is personal preference, we requested two rooms on the same floor (our Son was with us and was over-age to be included in a family room, although in hindsight this may have been more suitable) to be told that this was not possible. (We did at this point expect the hotel to be fully occupied) The second room, upstairs was smaller but acceptable. Sadly the ceiling and walls to the front were badly water-stained showing brown watermarks indicating, we believe, that they had been there for some time. This appearance did not enhance the chilly and shabby feel of the room. Two floor tiles to the door edge of the shower-room had not been grouted to the floor and consequently this presented a problem with entering and exiting the shower room. More worrying is the fact that this was reported on Reviews by John (13 November 2013) – he also expressed similar concerns re staffing etc. The Fire Evacuation “Procedure” left a lot to be desired. Our disappointment at the appearance and facilities of a “boutique” bed and breakfast was further heightened to discover at breakfast there was only one other room booked and we wondered why we had to spend the night in what appeared to be one of the poorer rooms of the establishment and also could not be accommodated in two rooms on the same floor. We feel that if an establishment is operating at low season then the facilities offered should apply as per (presumably) the standard (according to some booking.com reviews) during the high season. As a business we suppose this may not be feasible or economical but some disclaimer should be included to advise that bookings through the low season may not be afforded the same quality as the high season.
