It was great for getting into Brighton as we are both over 60 and with bus stop outside the hotel and buses every 10 mins. Its also quite and you can walk along the sea front in about 45mins it is also flat and away from the traffic. The hotel does a good breakfast and as full menu if you wont to eat at hotel, we enjoyed our stay and would stay there again.

Sea views, location near Brighton, Breakfast, walks on the sea wall The evening food was not good. The room and hotel was a little "tired" and in need of refurbishment. but the position near the sea was good. Noise from its own and nearby bar.untill 11pm. Drinks tray in room was low standard. Poor value for money.

The sea view, the balcony with table and chairs, the comfort of the room and the friendliness of the staff. Free wi-fi. A good choice of tea, coffee, chocolate drinks.. The parking facility was very important for us and the reason why we came to Rottingdean as opposed to choosing a hotel in Brighton. The breakfast was excellent and comparable to that of a four star hotel. The old fashioned television with four channels only.

Our room was faced to the sea, which was really beautiful. I liked their breakfast - they have many choices like bread, fruits together with cooked meal.

The position of the hotel overlooking the sea is excellent Apart from the location we couldn´t find anything positive about the hotel although some of the staff tried their best. The hotel expected us to pay on departure although we had paid at the time of booking. No customer feedback forms available.

Clean comfortable beds. Good breakfast. Near the sea and the Downs. The busy main road behind the hotel. The extensive road works adjoining the building. The tired decor.

I loved the view... The hotel seems in serious need of tlc....! When I arrived - my 1st impressions where: o my goodness what a dive... There is 6 years of dust on the chandelier in the entrance hall - right in eye view as you come down the stairs?!! Is it really that difficult to get a step and duster?

Stayed for 3 nights, comfortable king size bed, french doors onto own veranda overlooking the sea, excellent power shower, excellent choice for breakfasts and could not fault the full english with fresh fruit, yoghurts and pastries. Room was serviced each day and fresh towels. Ideal location and they have their own car park. The local bus service is just outside the hotel. If you go down onto the beach the promenade walk goes right to the Marina. Evening meals were not as good as the breakfast. I would stay here again. There are plenty of places to eat out.

The staff were very welcoming and helpfull. The choice and options at breakfast were excellent and very well cooked to order ; evening meals were very good value and, like breakfast, were served by pleasant staff. Very easy to book an extra nights stay and luggage etc was looked after and re-sited by staff on transfer of rooms. Sincere thanks to all. We have stayed in this hotel many times and would highly recommend. Some minor details could however be easily attended to namely making the entrace more asthetically pleasing and regular empting of outside bin and ashtrays.

It was realistically priced and in the correct location for us We were told that breakfast was served from 7.15 am but it was 8.00 am and when we went down for breakfast we could not get the full english breakfast that was included in the price, however the lady on duty was helpful and got us scambled eggs on toast and tried to make the best for us

staff friendly and their politeness could not be faulted even though we arrived at a very busy carvery time on a sunday. exellent evening meal cooked to perfection. we love the location and there is good parking.we had been here before in the autumn, the twin room we had this time was the same as our autumn stay.i mentioned then that the carpet was stained and the mattress on the bed i used was lumpy,on our return stay the carpet was clean but the bed still lumpy,i let my husband have that one! otherwise the room was good although clean the bathroom could be improved with little expense, bath panel was cracked, shower curtain rail was broken and the tiles behind the toilet need grouting as a bit stained.toilet brush holder changed. this is my only criticism, and i will be returning if they will let me after this!

Comfortable, clean hotel - in need of refurbishment. Excellent breakfasts. Did not sample main meals; but there are plenty of good restaurants in the area anyway. Bus stop outside hotel is very convenient. Staircase to bedrooms is rather steep.

Super location. Quite well appointed premises. Very friendly and helpful staff. Sea view from balcony of bedroom. No lift. Nobody seemed to clean the bathroom during our two day stay. Only one small shower gel container between two people and not even replaced when used. Luckily we had our own supply.

My daughter and I were having a girlie week-end away and also taking the opportunity to visit my family who live in Brighton. Our room was very nice, beds very comfortable and we had a lovely en-suite room. Food was good and we were made most welcome, so all in all we had a great time. Thank you very much to all the staff there. There were only little things we found a little annoying; like the bathroom window that we couldn't open at all, the key to the door was hard to get out of the lock and the time for breakfast quite a short window I felt as we were trying to have a relaxing weekend.
