The position; the free parking; the welcoming staff (who were without exception superb the whole weekend); the well-equipped bathroom with enormous bath and plentiful supplies of shampoo, shower gels etc.; the food; the variety of drinks on offer in the room plus biscuits; the decor downstairs
Very little: the bedroom and corridor decor didn't match that of downstairs but it really didn't bother me. Slightly disturbed by quantities of food at breakfast because I don't like wasting stuff but it's something that I'm sure others would love.Also sad not to be able to stay longer.
Very friendly staff, Food was good, Downstairs in Bar all seem to have been refurbished so very nice. Very convenient for Theatre, Very good ambience after the show when everyone came in for a drink.

The downstairs reception and bar areas are well appointed, as is the bathroom, with the best bath we've had in many hotels. Sea views are lovely, just up from Hastings pier, which is being rebuilt after the fire several years ago.Staff are friendly.
There are max 4 parking spaces on the road in front of the hotel, tho reception will give you a council voucher for free parking from 16:00-11:00 in the large underground carpark down the road. The lift is more of a glorified dumb-waiter, 2 people at a time at most. Floorboards in the room were very creaky, so must have been irritating for downstairs, but more importantly the window would not latch closed, so we had to improvise to keep the cold out. Room doors are not fitted, so noise and all-night corridor lights can disturb sleep.

Toilet seat kept falling off
The family room is very good. We have stayed at the back of the hotel such is very peaceful and at the front with sea view which can be a little noisier at the weekends.we all have enjoyed our stay there very much friendly staff

Great location, next to the theatre. Most pet friendly hotel I've ever stayed in. No pet "smells" Welcoming and helpful staff.
Stairs are very narrow. Room was on the small side of acceptable.

We had a beach view but road was noisy. Have stayed in a room overlooking carpark before and although not as pretty much quieter. Toilet moved! Coffee / making set up in a nice little alcove but went to put kettle on and no electric point!!! Had to take over to desk, unplug tv or lamp, boil kettle and carry hot water back which with 2 dogs in the room a bit dangerous!!!

For a very old building the owners are doing very well modernising all the rooms .We had a lovely eaview room with a modern bathroom .The food was good and the staff very helpful

noisy, not very clean and to many dogs everywhere
The bed was very comfortable and the bathroom was simple but nice.
During the night the room became very hot and you could smell the cooking from downstairs,Also the hotel dinning room was very dirty and the cooked breakfast was over cooked what a shame as we were looking forward to it.

Good position on the front, within walking distance to restaurants, pubs and nightlife.
Bed was far too soft and sagged in the middle. No breakfast included. Room was hot and stuffy, but no net curtains for privacy or way to keep window ajar at night.
Friendly, helpful staff; great location; large sea view room very comfortable, tastefully decorated and furnished; food menu quite extensive with options for all tastes. All in all the hotel worked very well for me.
Not too happy with allowing dogs in the eating areas. They were mostly guests dogs and all under control but I would have preferred them to have been kept out of the eating areas.

the walls must be made of paper, we could hear absolutely everything going on in the hallway in our room + the doors to other guests' rooms & the lift doors would slam very loudly, making it difficult to fall or stay asleep
Sitting on the terrace in the warm October sun, having breakfast.
There was nothing I didn't like.
The fact that we could take our dog to sit with us, even while eating on the terrace. The staff are lovely! An interesting spot to spend some time watching the world go by.
Unfair to say this as it is an old building, but it does need a spot of TLC. Access from the hotel car park a bit tricky as steps up and down.

Loud road and pier construction noise, windows open due to high temperature. Staff brought portable air cond unit and then okay with windows shut second night.
