Well appointed rooms.Lovely en-suite. Great breakfasts.
Everything was good
Location was fine for us but it is a 10 min walk to town so if you are not up to a brisk walk, this might not be for you
Beautiful room lots of care taken to ensure a pleasant stay. Spotlessly clean. Delicious breakfast freshly cooked.
Owners very friendly, our room was clean and nothing was a problem (attention paid to the needs to a traveller, spare charges for phones etc...) hotel is close to the beautiful town of Rye. Plus we were advised of good local restaurants and places to visit. Breakfast was lovely, great quality food, cooked to perfection. Parking on site.
The weather!! It rained.
Excellent accommodation in good location for town. Helpful friendly staff.
Close to main road so you may get traffic noise if your room is facing the road.
Upon our arrival we had the pleasure of being told that we had a free upgrade to their best room in the house and what a beautiful room it was too!
The conservatory, where breakfast was served, could have been a little warmer, although the weather was exceptionally cold during the weekend of our stay.
Fantastic location with great hosts and clean and comfortable room. Wonderful breakfast with plenty of choice with a freshly cooked Full English Breakfast.
This is the best Bed and Breakfast we have ever stayed at. The owners have thought of every possible way to make your stay as perfect as possible. We thought it was friendly, very comfortable and beautifully clean. Thank you for our lovely break.
Wonderful and welcoming in a lovely quaint b&b. Clean, comfortable and nothing was too much for the owners Liz and Adrian. We were upgraded to the Fairlight room which had a four poster bed. I asked Adrian whether he could arrange for some champagne as it was my partners birthday and it was in the room on out arrival. Breakfast was fabulous and was plenty to keep us going the whole day. We would most definately go back.

Price (but worth it)!
The friendliness of the staff was great and the breakfast was amazing. The hotel itself is retain the atmosphere of a old building beautifully modified to suit the hotel. It is cosy and warm with a light conservatory.
The location is next to the roadway. Although not very busy or noisy it is not part of the picturesque part of the town,
A fantastic property in a close location to Rye with free car parking. Lovely hosts and a very good English breakfast.
Beautiful room, luxury toiletries and full sized hair dryer and even straightener!!
Room was alittle warm.
The added extras make this place really special, wish we could have stayed another night.
We had the bodium room. Very spacious with everything you would need taken cared of. You even had a bottles of water on the drinks tray. Lovely breakfast with a good choice. Short walk to town centre.
Room wasn't that warm and tried to put the radiator on but I think it was on but didn't warm up. The water in the shower was cold as well. Tried of a night and in the morning. Managed to get it running a little warmer in the morning but then would go cold after a short while. The building was old and the floors in the room sloped so you were either running down to the bathroom or waking up to the bed..Very strange. We tried to open the window for some air but it would stay open so had to jam it open with my hair brush. That of course meant that we also had the noise from the road immediately in front of the house.kept me awake. Breakfast was only an hour at between 8.30 and 9.30. No lie in for us..
Location near to Rye town centre Excellent hosts, wonderful breakfast and beautiful house.
Road noise for me as light sleeper but not for OH!
lovely comfy rooms, friendly owners, fab location.
Delightful, up-market B&B. Friendly and helpful staff. Home comforts and an outstanding English breakfast. We will be back.
Having to leave!
Offer of a lift to the station .
Steps with a bad heart and the sloping ceiling.
Everything was spot on. The breakfast excellent, the hosts, Liz and Adrian were delightful and the room was spacious and spotless. Thanks for a fantastic stay.
Can't think of anything, to be honest.
Car parking at the guest house. Friendly Staff Close to town centre Excellent Room
All of it no issues at all
